Average experience with too many problems and an overly inflated price

Very well linked area, the building is close to the station and to the high street, with many stores around including supermarkets, delis, butchers, and a small shopping centre. Lewisham isn’t the safest area at times, and while convenient, the neighbourhood can feel busy and noisy. Overall, the location is practical for transport and shopping, but the surrounding environment may not suit everyone.

How has the building management responded to any problems or issues you have raised:

When it comes to maintenance in the flat they have an efficient system in place that allows you to book for maintenance and they will arrange for someone to come and have a look even on the following working day. I have personally requested some minor work to be done in the flat and it was promptly arranged. As previously mentioned, for major issues, management can be quite slow to act. In the case of the hot water disruptions, for example, the emails I received suggest that several layers of internal approvals and coordination with multiple stakeholders were required before action could be taken, including consent from the Board of Directors. While I understand that some bureaucracy is unavoidable for large-scale works, it still meant that tenants were left without hot water for extended periods. Furthermore, during my tenancy, the development stopped charging the fixed £80 monthly fee for heating and hot water on 1 May 2025. According to their process, they should have carried out a reconciliation of our individual meter usage, but I never received any such reconciliation. The last communication I received from management regarding this was on 1 September 2025, in which they stated that some reconciliations had not been issued due to system errors and that they were working with their team to resolve the issue. I moved out on 29 October 2025, and despite the passage of several months, no reconciliation or update was ever provided, leaving me uncertain about any outstanding charges or adjustments.

Good: Pretty good variety of shops around, and good location in terms of distance from the station. Bad: Many things including the quality of the flat, security, noise, and everything else I have pointed out above.

Good location that allows easy access to commute, parks, malls etc. Noise and dust from trains might be a negative aspect to keep in mind.

How has the building management responded to any problems or issues you have raised:

Always very responsive and kind, helping to resolve any issues or questions!

Please share one thing (or more) which you wish you had known before you moved in:

The noise and dust from the trains might be worth keeping in mind. During summer, it might be difficult to balance between having the doors open (to keep the apartment cool) and the noise/dust from the trains.

I am very happy to say that I CANNOT see any bad aspects of living here. We are surrounded by everything we need: train stations, dlr, buses all over and many shops.

How has the building management responded to any problems or issues you have raised:

They answered promptly, and make sure that everything it’s sorted.

I wish I knew that I can have someone that can sort out my house problems in no time .

This is the perfect location. A lot of shops nearby. Two major transport links really close by, so it is very easy to get to central.

How has the building management responded to any problems or issues you have raised:

The responses i have gottwn whenever sometimes wrong which is hardly ever to be honest the response has been speedy and reasonable considering they manager two buildings. No complaints

There is nothing i wished i knew before moving in because viewing the flat had been really informative and i felt relaxed and free to ask questions that popped into mind

There a large amount of good points and only a few bad ones of the local area. To start there are numerous medium to large supermarkets within a 5 mins walk which is very useful. A few good restaurants within a variety of different cuisines. The location is fantastic for traveling into central next to the railway station, dlr and buses. Slight bad aspects include noisy traffic and pedestrians from time to time and limited parking . Especially when moving in and out of the apartments.

How has the building management responded to any problems or issues you have raised:

Extremely efficient in replying to any queries or questions. Whether by email or phone. Tyrra and Jonathan have been so friendly and feel looked after.

Please share one thing (or more) which you wish you had known before you moved in:

Very sound proof, didn’t hear neighbours at all! Few parking spaces for moving in and out.
