Great location, disappointing service

Love the location. Right by Lewisham Station is an absolutely joy. By the service has been shocking, and I would say does not justify the above average rent for the area.

6 months since we have moved in and there’s been nothing by problems. The lefts break down regularly, heating systems have been poor and breaking, there have been leaks and cracks in the plaster on the walls. It’s been around a month now with constant failings of the hot water.

Whilst comms with the “Bobs” have been good. It’s obvious they are not receiving sufficient support from the senior management in Fizzy. Communications between them, Savilles, and the freeholder has been poor. Temporary fixes are introduced only for the problems tonstatt again a few days later.

There has been talk of compensation for the endless problems, but so far we can’t even get a straight answer on what work needs to be done and a timetable for it.

Really disappointed. They sell these properties on the back of great service, justifying well above average rents on that. So far I’ve see. Little evidence of that.

Maybe in 6 months time they will have fixed the building issues and things will be better, but right now I would not recommend moving into Brick Kiln 2.

We are aware of the defects you are experiencing in the building, Unfortunately these faults are currently being suffered across the whole Lewisham Gateway Development and not just in the Fizzy building. We are working very hard to ensure that everything is rectified as soon as possible and we are doing all that we can to accelerate a permanent solution.

Faulty Towers Brick Kiln Two.

A Multitude of ongoing issues within the apartment, building and furniture packages.

Having to constantly chase for these issues to be resolved. (It feels like an extra job at times) Some issues have been resolved but for most tenants:

Consistently experiencing hot water outages on average once a week. Full days sometimes two days without hot water.

Weeks without 2 fully working lifts. On occasion both lifts out at once.

No real transparency when communicating to tenants about these issues, no definitive plan to get these issues resolved, no time frame as to when permanent fixes will be put in place.

A lot of apologies followed by excuses, caveats and passing the blame onto developers. Rather than just finding a solution and implementing it quickly.

Plenty of inaction seen when just a few tenants are complaining privately. It took a larger number of tenants to transparently complain about all these issues, before these issues were admitted to as being an issue and started to be taken seriously.

Even then we are still waiting… With no clear idea of when these issues will be resolved and how.

We were so excited about moving into this development. We have invested heavily into moving here from where we previously lived, unfortunately after being here over 5 months we have not been able to really enjoy living here.

The amount of complaining we have had to do and the way we have had to go about doing it, has completely disengaged us from the experience we should have had moving in here.

Some of the issues we face here are even having an impact on our working lives.

– Going to work after having to cold shower in the morning or not showering at all because it’s unbearably cold.

– Missing trains into the city because you didn’t factor an extra 6 minutes into your routine to get out of the building. Because you never know if the lifts will be working or if it will just be one lift that still passes your floor twice before letting you in it.

I Could go on but I will leave that to other tenants when they follow suit.

The area is wonderful. Great transportation links and a really up and coming area.

The struggle we would face to be heard on our concerns. It wasn’t until a collective of transparent complaints came in, that ours started to be dealt with more seriously.

I wish I’d have know that the marketing was largely based on the original building. Zanussi appliences are only in the first Tower. The appliences in Brick Kiln Two are not zanussi or to the standard of Zanussi. They are CDA.

The negative impact that living here would have on overall stress levels and happiness.

Love living here!

We have been living at Fizzy for about 3 weeks now and are really enjoying it. It is directly across the street from the train and in the middle of a bus hub. Location to public transit is of great value to us and Fizzy Lewisham majorly ticked that box for us.
This location also offers a lovely roof garden which is a great option as we chose the floorplan without a balcony. We can still go up to the roof and enjoy some air along with our dog.
To us the most important aspect of an apartment complex was it’s pet friendliness policy and Fizzy is very pet friendly which the majority of places in London are not. We love our dog and we are glad Fizzy welcomes her.

The roof garden, as we did an online viewing we didn’t know/get to see the garden.

Amazing place to live

I absolutely love living in the building. Haven’t had any downsides yet as everytime we needed repairs and so on, things were sorted in the blink of an eye. The location is as good as it gets, the design of the building and everything is just fantastic.
I would get on board with some air conditionings being installed in the flats for the summer as they can get very warm, but apart from that…incredible place to live.

Only about the induction cooker, really.

Best place to live

Stations are just by the corner, which makes commuting very easy! Also all the stuff is the nicest I have ever had the chance to meet. Communication is smooth and they have always been very communicative when we needed to arrange any fixing in the flat or had any queries. And being pet friendly is also a big point
