I am now entering my 3rd year as a tenant here and I quite honestly wouldn’t want to be anywhere else, it’s home! The building is super modern and the flats are finished to a very high standard – friends are very jealous when they come visit! We have communal gardens, roof tops and working spaces – it has been a godsend during the lockdowns. Fizzy Hayes also host summer and winter party’s, with BBQ food, alcohol and nibbles all complimentary – a very nice way of meeting your neighbours. Bill tracking and energy consumption is very easy to track, appliances are so new they have eco options! There are cleaners here most days making sure the communal areas, lobby and corridors are clean! We also have the property managers or ‘BOBs’ who are on hand whenever you need them, if you have any problems within your flat you can log in on an app and it will be seen to straight away! The building is super safe and we have fob access so no unwanted visitors! They are even installing new Amazon lockers here so parcel delivery will be trackable straight to your locker. The rent is very reasonable and is worth every penny – Hayes is becoming such an unbelievably popular area with its ease of getting into the city and proximity from Heathrow, 10 years ago who’d of thought it would be like this?

The area is superb. With Hayes and Harlington station just a 5 minute walk away from the development you are connected with the rest of London at ease and with cross rail set to be completed next year it will be even more convenient for you to get into the city – Ealing Broadway is currently just 6 minutes away by TFL rail and Paddington less than 15 minutes! When cross rail is set to be complete it will open up the central section via Central London and you will be able to travel direct to Bond Street, Oxford Street, Canary Wharf and many more stops with just one train. All the major supermarkets are located within just a 10 minute walk and a handy Tesco Express next to the station just in case you run out of wine on a Saturday night and don’t want to talk to Asda! We have lots of handy shops, pharmacies and independent grocery stores in Hayes Town Centre (5 minutes walk). The area is very up and coming and there’s lots of new exciting things happening in Hayes!

I knew everything before I moved in – the BOBs are super good at the viewings.

What is the best feature of your home:

Apart from the great and modern appliances I would say my balcony is the best feature, it’s big and in the summer it becomes an extra room! It’s also good to dry the washing on because of the breeze 😄

Fizzy .. The Perfect Place to Live

Fizzy Hayes is one of the best places I have ever lived. Quality in construction and finishes. Wonderful facilities and good spaces. Perfect design. Best services. Lovely staff. The buildings are well insulated, as they do not allow cold air to get in during the winter.

Make wise choices!

We were particularly attracted by the design of the buildings and spacious living rooms with plenty of light. Rooftop gardens saved us during the pandemic, as we tried to avoid leaving the building without the need. On the other hand, we didn’t not understand the design solution with the bricks that literally closes half of the window, but that’s not a big deal.

Please tell us what you like and dislike about this area:

Me and my partner are enjoying our stay at Fizzy. We have been living near Fizzy for a while, and we can say for sure – Fizzy is the best option in Hayes. Our friend was living there and they recommended us to try Fizzy out. Honestly, never disappointed. It’s really close to the bus station and the tube. The groceries are not that far from the building too. As for the cons, outside and sometimes inside the building it can be quite noisy as it is near the railway.

Please share one thing (or more) which you wish you had known before you moved in:

We were pleased to know that you can keep animals, it gave us an opportunity to get a pet.

If there is one thing you would change about your flat or property what would it be:

Eliminating the noise from the railway would be a great idea.

Highly recommend!

The building is fairly new (2018) and in really good condition (this includes the flats). If there is a problem, you can always contact a BOB who will arrange a time to come and view any issues that you have and fix them. Residents also do a good job at keeping communal areas clean. The property management is exceptional. Ha Doan who is the property manager for our building has been amazing. Ha has always been available to answer any questions via phone or email and responds very quickly. Ha really made the process of renting very easy and smooth and we are so thankful for her! What is also great about Fizzy is the shared app all residents can download. On the app tenants can discuss a range of topics, ask questions and we also have access to discount codes for local restaurants/cafes/takeaways. Theres also an on site gym! Living here is great 🙂

This area has great and easy access to the rail station (taking you into central london) and bus stops as well as a variety of shops including restaurants and take aways! Everything is within a few minutes walk.

