Fizzy Hayes is just ideal all around.

The development is very comfortable and modern. Loads of facilities and areas to hang out. Whether you want to read a book or work out, you will always find an area where you can do your thing.
Same goes for pets and family time. You have space and enough ground for whatever you want to do.

This is a very comfortable location in terms of commute. You can be at Paddington station within 25 mins (door to Paddington). Local Co-op and tesco are very convenient, especially at those times when you realised you’re out of milk or eggs.

Wish I moved here sooner!

How has the building management responded to any problems or issues you have raised:

10/10! I’ve had a few issues come up while living here for the past 2 years and Fizzy Hayes team have been there for me every time.

The building looks fabulous from the rental point of view. The building materials look solid. However, the fully furnished house’s furniture is of low quality especially the TV stand and side cabinets.

The soundproof windows are top-notch. The overall cleaning and maintenance are good. Great society and friendly tenants make the stay peaceful for a family.

The area is all right I would say. TFL is at a 5 min walking distance, same is the high street. There is a CO-OP store below on the premise which is very convenient.

Please share one thing (or more) which you wish you had known before you moved in:

The railway track noise from the windows can be annoying. Good that the soundproofing works well. But summers and heat waves can be annoying when you can’t keep the windows closed.

How has the building management responded to any problems or issues you have raised:

The management is quite prompt in response. The people the office are very friendly and helping in nature.

We’ve lived at Fizzy for over 3 years and are happy here. Good connections to Heathrow and the Elizabeth line makes getting to London really easy. Onsite management are really friendly and helpful. Flats are reasonably priced for the area (although the area’s prices are way too high). Flats are nicely designed and look good, although the quality of materials isn’t fantastic. Very pet-friendly with nice areas for pets to play in. Small shared working space is a nice touch for remote workers. Security is decent but occasionally some people do get through that shouldn’t (although that’s down to the residents to be more vigilant). Place is well-kept but rules aren’t adhered to. A fair few dog owners don’t clean up after their dogs, let them urinate in the children’s play area, and don’t adhere to the “always on a leash” rule. There is also often rubbish in the common areas and the bin rooms are made a mess of.

Overall it’s a good place, but like anywhere it has its issues. Nevertheless, we’re content here and wouldn’t move unless we were moving out of London.

Positive: Good connections to Heathrow and Central London. Easy access to grocery stores and a short drive to get out of London. Nice local Co-op store almost on-site and a short walk to Hayes Town.
Negative: Bins fill up quickly. Not enough parking (especially as surrounding parking isn’t owned by Fizzy).

Please share one thing (or more) which you wish you had known before you moved in:

Quality of the flats is iffy. Need to be careful as a lot of the materials are easily-damaged.
Parcel thieves occasionally find their way into the lobbies, so make sure to pick up your parcels asap.
Don’t let your children play in the 1st floor play area as dogs spoil it almost daily.

How has the building management responded to any problems or issues you have raised:

When dealing with the on-site team, response and resolution of issues has always been great. Dealing with the wider business though hasn’t always resulted in issues being resolved.

Very nice and well-kept everything looks new, and it’s pet friendly.

Very nice courtyard unfortunately some people are just rude and will not clean up after them and that is a shame.
Plus, Fizzy hold little events with holidays etc. and those are always fun and a nice touch.

Very close to Padding Station and there are definitely more things opening up around us like shops. Very excited for the future stuff that will open up in the area. Unfortunately, there is some theft sometimes with the amazon packages. Luckily it is usually arranged quick with the police but it’s never fun.

Please share one thing (or more) which you wish you had known before you moved in:

That if you choose a furnished place, you can’t decide to remove the furniture later your contract has to end what is a 3-year lease.

How has the building management responded to any problems or issues you have raised:

Pretty quick when there is a major issue some smaller issues, they take a bit slower. Sometimes they just take a while if it’s not major for them and you usually do not get a time or place for when the engineer person comes.

