Living in this area is very convenient with a great range of nearby amenities. There are plenty of shops within walking distance, including Sainsbury’s Local and Tesco Express just a minute away. London Designer Outlet is only a 3-minute walk, offering a variety of restaurants such as Wagamama, Zizzi, PizzaExpress, and more. Transport links are excellent, with bus stops close by and easy access to Wembley Stadium and Wembley Park stations. Overall, the area is lively, well-connected and very comfortable to live in.

How has the building management responded to any problems or issues you have raised:

With the previous management team, responses to issues often took weeks and sometimes even months, which was quite frustrating. However, the current team has made a noticeable difference—they acknowledge concerns promptly and take action quickly, making sincere efforts to resolve issues as soon as possible.

Please share one thing (or more) which you wish you had known before you moved in:

One thing I wish I had known before moving in is the availability of a comprehensive guidebook for the apartment and building, preferably accessible through an app, to help residents easily understand facilities, processes, and services. Additionally, having more transparency around fixed utility charges upfront would have been helpful in setting clear expectations from the beginning.

Good amount of shops and very dog friendly including multiple dog runs. Plenty of places to eat out and socialise.

How has the building management responded to any problems or issues you have raised:

No we have been ignored by management and front desk on all our issues.

Please share one thing (or more) which you wish you had known before you moved in:

That the balcony door leaked and that there wouldn’t be security during event days and when there is a security they don’t question who walks in as anyone can walk in as the front door lock doesn’t work for the main building.

Everything is really amazing and very close to every kinda shopping and gym, terrace and lawn really well maintained

How has the building management responded to any problems or issues you have raised:

They actually did responded really well because we had a few issues when we moved in and it was amazingly

And it was not with the development, but we would we didn’t know that they have two buildings and only one gym for the whole two buildings

The convenience is unbeatable. Having Wembley Park Station, Boxpark, the London Designer Outlet, and Tesco, Saintsbury, Lidl just a few minutes' walk away makes daily life incredibly frictionless. The area feels very safe, modern, and vibrant with plenty of great places to eat and drink. Event days can be quite challenging. When there is a major match or concert at Wembley Stadium, the immediate area gets incredibly crowded, roads are closed off, and popping out for a quick errand or commuting can become a bit of a chore due to the sheer volume of people.

How has the building management responded to any problems or issues you have raised:

The team is very helpful and responds quickly. Overall pleasant experience but little chase bit chase required for repair and maintenance or part replacement in the flat.

Please share one thing (or more) which you wish you had known before you moved in:

Concert days here gets crowded. Metropolitan line is a big relief and super convenient. Safe and clean area.