They have been great! Ha Doan is very prompt at responding to any problems we have had and even follows up on the issues once the tickets are closed to ensure everything has been resolved!

Amazing!!!

Fizzy has been amazing, we moved in a week ago and its been great. Getting the keys was unstressfull and the BOBS have answered any questions we asked. Once we got into the flat we were welcomed by a cute little welcome pack, with the essentials! Which was lovely! Now we have moved in and it feels like we live in a hotel! Everything is always clean. The mail room reminds us of big bang theory! We are both very happy with the flat and wouldn’t want to go anywhere else ever!

The area is still being built up but the location is minutes walk from high street but far enough away you don’t get interrupted by the surroundings. There is building work happening around but you forget about it when your in the flat!

Our middle room you can hear the trains go past however the other rooms are completely sound proof.

What is the best feature of your home:

There is so much storage and so much room! And the roof top terrace is a bonus for us all!

As we moved in, we were super happy to see that the Apartment rooms were spacious, well lit, well ventilated and kids were super happy to see spacious balconies. The communal area is always neat and clean too! Property Management team was extremely helpful as we moved in on 1st January 2021 (yes, amidst COVID-19 National lockdown plus Bank Holiday) and they were always available to answer our queries via phone and emails.

We (along with our kids), migrated to London in December 2020 (yes, amidst National Lockdown!). As you can imagine, finding the right place to live was our top priority. We did lot of online research and finally zeroed in on Fizzy Hayes. Since we made initial contact with Fizzy Hayes team, they made our Apartment “move-in” super easy. They even arranged for virtual viewing and answered all of our questions to our satisfaction

Please share one thing (or more) which you wish you had known before you moved in:

In hindsight we should have researched a bit more around Superstores near our property however that didn’t turn out to be an issue as there are loads of Superstores (ASDA, LIDL, Wilko, Iceland etc.) just about walking distance from Fizzy Hayes!

If there is one thing you would change about your flat or property what would it be:

Nothing major but a bit more greenery around the property would have been even better!

Its best avoided for the cost and hassle given

Overall its best avoided, not worth high cost, no sense of quality or professionalism.

Fizzy makes the claim of reinventing renting but its essentially a naïve and/or incompetent approach to it. The building itself is poorly and cheaply designed. The blinds constantly fall down, the design of the strange windows promotes insects, flooring isn’t level and is easily torn up, lift breaks at least twice a week, heating is inconsistent, unreliable water connection, balconies are designed in a way to promote mould etc.

This gets exaggerated with the ‘staff’ that are occasionally on site. Its a small time who are friendly but either they lack experience or lack support from higher up as they mainly just manage the social media outlets.

If you have a repair you’ll be asked to try and fix it yourself which can void the tenancy, If you have a query on how something works then you’ll be asked to ‘google it’, if you have a query on a contractual or legal basis then they’ll pass it around or give you some vague answer. I also received a sarcastic response from them when I raised a concern about noise they caused.

The issues aren’t just COVID related although they’ll obviously play that card first. We had issues the first day we moved in.

If you pay for parking (£100 a month for Hayes at time of writing) you’ll often see people tailing you in, its a ‘secure’ underground facility, so they can use it for free. Fizzy claim its monitored but this seems doubtful considering how many sneak in. Also there is a drug problem around the parking entrances as it is fairly secluded and despite many residents bringing this to Fizzys attention they dont seem too worried.

Another warning is the ‘furnished’ option. We were offered a fixed £100 a month for the entire tenancy that gets a basic set of IKEA furniture. So if you stay the full 3 years you’d be paying around 5 times what it would cost to purchase yourself. Safe to say we did not take this ‘offer’.

Local area is quite run down. Road network is chaotic at best with alot of people running red lights. Local shops are not ideal. The nearest is a large Asda which is incredibly messy and busy at all times.

