Please tell us about the good and bad aspects of living in your local area:

A very convenient location, Jubilee line, Met line and train are available. Lively environment, with different kinds of shops, and a few parks for children.

How has the building management responded to any problems or issues you have raised:

Building management team is nice and helpful. They followed up and shared the info in details.

Please share one thing (or more) which you wish you had known before you moved in:

There is a market near Sainsbury during weekends. Variety is large, it’s a good chance to support smaller sellers and farmers.

Great Location and Management team.

Please tell us about the good and bad aspects of living in your local area:

I love the area because of its close proximity to everything—restaurants, shops, bars, and excellent transport links. Local amenities are varied and high-quality, with great options for dining, shopping, and socialising. Public transport is very convenient with frequent buses and nearby train stations. The only downside is that parking can be quite expensive, which is something to consider.

How has the building management responded to any problems or issues you have raised:

The building management has been excellent since the new team took over. They are responsive, proactive, and easy to communicate with. This is a big improvement from the previous management, which was disorganised and slow to deal with issues, especially Laszlo Resident Services Manager is always happy to help and solve problems.

Please share one thing (or more) which you wish you had known before you moved in:

One thing I wish I had known before moving in was how expensive and limited the parking would be—it’s definitely something to consider if you own a car.

Please tell us about the good and bad aspects of living in your local area:

Wembley Park is a really continent place to live with excellent transport links on your door step. Local amenities from Asda, Lidl & Sainsbury’s to the LDO and GP’s. I love the fact I don’t have to travel far for necessities.

How has the building management responded to any problems or issues you have raised:

There has been an increase in positive communication since Lazslo and his team took over.

Please share one thing (or more) which you wish you had known before you moved in:

Plan ahead! Keep an eye on event listings for Wembley Stadium and make sure your shopping is done the day before! I love the atmosphere but it can get super busy :)

It’s been a mostly good experience in alameda

Please tell us about the good and bad aspects of living in your local area:

It’s nice living in Wembley Park, easy route to the station and loads of shops around you. Event days are very busy but the council / building are good at managing it and things get cleaned up and back to normal quickly after, notice is also given.

How has the building management responded to any problems or issues you have raised:

Mostly okay, one major request which took some escalation and we are still waiting on.

Please share one thing (or more) which you wish you had known before you moved in:

It’s so nice living in an area where security are always walking around, the biggest plus as a woman. For Alameda specifically, package system works really well and we’ve never experienced any theft etc, gym is great and 24/7. Bin system has gotten better under the new management. Come to Alameda you won’t regret it :)

The perfect apartment perfect location

Sairah ahmed (Tenant)

Alameda, Wembley Park, HA9

Jun 2025

Please tell us about the good and bad aspects of living in your local area:

The perfect location. Surrounded by multiple restaurants and shops as well as the outlet centre. Right next to the stadium and arena, its beautiful however it does get very lively on match days and if your apartment is on the lower floor facing the arena, it can get very loud and disturbing. However the balcony doors do a great job at cancelling the noise out. If its match days, all the roads surrounding get closed which is a bit frustrating, and the tubes can get quite busy. However its not everyday these days happen so its definitely worth the amazing area.

How has the building management responded to any problems or issues you have raised:

At the start when we moved in (june 2024) we complained about our dirty oven etc and they said they will help but never ended up doing so! I don't mind. We have not had any problems we have had to raise, only one which our neighbours could also agree, is there is a exit/entrance door for the apartments further down the building, and it has been broken for the past few months and no one has fixed it yet. You can exit but you cannot enter which is frustrating as we live right next to the exit but now need to go all the way round to the reception. Other than that everything is great! We once had all our power go and i went downstairs for help and Peter helped us straight away☺️

Please share one thing (or more) which you wish you had known before you moved in:

Take advantage of the community events!! We went to one where we all ate dominoes together, and it was so lovely and nice to meet new people, unfortunately that was the only event we went to after living in alameda for a year. They host many events and you should definitely go to them.