Nice design… great amenities… clean.. pet friendly

The only negative I felt was that tenants should offer an option of king / queen beds with the furnished apartments in the master bedroom.

Very responsive building / property management team

Near to transport – Elizabeth Line – a 3-5 min walk and shops / restaurants which is a huge advantage

Good :
Nice atmosphere and neighbors.
Never knew it was so close to the transport links or shopping outlets for you day to day needs

Building management team is very helpful
Compliments to the manager Ha Doan
Park at 1/F lack maintenance… perhaps the irresponsible pet owners..
Also cleaning service of the common area needs to be more frequent. Corridor only vacuum only once a week (perhaps less)

Lots of trash around the neighborhood yet the location is very convenient

The property is fitted with quality materials. The maintenance is top-notch. Soundproof windows work well provided there is a busy rail line next to the property, you won’t get any noise if closed.

Each house has spacious balconies which really great.

Over all 5 stars *****

A safe and cozy place to stay with Family. Great place for my toddler to play around on the terrace and in the garden on the first floor.

The train noise could be annoying sometime, specially in summers when you can’t close keep the windows closed.

The design of the flat is perfect. it’s suitable for homeworking.
we have a roof garden, yard and terrace where you can enjoy the fresh air or play and gathering
I wish we had a concierge but our friendly managers do their best.
it might a bit noisy because of pets but there is good isolation – sound and energy.
Furniture quality is not adequate in my opinion but management does their best to help you.

The location is Fantastic. a few mins walk to Elizabeth line and you are in London Paddington.
lots of big supermarkets and different cuisines.
the only problem is don’t expect too much of a high street. there are many good brands and stores but it’s not like Ealing or Richmond.
there is not much green space choice if you don’t have a car.

I wish there were a BBQ facility where we could prepare some meals. and I was aware of the quality of the furniture.

They are not very flexible with furniture and the quality of furnished apparently is not adequate.

Nice and clean development. It could be nice adding a gym for the tenants, spa (jacuzzi, sauna and steam) and some games (e.g. ping pong?) or have discounts in the nearby gyms. Also more discounted massages could be something I would like to have access.

Hayes is well connected to the City. Local shops are available 24/7. There is no traffic noise. Easy access to the bins.

There is nothing I wish I had known, no good or bad things currently to highlight

Always responded the same day. No waiting time is something not so common in London.

It is a pretty good design. The white color gives you a positive feeling. There are 2 balconies and 4 windows present in most houses. There are three common areas for kids to play which are also pet friendly. They have got good furniture over there where you can sit or relax or party or chill out with friends. There is a handyman service available for any repairs that need to be done. The property office is located in one of the common areas which is open Mon-Fri 9 am to 5:30 pm for any queries or concerns. They also hold occasional parties which generally amount up to 10 per year including Christmas, Summer, Easter, etc. There is also a co-working space present with access to free Wi-Fi if you want some time off from your family. We also have a rooftop area which gives you good views to Heathrow and Wembley. It is the perfect property to be in Hayes.

All the amenities are available without going too far. We have Lidl and Asda at a 10 minute walking distance. There are good restaurants at 15 minute walking distance. The train to Paddington takes 22 minutes with train station at a 7 minute walking distance. The bus station is at a 5 minute walking distance. There are 10 bus routes available. It is the best connected town in all of West London. There is barely any traffic noise and bins are emptied out every Wednesday and Friday.

The handyman generally comes within 2 or 3 days. Once our bed broke down so we got a new one from a management in 4 days. The service is pretty good overall.

The property management team does their job really well. The best thing is the communal areas inside the property. Also, the co-working space is perfectly designed for people who want a separate space to work without disturbance. I liked everything about the property.

Great location. It’s just 8 min walk from Hayes & Harlington station. A lot of grocery stores and highstreet are just 8 min away.

I was a little worried about moving to hayes after I read some bad reviews about the locality. But I am happy I moved and really like the property & locality.

How has the building management responded to any problems or issues you have raised:

When I moved there was some issue with my balcony door and it was immediately taken care of by the property management team.