Local takeaways are good though and plenty of choice

The lack of on site staff and general low quality of the flats.

Hi Oliver,

Thank you for taking the time to leave a review about your time at Fizzy Hayes. As far as we can see, all the repairs and issues you reported were dealt with in a timely manner, and there are no outstanding issues left unresolved. For all minor repairs, we can advise residents on how to fix things – for example, if a thermostat won’t switch on, we would forward a video tutorial on how to reset it. We have never once told a resident to “google it”; we are just trying to find a quicker and more efficient way of resolving the issue for all parties, especially during the pandemic we have tried to minimise any contractor visits to flats wherever possible.

We are aware of some anti-social behaviour around the area, and we work closely with the local police to try and combat this. We really are doing our best to monitor the situation: CCTV has been installed in all communal areas and entrances, and there is a security guard who patrols the areas. We do ask for resident involvement however – to not allow tailgaters in the car park and into the building.

You raised a noise complaint following the Resident Garden Party we hosted in the summer during lockdown – we had a DJ in the afternoon so all residents could enjoy the music from their balconies in their own flats, without the need to gather together thus putting everyone at risk. The party was extremely well received from all residents, bringing much needed joy and happiness at a time where people really needed it. We are sorry you felt this was an inconvenience, however Fizzy is all about the community and we believe this party was much needed to boost that community spirit.

Where as designs and facilities I would say it’s all well planned. Good construction design, it’s been nice and attractive. Cleaning and maintenance has been taken good care of. The building management team who are in the premises are approachable and helpful.

It’s been my second year and it’s been good to be here. No doubt every place is not perfect. There are certain things that fizzy management needs to work on. For eg: many unknown people trying to get into the premises, parcels do go missing and many druggists in and around the premises which could be dangerous at some point of time.

It’s a good area just a few mins walk to the station. With good transportation facilities as well lots of shops and restaurants at a walkable distance.

It can’t be ignored lot of construction going at the surrounding area which at times is annoying coz of the noise in the mornings specially if you had a late night.

As said earlier I didn’t know it’s a good hide out for druggists. It’s not they are around on a daily basis but they are around quite often which I hope I knew before moving in.

When you see it for the first time, you find cute and good, by the time you are living there, you realise how poor and cheap it all is. Flooring is is really bad quality, furniture and so is the flat in general.
The building has no secure at all, anyone can get in and in many situations people invaded the building to use drugs, to drink and parcels went missing. As it is pet friendly place, residents are often irresponsible and easily you can see dog poo around the gardens and playground.
Attention towards hot water and heating charge – Extremely overpriced and no proper control or bill.
Management is horrible and lazy, honestly the worst and flats are extremely overpriced.
It is everything about money, on the contrary of it sounds they don’t care about you at all, all that matters is money. “Reinventing Renting” is a lie, they are a business very badly managed.

Very dangerous neighbourhood and the Fizzy complex has no security at all. Drug dealers and users often around.

There is no good things about this place and I wish I knew beforehand that was so dangerous and unsafe.

Very bad management, many times they ignore you and do not sort issues. Even toilet floods were ignored by them. Often they manage it in a way that it is your fault and your issue to be resolved, while it is not.

The development is great. The design is modern and our apartment is bright and airy- the large windows let in a lot of light which is great. We needed an unfurnished apartment but the one we wanted came furnished- Fizzy were really helpful and unfurnished it for us. The neighbours are friendly too.

Some technical issues with the garage door, but building/property management do keep tenants in the loop when arranging for it to be fixed.

When we’ve had an issue with our apartment in the past, building/property management have tried to sort the issue out within 48hrs (non urgent issue).

Hayes is not the greatest place to live, but the development is close to the train station (5 min walk) and is a good area to live in if you want to commute into London.
Windsor is a short drive away and there’s also Stockley Park which is nice for a walk.

