Developments

In addition to over 450,000 apartments in the US, Greystar manages several developments across London, including build to rent schemes Sailmakers in Canary Wharf,  The Well House, Charter Place in Hounslow, and our Greenford Quay development in West London. Coppermaker Square  in Westfield, launching in October 2022, is one of the new developments managed by Greystar.

MyLo, also by Greystar, is a collection of rental apartments located within existing developments in zone 1 & 2 locations across London. MyLo offers apartments for rent in Aldgate, Nine Elms and Fulham Riverside. All Greystar managed buildings are offered with concierge service, exclusive onsite amenities and, with the exception of Bradstowe House in Harrow, are pet friendly.

They have also recently opened their doors to Oxbow, their first build to rent scheme in Manchester, Equipment Works, their first build to rent scheme in Walthamstow and Ten Degrees, the tallest building in Croydon.

In December 2021, Fizzy Living was acquired by Greystar, adding eight new developments across London to their portfolio – Fizzy Canning Town, Fizzy Epsom, Fizzy Poplar, Fizzy Stepney Green, Fizzy Lewisham, Fizzy Walthamstow, Fizzy Hayes and Fizzy East16. All Fizzy buildings come with free superfast broadband and an on-site Property Manager, known as BOB.

The management team are so professional and helpful. Within minutes of reporting an issue you are contacted and an arranged time is made to rectify any issues.
They are a really friendly and professional team. Highly recommend

This is the perfect area location wise, with a DLR station around the corner and shops a stones throw away. The harbour is lovely to walk around and the area is very safe.

I wish I knew about the building work going on, however the properties are sound proof and you can hardly hear anything

What is the best feature of your home:

I love the furniture in the property and the kitchen and appliances are great and brand new!

5 stars living with a 6th star especially for the building bobs and management

Having just finished our 1 year living here, I can honestly say that the bobs have gone above and beyond to ensure our every need is met. We couldn’t feel more welcome, and more at ease, having the bobs handling everything from the smallest malfunction to delivering our parcels, to organizing various lovely events to bring the residents together and reiterate the sense of community. With the social media groups and the newly launched app, communication is perfect, and every issue is tended to immediately and professionally. The apartment is quite spacious (2 bed 2 bath and a big balcony, with a lot of storage space) and we have had just the smoothest move from a huge apartment back home. Having just landed in the UK a year ago, Fizzy was the perfect companion for us making this an easy transition for both us and our pets, who seem to love it. The communal gardens and office space on the ground floor add to the value of living here, with several tenants working from there, and families enjoying their spare time chilling in the gardens or enjoying a barbecue at one of the events organized by the staff. The flat is well let with lots of sunlight coming in (we are south facing). Others have said that the finishing is cheap, but I disagree and believe that Fizzy has done a great job solving unfinished tasks by the contractors, and even 1 year later, they are still following up on the last small details to ensure that we have a perfect home, and it already has been much more than that. The furniture package is great value for money, quite modern and trendy. All in all the propery is brand new, and it shows inside and out. We are envied by our friends when they visit. The hot water and heating have broken down a couple of times during the year, but they were instantly rectified, and I wouldn’t imagine this speed of service anywhere other than at a 5 star hotel, which living here has felt like.

This is a Zone 3 property that is 2 minutes from the tube, and 12 minutes from Kings Cross. You really couldn’t ask for more. We intend to stay here for quite some time!

Two minutes away from the tube, with a COOP right next to us. A new Creative Coworking space just launched opposite the property, and this is a dog owner’s dream. 10 minutes to the Wetlands and a bit longer to the forest. 1 tube stop away from Walthamstow and its lovely village and farmers markets. 1 tube stop from Tottenham Hale’s large stores (B and Q, Curry’s, Argos, etc…) and IKEA is 10 minutes from there. What I dislike is that we are a bit limited in terms of food delivery, but that is changing gradually as more services start catering to our area.

Luckily we live on the side away from the property under construction, but we did not know there was construction happening right across. This is no longer a problem for any tenants though, as the construction work has ended more or less.

Amazing building manager Serina!

I live in this building about 3 years. I work in luxury retail for 10 years so I am very picky regarding customer service. For Fizzy I give 5 stars for acting very fast for any issues in apartment and solving very fast. And the most important about the people. An amazing building manager Serina! Always very helpful, supportive and with a beautiful smile. Very thoughtful about the building. It’s so nice to see how on Christmas she arranges a beautiful Christmas tree or on another occasion leaves in a lobby sweets or other delicious treats. In Fizzy it’s always feels like at home. And I don’t want to change it to anything else!

I like everything. Just missing a big and good quality supermarket close to house, such as M&S.

