Good modern development, spacious kitchens, pet friendly and well-managed overall. The Bobs organise some activities to try and connect the residents, which gives you a good sense of community.
We’re a young couple living here for about 2 and a half years, and will probably only move out when it’s time to buy our own property.

Great place to live in the hear of Lewisham. Literally 1 minute from DLR and railway stations!

There is another development being built, which causes a bit of noise

Issues are answered very promptly. You can easily report repairs through the Fizzy app or via email
Don’t waste your money for this place. A newly built property in Canary Wharf at the same price is way better, cleaner, more quiet, and better security
Was great and affordable. Then new landlord took over and increased the rent by £600+ in less than a year. I’ve moved to a 2 beds in Canary Wharf for a price of a 1 bed flat at Fizzy, one of the best decisions I’ve made in 2022.
Canary Wharf has amazing security, been here for almost a year and never had my parcel stolen once. My parcels were constantly stolen on a weekly basis whilst I lived at Fizzy Lewisham. You can’t build a nice place on top of rubbish area and call it a nice & safe development.

Poor security, parcels are constantly stolen by people tailgating into the building, too expensive. Rubbish greedy landlord.

I wish they would be more transparent about their severe parcel theft problem as well as dodgy people trying to get into the building. Honestly, I couldn’t even walk home in peace without being anxious that one of these people would eventually attack me. One of the reasons I’ve moved was the constant smell of cannabis. I’ve reported this multiple times but nothing was done about it.
How has the building management responded to any problems or issues you have raised:
It was ok, they were a group of happy people with amazing dogs. Too bad the new landlords drove them away and they were replaced with rude staff.
A place that you can call it HOME
It’s a wonderful building, with a lovely people. We have security, concierge and everyone it’s nice and ready to help if you need it. It’s a very clean building and if you have a problem in your home ….things are sorted very fast. From my point of view, it’s worth every penny.

We are living in this building for so many years and we don’t plan to move. Transport it’s just at the corner: train, DLR, bus. It’s 5 minutes from Lewisham Shopping Center and soon another Shopping Center will be opening soon.

If I knew how nice it is to live here I would have moved here in the first year of opening. We moved here on the second year.

All the problems are sorted very fast. They try to make you feel happy in your home.
YOU PAY A LOT AND YOU GET NOTHING!!! CARELESS MANAGEMENT ABOUT TENANTS AND ESTATE!
Building management clearly doesn’t care about complains. Parcels are getting stolen, the lift is not working properly, when you are calling it upstairs it goes downstairs first, the other lift is taking good 30 seconds before the door open. Needs reprogramming but no one pays attention to it. The is a fridge in the lobby but it is empty. Lift smells of dirty wet towels, the cleaners are not changing a water in the bucket. The bin store is in awful state 9 out of 10 times. The 15th floor terrace is in horrible state as well, the grass in a patio smells of dog’s urine, no plants, broken fence.. also not taken into consideration. Every day someone leaves dog’s poo without clearing it, if there is a security patrol – things like this would have been reported. Also management provided us with the security number that is out of order – no one checked it. Constant issue with the hot water. You can stay without it for days and get an apology for this. However the rent being charged is so luxury , but value for this is 0. Property management forgets we are still in Lewisham and do not provide the service they are charging for. The concierge is never at the desk, always hiding in the office. My parcel was not delivered once and concierge has reassured that he tippled checked everything and there is no parcel for me. Once he left I went straight away after him to check in the storage and the first parcel I found was mine. Also he gave me by mistake someone else’s parcel. The building is dirty, the management is careless and you pay for the heating directly to them when there is no hot water. When I moved in the check in report was so poor that I had to correct it. The apartment was not cleaned properly, had to get my own cleaners to clean dog’s hair and fluff and dust in vent. It took 6 months to fix the tap in the bathroom, since we moved in we complained there was no hot water in the bathroom tap

The private park is not private, people are passing by and leaving cigarette butts, rubbish, alcohol bottles and its not cleaned, especially during the weekend its unpleasant space to look at. Builders are drinking after work on the benches, random teenagers are getting high, also RM1 tenants in two apartments are walking around naked with the windows open.. every night and not being shy.. also I have witnessed people having intercourse at around 10.15 pm on Tuesday night.. no security patrol.. otherwise the park would be different. Bins in the park are always full with the rubbish around it.

issues with hot water, false advertisement of terrace and lobby, concierge is not present during working hours, no security patrols, lift is not working properly, poor cleaning standards

some issuer were resolved in few months, some never acknowledged with the response.

Great location, great flats, good neighbours. Terrible attention to security, afraid to come accross shady people downstairs is increasing. While getting better, Lewisham is a dodgy place, invest in a real security agency, not freeloaders. Please make sure this is covered

Not as advertised, too many problems, new management is not great
New property management (Greystar) is awful, don’t care about tenant experience, trying to make the most money out of us without investing into the building and delivering on what was promised.
The whole building has been having water issues for almost a year – no hot water or no water at all sometimes. Approx every 1 day out of 10. Management really needs to refund gas/water fees for at least some of the time.
My bathtub shower leaks a LOT every time it’s used and our air unit/bathroom extractor fan doesn’t work at all – we reported it first week of us moving in, it still haven’t been fixed in 10 months.
Cleaning team has been changed and the building now looks run down – dirty floors/elevators all the time.
The new property team that’s On Site are very nice people that are trying to do their best with limited resources they have.

