Good building with great design but need improvement for facilities and management team

Transport ok, 3 long stops to go to central, but sometimes miserable when no train available. A lot grocery stores nearby.

How has the building management responded to any problems or issues you have raised:

Depends on the problems. The facilities team are quickly responding but the garbage pipe is still under repair. The reception team every time we need some help they just said to send email.

Please share one thing (or more) which you wish you had known before you moved in:

It’s not that easy to take transport into central London or south.

The area is very convenient, with plenty of shops, restaurants, cafes and supermarkets nearby. There are also good transport links, making it easy to get around London. The area generally feels safe and well maintained, although it can get quite busy and noisy at times, especially during events.

How has the building management responded to any problems or issues you have raised:

Building management has generally been good, although some maintenance issues took longer than expected to resolve. I had an unusual noise coming from the apartment, and arranging a maintenance visit took some time. I also had an issue with my washing machine having a bad smell when I first moved in, but after waiting quite a while for assistance, I eventually had to resolve it myself.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known more about the additional costs and how the monthly bills work before moving in. I would also recommend checking how busy and noisy the area can become during events, as this can be quite different from a typical viewing.

Lots of good quality shopsand restaurants in the neighbourhood. Everything is reachable. Living here is so convenient. There is a refuse chute in each floor, a dedicated place for larger bins and a concierge 24/7.

How has the building management responded to any problems or issues you have raised:

We have an app that is very easy to use. All issues are raised there and management has been very responsive.

Please share one thing (or more) which you wish you had known before you moved in:

I regret allowing the prospect of residing near a stadium to deter me. Had I been aware that it would not be an issue, I would have relocated here sooner. The noise levels are quite manageable, the walls provide excellent soundproofing, and the vicinity is securely monitored during events.

Currently working aroud Euston square station so living in Wembley is a good location both work and leisure. Well connected to airports such as Heathrow, Luton and Stanstead. Shops are nearby and almost complete that you don’t need to travel to central london.

How has the building management responded to any problems or issues you have raised:

Staff are all friendly and approacheable. Able to answer inquiries immediately if not able to communicate well through emails.

Maybe residents should have a express pass on underground especially during football games since sometimes games finished at around 7 pm and night shift duty also go to work at that time.