Great Bobs but frustrating company

The BOBs at Walthamstow are great and dedicated to the tenants at Fizzy Walthamstow. Unfortunately we have had a lot of issues with Fizzy changing the terms of our arrangements since we moved in in January 2018. Due to this our experience has been tarnished somewhat. The costs associated with living in a Fizzy building are significantly higher than other rented accommodations in the Waltham Forest area, something we felt we were misled on when signing up. Carparking: The biggest contention at present is the price for parking, as we are in a new build we are exempt from street parking in Wlatham Forest which costs £35 per year for our car. When signing up we were given a deal as we had a budget to work with, instead of paying £100 per month per car. George Amos suggested and confirmed in writing that she was able to do a deal so we pay £50 per month per car. This was a deal that was to the length of our 36 month contract. In January 2019 after the rent went up in line with RPI, we were told we were now expected to pay £100 per car from now on. After some back and fourth with the BOBs, the last word was car parking charges would increase in line with RPI. This isn’t correct, as the cost for us is doubling. This is a topic we are still questioning and will seek further advise if not resolved between us. I believe there needs to be more transparency when signing up to live at a Fizzy apartment especially when buying add ons such as carparking. A side note to this the car park is not well kept, we got a puncture as the needles put up to deter the birds were scatted on the floor. Along with rubbish and other items constantly littering the area. We also had the misfortune of being locked out of the car park, were had to pay for an on the day train ticket to Devon for a funeral we were going to. Fizzy did repay us for the tickets (via the help of Jason and Meena) but we got no compensation for all of the premium numbers we had to call trying to get the matter resolved. The issue was the emergency exit button failed to work along with the fob. My partner still has trouble using he car park, sometimes the fob doesn’t connect to the sensor. She works in Cambridge so if the car is locked, she would be unable to get to work. Kitchen surfaces: Kitchen surfaces are very easily marked. Tenants were told in December (this would be 11 months after we moved in) not to use certain cleaning products (products with bleach) or we would loose money from our damage deposit. We emailed back stating this can’t be the case, if tenants were not aware of this prior to moving in. We sent photos of the light white marks on the surfaces and were told this isn’t caused by cleaning products but caused by burning the surfaces which is not the case. This matter is still unresolved. Building Noise and intercom There is constant building noise of the Taylor Wimpy flats have made living in our apartment unbearable at times, we have had very little support from Waltham Forest or Fizzy as a company in getting this resolved. We all work full time and this impacts all aspects of our lives. Building works would be happening during the weekends from 8am. Weekdays as early at 7am. The intercom for our block is constantly broken, due to lack of street lighting and groups of men smoking and drinking in the evenings. I feel unsafe going down at night.

I like there is a shop and tube station near by. I don’t like the lack of doctors surgeries and dental practices. The shops seem to be over whelmed by the new arrival of tenants in the new builds.

I wish I had known about the car park situation, as mentioned previously there is an ongoing dialogue about what we were promised and the service we are receiving. I also wish I knew dealing with Fizzy as a company was more straight forward.

Modern, comfortable apartments in a friendly, vibrant corner of East London

The development is modern, comfortable, clean and quiet. Our apartment’s space has been excellently utilised. The bathroom is nice and big and there are two utility cupboards with space for the washing machine that was included with the flat. There’s a dishwasher for when we’re feeling lazy and the fridge/freezer is nice and big so that there’s plenty of storage space, more than enough for two people living in a one-bed flat. The communal garden area is really pleasant. The insulation in the block is fantastic, both sound-wise and heat-wise. You rarely hear anything at all from the other apartments in the block, or from outside if you close the windows. Easily the best place I’ve lived during my six years in London. And the house management are always on hand to help out, whether it was getting us a new mattress or answering questions about other things. They also let you have pets!

There’s nothing I dislike about Walthamstow. By Blackhorse Road we are right next to the River Lea, Tottenham Lock, Walthamstow Wetlands and a comfortable walk to Walthamstow Marshes and Tottenham Marshes. It’s rare to find so much natural beauty in London and yet have excellent access to the central areas. Walthamstow very much has its own identity as opposed to being swallowed up into the capital like so many other areas. It’s very family oriented, yet has plenty to do for young people. The pubs are excellent. Close by the Fizzy development is a Co-op and Lidl is a twenty-minute walk away, with plenty more in the town centre should they not suffice (the town centre is roughly a 25-minute walk). William Morris Gallery is also close by and has some beautiful gardens to enjoy and almost everyone I’ve met around here, both in the development and outside, are incredibly friendly.

Please share one thing (or more) which you wish you had known before you moved in:

This was more our fault than anything else, but we’d probably warn somebody who asked about the no smoking rule. Obviously people expect that inside, but I’ve never come across a place that doesn’t let you do so on a balcony or in a communal garden area. We also heard a strange rumour that before we moved in dogs were banned from the communal garden area because somebody was moaning about noise. I think that’s a shame and can’t imagine ever being annoyed by a dog. I suppose I worry slightly (and it is only slightly) that one person raising their voice unreasonably might affect other tenants in the block. This is a concern for us because we definitely want to get a dog at some point.

What is the best feature of your home:

The best feature is definitely the living space because it’s open and comfortable and very spacious while still managing to include all necessary amenities.