Pros: TFL, train station, Tesco’s nearby
Cons: dozens of teenagers tailgate and drink in the lobby, homeless people trespass to the upper floors/roof, bins are not maintained, stink and constantly overflowing (we saw rats in the bin store), area around the building is covered in litter and dog poo, post and deliveries get constantly stolen, no parking

Not as vibrant as advertised. No proper maintenance, no actual co-working space (it just a table in the lobby), no apartment “spring clean”, no social events. Bike store is unsafe – a bunch of them got stolen.

Only promises, “we’re working on it”, “we’re waiting for the parts”, etc etc. Things just don’t get fixed. Front door has been broken for almost 9 months.
**The property team that’s On Site are great people. Nothing negative to say about them, they are doing their best – the problem is clearly higher up.**



Awfully happy after a dreadful experience!
In my previous flat, I had an awful experience with a heartless landlord, who lived abroad, and an incapable agent. I am from Switzerland (originally Japanese), and accepting no rights to the renters was difficult. From the beginning, the not working washing machine, the carpet had nests of moths, and the bathroom watering system was incorrect (the hot water tub was closed for the bathtub. As a foreigner, I rush to pay six months’ rent in advance. I did not have time to check everything. Yes, it was my mistake.
I constantly asked the agent to solve these problems, but until the end, things were unsolved except the washing machine. Then, finally, the landlord gave me one just before my leave.
The management of the building itself was good, but I had terrible luck with the agent and the landlord.
Somehow I could get rid of that flat and moved to this flat now.
If I compare the situation with my former property, I cannot tell you how happy I am now.
Agent/ building is taking care of everything ideally.
Now my life is very comfortable and convenient!

Good aspects: The flat is next to the train station with easy access to public transport. The vast shopping area has various open markets and a large shopping centre.
Bad aspects: Many buildings in my circumstance are under construction, and pedestrians must be careful when walking along the street. Because of the open markets, rubbishes are occupying the streets.

As the flat has big windows, I did not think about the sunlight during the day. `my apartment is not sunny.

After new people are here in the office, everything is solved very fast. (like hot water supply)
New management – everything has gone downhill
Property management has changed and it really has gone downhill this year. Any old reviews here are not representative at all. Cleaning team has changed – floors are dirty, it stinks, the bin store has been causing issues too. Impossible to get an email response from the property management (also new building reps) to get the things fixed in the flat. Buildings have had continuous issues with hot water for the whole year, we go days without hot water or any water at all. They’re just trying to cut corners and save money as much as they can, and tenant experience is not their priority anymore. “On-site rep” is also not correct, they just sit in an office with a closed door and never at concierge table. Parcels go missing and undelivered all the time. Also the front door has been broken and not replaced for half a year now.

Location is great – train station, DLR, bus stops, big Tesco, shopping centre are all nearby.
The construction of the development is still ongoing, but we got used to the noise, they’re not very disruptive at all, we are looking forward to it opening, but a bit concerned about an influx of new people moving in and trains getting too busy.
Nothing else to do in Lewisham, but you can walk to Blackheath or Greenwich park in 15min, which is what we do.

Some emails got a response and some didn’t. Ultimately under a new team we have not seen anything get resolved in a reasonable way
Smart and Stylish
The design of the building is clean and smart, guests always comment when visiting us for the first time that it’ll like being in a fancy hotel! Excellent facilities, particularly the spacious balconies, the shared roof terrace with a view of the city, and well designed flats with plenty of open space! The building management usually is great, however recently we have had alot of issues with intruders which I don’t always think are taken seriously or dealt with. New security contractors are not great.

Amazing transport links, lots of shops etc. Slightly lacking in resturaunts and bars, but some being developed, and can’t complain as London Bridge is 8 minutes away!

I wish I had known they were pet friendly sooner! A rarity in London!
How has the building management responded to any problems or issues you have raised:
Usually respond straight away and if something in the flat needs fixing they will send someone ASAP. Once had a whole building water issue that took days to fix, not ideal.

They offer you a foldable bike when you move – that sounds like a great idea, unfortunately the quality is not really good so it’s ends up just cluttering the cupboard

Issues can be raised via the app or email and are promptly addresses
Easy, nice and conscientious living
The building is nice and secure. The flats are quiet and convenient. It’s nice. The whole moving in process was also very smooth and convenient and made the whole process easy. I would recommend fizzy to others as it’s one of the best landlords I have had.

Fizzy Living Lewisham is located right opposite the station making it easy to get a train to central London. There are lots of local restaurants which deliver as well. The only downside is the noise during the day from traffic/construction.

I’d suggest getting a flat with a view of central London rather than the Lewisham side.

There was a water outage recently. The building management organised for it to be fixed.
