Everything you want in one building

Where do I begin. One thing I love is the cinema room. To be able to watch my favorite movies with myself or my friends of the best private theater I have ever seen is amazing. The gym is also a good addition,.instead of paying for a gym membership, I can always come here. I also love the design and aesthetics of the building, it feels very modern.

I love that we have everything, a Co-op, a nice canal to walk on. As well as how many people like to socialize around the area

The Apartment
The apartment reviewed is a one bedroom which my fiancée and I found to be a good size. It came with brand new appliances, including a washing machine and dish washer as this apartment had not be lived in yet. The appliances themselves are good quality and easy to use. The furnishing: Sofa, Coffee table, Bed, Dining table, were comfy and a nice design. The design of the interior is well done, neutral and simplistic but without an ‘empty’ feeling. The noise levels are good when the windows are shut, and it is mostly quiet even with the windows open. The only negative, which is more something to be mindful of instead of an actual complaint is the bad cell reception indoors. There were some minor issues that required maintenance to resolve but these were very minor.
Pros:
• Size.
• Appliances.
• Furnishing.
• Design.
• Low Noise levels.
Cons
• Bad mobile phone reception indoors.

The Building
The building is well designed from the lobby, to the hallways and is very pleasing to live in. Onsite maintenance and friendly staff. The facilities to be made use of are fantastic. These include the following:
• Secure parking (additional cost).
• Password protected parcel room.
• 24-hour reception and security.
• Dog/ pet washing room.
• Fitness centre/ gym.
• Office/ work space.
Communal areas that can be used any time and can also be booked for private functions.
• Call rooms, for work.
• Conference room.
• Outside BBQ and seating area.
• Private cinema.
• Playroom.
• Dining room.
• A lounge.
• A games room
• The roof terrace.
The only drawback I find is that there is no resident portal or booking system other than emailing reception to book a room. This includes seeing in advance what rooms are booked for private functions. I believe this would benefit both staff and residents as this can be automated and have clear information for residents, there is also functionality in this system to log maintenance tickets. If there are any issues that require maintenance reception must be contacted.
Pros:
• Great facilities.
• Excellent communal areas.
• Onsite staff: 24-hour reception, security, and front desk staff. All of which are friendly and welcoming.
• Well designed, both functionality and aesthetically.
• Friendly residents.
Cons
• Lack of resident booking system for function rooms.

The Area
The area itself both in walking distance and driving distance is good with various stores within walking distance. From groceries, to coffee shops and pharmacies. There is a good variety in shops in the area. Within reasonable driving distance there is a good variety of pretty much everything. Groceries, restaurants, clothes stores, furniture stores. There is also a good park nearby which can be reached by walking along the canal which makes for a nice peaceful walk. There are also various areas nearby which makes for a nice few hours or day out.
Public transport in the area is great with bus stops and train lines in a short walking distance.
Pros:
• Variety in shops within walking distance.
• Great public transport in walking distance.
• Excellent variety of shops and facilities within reasonable driving distance.
• Easy to get to from a main road.
• Parks and lots to do in the area.
Cons
• Though temporary, the only drawback is a lot of construction in the area for the other buildings. I should imagine this place once finished in a few years will be great.

The apartments look pristine, a very coherent style with many useful amenities such as the gym, cinema room, rooftop terrace, and the off-street parking garage with EV charge points. Granted it’s on the expensive side but it really is great value and renting is much easier. Staff are very friendly and inviting, they really try their best to make tenants feel at home in a community rather than just renting.

Greenford is a lovely place within Ealing with plenty to do and great transport links! Unfortunately, the Quays sit across a busy highway making it difficult to travel to Greenford’s heart due to congestion. The area is quiet and near a large green area, a lovely experience to walk through it!

Please share one thing (or more) which you wish you had known before you moved in:

There’s many small expenses that I didn’t expect, for example charging costs extra over the parking fees and the policies for using the communal rooms are very strict

What is the best feature of your home:

The amenities. Having a gym on site allows for consistent healthy routines as well as motivation on rainy days! The parking, were it cheaper, would be my favorite amenity due to its frequency of use and safety!

We are previously from central London from a flat share ! A baby was on the way so we decided to find something just for us !
we were looking for more space and something new and not expensive ! Greenford quay was perfect for us ! the central line straight to our work place and not too far! just 30 min to Oxford Circus! The amenities are amazing we already book every space! The dining room for Our baby shower, The barbecue podium for a birthday lunch and the cinema! We love living here, we love our flat, our bedroom is big enough to have our baby with us ! Soon a nursery will be open and a CO op shop just under the building ! it’s just amazing and very practical ! Greystar team works in the building so the communication is very easy and fast. We really recommend Greenford quAy because if you are looking for a design stylish place to live and where you can feel relax it’s here !

