Edgware is a suburban area of North London that sits mostly in the borough of Barnet but also with a small section in Harrow. The Edge is another popular new development close to Burnt Oak station in Edgware. This scheme offers one, two and three bedroom flats as well as a number of four bedroom houses.

The apartment is nice spacious and modern, the apartment is self contained which is exactly what I was looking for. The kitchen and bathroom were new and gorgeous when I moved in which I expect.

I brought my flat of plan before it was built 2009. The flats look very nice but the development could have been built better. There seems to be alot of ongoing repairs. Lets exclude the cladding issue. Range of shop excelent, transport links excelent, community very good friendly. Parking was a big problem i finish work 10pm couldnt park my car somedsays. Thats sorted now 1 property 1 parking space.

I like that i have a balcony. Its generally quiet but when someone shouts there is a echo so sound travels. A annoying man shouts on mobile before. Building managment have blamed me for leaks twice not my flat. Apart from that i enjoy living here no issues with neighbours.

By luck i chose a nice flat and neigbours quiet. not all are.

Had a leak above too ages to sort cus managment wouldnt admit it was there problem

Very good

Everything is ok and there are all services that I need, as bus stop, cars and bike parking. But it’s a bit expensive. And the hob it’s too small.

Please review your development:

Very big building and there are all of confort that we need.
Everything is clean and all services are are available. But sometimes the lift is not in service but I’m sure that the company could be fix it in a few days. Anyway I’m really happy to live here.

Poorly run, poorly managed, dirty property

The area of Edgware offers a lot in terms of shopping and groceries. The property itself is nearby a Lidl and a 20-minute walk away from Colindale which offers the opportunity for larger shopping i.e. Asda, Morrisons, Wilko, M&S, Aldi, Matalan etc.

Please review your development:

The property itself is beautiful with state of the art facilities – Siemens and Vilroy & Boch appliances. HOWEVER, what makes this property terrible is the maintenance and management. The communal areas are never cleaned – the carpets left filthy with debris, large amounts of dog poo in the parking lot, sidewalks and in front of the entrances (which if you’re not careful or are walking at night as there are NO outdoor street lights, you WILL step in it). A dead pigeon stayed outside on the walkway for almost 2 weeks before it was disposed of. The lift/elevator is constantly broken for extended periods of time (currently at 2 weeks and counting) without any communication from the property management team as to when it will be fixed – I feel sorry for those who live on the 7th floor and have to walk up 6 flights of stairs daily. If the management of this property changes, it’s definitely worth living here, but if it continues on this path it may as well be a council estate. This place is not ideal for families as several tenants blast music through all hours of the night – I’m talking about 1am, 2am, 3am people, I’m not a scroogle. There’s a total lack and disregard for others living in the building and the property management continues to allow this to happen.

I wish that the maintenance to which the property is kept was communicated prior to moving in. When they have viewings and show you the apartments, they hire cleaning staff to make the show apartments and communal areas look as nice as possible (but it feels like a scam). Once you’re all moved in, everything that you were told and showed before moving in seems to be a fantasy-like Disney Land.

How has the building management responded to any problems or issues you have raised:

They constantly repeat that they are “working on it” but after several months of living on the property, I have not seen any changes.

Nice and modern flats spoiled by unpleasant neighbours

While the area is very well served by a variety of shops, services, public transport facilities, etc., there is an obvious lack of green spaces and recreation facilities. Moreover, the road traffic, noise, and pollution due to means of transportation is unpleasant.

Please review your development:

Facilities and services are high tier. The design is good too; however, it does not protect from noise nuisance due to impolite tenants, who slam doors, scream, use audio devices (especially for music) at excessive volume.
Regarding the management, I would have hoped more commitment by them in reprimanding the aforementioned bad-mannered tenants.

Significant damages to the flat were present before moving into my flat. Moreover, a piping installation in the kitchen sink was incomplete, thus I had been disappointingly unable to use the sink for almost two weeks.

How has the building management responded to any problems or issues you have raised:

As previously mentioned, I have missed effective response measures by the management so as to sort out the wrongdoing by some impolite tenants.
An initial delay of almost two weeks in important maintenance in my flat (i.e., piping failure) was justified with COVID-19 infective hazards.
