Please tell us about the good and bad aspects of living in your local area:

The area is extremely crowded, particularly when there are events at Wembley Stadium. On event days, the streets and public transport become very congested, with excessive noise and large crowds making it difficult and stressful to move around. There are convenient transport links and a reasonable selection of shops and restaurants nearby, but the overcrowding significantly affects the experience of living in the area.

How has the building management responded to any problems or issues you have raised:

The response was slow and inadequate. I experienced prolonged heating problems, a week without hot water and poor customer service

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known about the heating problems before moving in. I was without adequate heating for approximately three months, including some of the coldest days of winter. In my experience, the underlying issue was not properly resolved, so I would be concerned that the same problem could happen again during future winters.

Please tell us about the good and bad aspects of living in your local area:

I have good access to a range of shops and restaurants. The London Designer Outlet is nearby and has lots of shops and eating places. The only type of shop we don’t have which we need in this area is a Boots/Superdrug for toiletries etc. There are good transport links, both Wembley Park tube station has 2 lines, Wembley Stadium station is nearby and local buses are around. There are not many green spaces around, there are only small patches of grass around the development. There can be anti social behaviour sometimes on Olympic Way, with younger people hanging around blaring music and smoking. One thing I have noticed recently is there have been lots of people smoking weed either above us on their balconies or outside in the area between Lexington and Madison East.

How has the building management responded to any problems or issues you have raised:

Anytime there have been any issues we have raised these either through the app for maintenance, who always come very quickly and fix the issue within a day or two. If we have ever raised anything with the front desk, they will do their best to raise further and fix the issue.

Please share one thing (or more) which you wish you had known before you moved in:

There are monthly resident events held which is a really good way to make friends with your neighbours. I wish I had known how much weed people would be smoking around our building, it’s not very nice when opening your windows.

The area is very convenient as it's close to many shops and a diverse population. The Ferrum building in particular is close to the Wembley stadium station which gets you to the city centre in less than 10 mins. The biggest problem is the traffic noise and the loud motorbikes and modified cars speeding in the road fronting the building (South Way).

How has the building management responded to any problems or issues you have raised:

Yes, when we reported a plumbing issue it was fixed right away! They are very responsive and efficient :)

Please share one thing (or more) which you wish you had known before you moved in:

I guess we didn't know how noisy the traffic was since we moved in during the winter and the windows and balcony door didn't need to be open. The windows itself are noise insulated however during summer when you have to open everything, the traffic and vehicle noise can definitely be jarring. However everything is as good as it looks! Definitely recommend living here :)

The problems are responded very promptly by management.

The availability of transport links takes bit of a hit during Wembley stadium events.