There’s a lot of development (new flats/cinema etc) going on in Hayes at the moment- I wish I had known more about it.

Every building has a theme which I think is really cool, the material house building theme is Vinyl. It gives you a fantastic homy, colourful feeling as you entered the building, there’s a small communal area, where our post box is located that always has a bowl of sweets, chocolates and candy. It is also always decorated according to the holiday i.e. easter, valentines, Halloween, so naturally as I come into my building, I feel like I am at home already.

Security – The building is built with 24-hour security and CCTV. Only resident have access to enter the building guest are usually always buzzed in with a two-factor authorization. The buzzer has a 360-camera built in, so you are able to see who you buzz in properly. I think the idea is genius because the first security check is for delivery men to have access.

Our apartment is a stylish and modern 2-bedroom apartment in the Fizzy Hayes development. It has very luxury look. The kitchen is sleek, modern and well-equipped with a dish washer and oven. I have never had an issue with the amenities. The living area is cosy with loads of natural light from the multiple windows. The kitchen and living area are in one space however this is perfect for us, as we have a toddler, we can watch him while we prepare dinner. The space has all the amenities a young couple need washing machine, dishwasher, bathtub. The bathroom is vey modern. we have two bathrooms one ensuite and suite . they both have a stand-up shower that has the perfect shower head and pressure.

It features a nice cosy balcony with a view that offers residents the chance to socialise and a closed off courtyard that leads though the gym, that assist residence stay active. I love the rooftop and the courtyard so much; it is always so clean and properly managed. My wife and I spend a lot of time having picnic and taking walks there, this gives us a feel of peace and calmness. The parking here is convenient and easy, so when we have loads of shopping bags, we dont walk too far

World class service – The building comes with fast WIFI connection, the property management are very friendly ,helpful and professional. They are very responsive, efficient and prompt, they respond to email fast and attend to complains immediately, you will not find a better staff.

My family and I have been a residence of Hayes fizzy about for about 2 years. At first, I was very sceptical about moving into a new building, but after viewing the property I was immediately sold on it and I think our decision to move here has been the best decision we have made. The moving process was very effortless. I have enjoyed every minute of us living here. It has been super convenient for us.

LOCATION – The Fizzy Hayes location is excellent it is a very accessible location; it is located in the centre of Hayes town. The building is an 8-minute walk from Hayes and Harlington station and bus station which connects to the city, which has been perfect for us as we wanted to break away from the hustle and bustle of London. The apartment is literally 5 mins work from town, where the shops, food market, restaurants, banks and post offices are located. This convivence has saved myself and my family a lot with transport fees. The surroundings areas are really pretty for a nice walk any time of the day.

COMMUNITY – Hayes fizzy is located in a safe and cultural location. It has a very diverse neighbourhood with different cultures and people, a lot of the people are very friendly, my friend once said to me why is everyone here always smiling. The sense of community in the building is very strong, one day I had a deadline and my charger stopped working, I mentioned this on the app and immediately someone told me they had an extra charger and gave it to me

The communal areas. The Hayes fizzy building has the most amazing communal areas I have ever seen in any building. They are always clean and well managed by the property development. Before I moved here, I didn’t not expect I would be meeting new people or chilling in the communal areas and social spaces. I celebrated my birthday at the rooftop garden, the view is absolutely gorgeous, The building organised a social distancing bbq party during the summer which was amazing especially with everything that happened this year, We were able see ourselves form out balcony dance and eat. This way a lot of us know know each other, even out kids know each other. I think that the joy of having a community and I am glad that fizzy hayes has all these social events for us

I can honestly say this is by far the best building I have ever lived in. I like that they are always willing to improve and make changes to certain parts of the building that improve the way of life of the residences and make it a pleasant place to live

If there is one thing you would change about your flat or property what would it be:

Central heating – The downside of central heating and vent is the inefficiency. circular heating pattern means your room is evenly heated at all times. it takes a while for us to be all warmed up, its works well but it isn’t as fast.