Maybe just not a lot of food shop around ! But soon a CO op will be open just under the building ! And west way Is about 15 min walk by the canal !

The heat maybe on the side where we are living, it’s cause many health problems to our baby, maybe if we knew before we probably choose another side of the building.

What is the best feature of your home:

All the space we can book ! We can invitefriends and family and just use this space to receive them ! We already booked every space! The dining room for our baby shower ! The barbecue podium for a birthday ! It’s very convenient and super practical !

The design of the building looks great from the outside however doesn’t function properly. Have lived here for 8 months now and it’s still not open properly, the staff use the excuse of covid for amenity spaces not being open but my husband and I moved in early December and was told everything would be open in 3 weeks so before the new year. Everything has some sort of malfunction (cinema room remote doesn’t work properly) Advertised as a spin studio in the gym no one knows how to work it or the speakers including staff. No water dispenser in the gym either. Really long list of things that aren’t functioning in the building and very little to no effort to repair them. We were told that our bills will be sorted soon after we moved in and they would be around £50 per month but they are much more. Council tax took 6 months to come after approaching the office several times. When confronting the office a particular staff member was very defensive and argumentative in her manner, kept telling me about how things are harder in the U.S? and taking my impatience as a personal attack?? STILL not received an electric bill.
Was also told when shown around that amenity spaces would be free for private hire. As soon as the contract was signed and they did our induction the lady that did the induction told us we’ll be charged an extortionate hourly rate for private hire. Took no responsibility when confronted about this.
Our flats are extremely dusty, I hoover our apartment at least twice a day, the dust build up is ridiculous, suspect the filters aren’t working properly, have asked for a member of maintenance team to come and check it several weeks ago and haven’t heard anything back.
Was also told the flat had air conditioning and there is no such thing, now that it is the summer the apartment feels like a sauna.
On the positive side, the security team are great, very polite and do their job efficiently. Always helpful and do a great job patrolling, especially if I’m out of the front of the building late at night alone, a security member usually follows me and stands close by ensuring that it’s a safe space. The security maintain a great balance of friendly and professional.

Transport links are good, Central and Piccadilly line available nearby. Bus links could be better. Area is generally run down, nothing fun available to do within the area, however a choice of a few supermarkets nearby.

The actual prices of bills and how hot the apartments are in the summer.

If there is one thing you would change about your flat or property what would it be:

I wouldn’t change anything to do with what they told me before I signed the contract, I just with they would honor the promises that were made.

The apartments and communal areas are well thought through. The gardens, gym, and meeting rooms / lounges are well-equipped and very usable, which is not something that can be said for communal areas in most apartments. The development itself is maintained well and I have always found the staff and security responsive. Any queries / issues with respect to facilities, wi-fi etc have been resolved quickly and followed up on. Extremely pet friendly, and you can see how important this factor is in London when you look at the proportion of occupied flats with pets. Rent is steep, no two ways about it – but I have been here for 9 months and never had to think twice about parcels, utilities problems, wifi issues, waste disposal, infrastructure or maintenance issues – and there is value in being carefree about these things so all in all would recommend.

The location is convenient if you’re looking for something within walking distance of shops, restaurants and tube station (between 5 and 8 minutes). The nearest bus stop is literally a minute’s walk from the reception. A Coop store is going to open up right on the development which would make it even more convenient. The restaurants themselves are not great, but definitely will do at a pinch.

What is not great – the route between the tube station and the development is peppered with industrial parks and storage areas. Walking unaccompanied at night can get a little lonely, but having said that, have faced no issues.

Please share one thing (or more) which you wish you had known before you moved in:

I was not aware that additional fobs would be charged and only 1 fob per resident is given. When I live alone, I would feel comfortable having a friend of family member have a key to my place. At least 2-3 fobs can be provided for each resident without charge.

What is the best feature of your home:

Far more storage space than I expected in a 1 bedroom flat!

This development has the potential to be amazing but there are some shortfalls. There have been many teething problems and unfortunately the higher (upper) management have failed to help these be resolved in a timely fashion. This is not the onsite management teams’ fault. The higher upper management should be more proactive in helping support the onsite management deal with the numerous issues.
I am disappointed with the outrageous prices of the apartments in this building. It is difficult to want to stay when there is such a high price on the apartments for the service and the area surrounding it.
I think that, going forward, Greystar should consider the reduction in rental prices and be more proactive in helping solve the many issues that the new and old residents have faced since moving in.

I like this area for the easy access to central London and various other routes. I don’t like that there has been a lot of rubbish from people passing by on their daily walks and polluting this area we pay such a high price to live in.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had know that the other extra charges for parking would increase from the time I started living here to now. There is a huge difference in the price.
I wish I had been able to enjoy the podium garden and the rooftop terrace for longer but these have only now opened up to the residents since we’ve moved in (and yes, I know covid didn’t help but there was still a gap before either was opened up to residents due to incompletion).

How has the building management responded to any problems or issues you have raised:

Most of the time, although sometimes slow or they have forgotten to respond for some time. I would say that 7/10 issues get resolved in a timely fashion but the ones that haven’t been resolved are quite pressing.

Development is designed to impress however the finish of flats is avarage (not surprising as it’s made to let). Common area is decent, but to use cinema you have to pay extra, same if you would like to use common area on 14th floor for private even (consided more that 5 guests). You would thing that paying very expensive rent, you would be able to invite guests from time to time and enjoy common area with them in your property without paying additional fee. Gym is adequate, but since i moved in in January not once spin classes were organised. Make sure you buy air conditioning units because flats get extremely hot in summer on plus side building is well isolated and you won’t have to use much electricity to heat it up during the winter.

Good connection to Cenral London avarage local amenities, Greenford is unfortunetly a dirty district full of rubbish its sad to see it when you try to have a nice walk along a canal.

When we views the property we were told that amenities are included it turns out that wasn’t true.

If there is one thing you would change about your flat or property what would it be:

There should be air condition in each flat. In the summer temperature inside the property never drops below 27 degrees.

The idea of a small charge to hire the amenity spaces for private use is to allow residents to be able to enjoy the amenity spaces and not for them to be constantly booked out and not readily available for residents.

Corona Virus has restricted us with a lot of activities including gym classes which we will be bringing back this Autumn. Please keep an eye out for these announcements.

An improving development with an incredible living experience

This review has changed shape over the last couple of weeks, going from extreme frustration to feeling valued and hopeful of the future here.

Firstly, the building is incredible, the facilities are of a high quality and if you work from home you’ll find the co-work spaces super helpful in breaking up the monotony of the day with a better work-life balance as a result. There are 3 tabled areas to work from along with 2 chill out-areas with comfy sofas and an incredible 14th-floor roof-terrace that on sunny days is a delight to work from. The little details that make all the difference: rubbish is deposed of via on shute on your floor, really secure bike storage, really nice security staff to wish you well on your day!

In terms of staff and management (not security, they’re great), this seems to have undergone a big shift over the last few weeks. When we first moved in communication was poor: unanswered emails, ignored requests, and a seeming lack of concern for residents. Couple this with unnecessary restrictions on the opening times of the facilities, a lack of a plan in opening them, and a feeling of money-motivated customer service – suffice to say we were not impressed. Things came to a head when I, and other residents, began to file more formal complaints. These were picked up very quickly and meetings with management were swiftly arranged. Our concerns were listened to and compensation offered (not asked for) and steps outlined for improvement.

Although still early days, this has so far made a huge difference. The facilities are opened 24/7 with residents encouraged to clean surfaces when they use them to increase the safety of the building – this was a sticking point in opening them up previously due to concerns over COVID. This feeling, of the future at Greenford being much better than the past, is shared by many of the residents I speak to. I think its reasonable to say that new development teething problems coupled with difficult circumstances for a business to operate in with co-working spaces, goes some way to excuse the previously bad experience here. The changes were made swiftly and communication has become much more transparent.

In summary, the building is amazing with facilities that will blow you away, there are good vibes growing between residents, and management – although off to shaky start – seem to be improving.

The development is well connected with a central line zone 4 stop around 8mins away and Picadilly line around 12 mins away. Connections to central London are pretty good and getting a seat is no problem. For those that cycle, it takes me around 40mins to get to White city along the canal and around an hour to central, which is certainly doable for budding cyclists.

We have two dogs so green space has been a must, Greenford does pretty well on this count with Horsenden Hill right next to the development with acres of countryside. Me and my partner moved here from Winchester and are glad of the familiar green space.

The development is a work in process and restaurants are an obvious missing feature of the surrounding area. There are a couple of decent pubs around but if you’re looking to be wined and dined you’ll probably have to take trip to nearby Ealing town. Hopefully, restaurants will move in as the rest of the buildings are finished.

That arranging the bills would not be so seamless, worth chasing yourself rather than leaving it to the company Greenford uses which I found to be poor.

If there is one thing you would change about your flat or property what would it be:

Mainly just the initial experience, the customer service was pretty poor at first. Other than that, the opening of restaurants/bars in the local area would make the experience more interesting.

Great location and development with spacious flats. These flats have so much light with windows from the roof to the floor which are magnificent. Management are helpful but not always as great with checking faults with the flats on time. Not all dog owners carry leads at all times when walking their dogs but overall a great atmosphere!
