Please tell us about the good and bad aspects of living in your local area:
Good: Perfect for commuting; Chiltern Railways, Metropolitan and Jubilee Line are very close. Box Park is right next door. My new GP is underneath my apartment; how convenient is that? Bread Ahead is next door too with discounts for residents. A new Tian Tian Market and Dental Clinic has just opened up too. Shops are great as there's a Designer Outlet, restaurants and a Cineworld! There's a Tesco, Sainsburys, ASDA and Costco close by too! Bad: Access to the Garden has recently been locked out of use on the Aspen House side which is not ideal especially for dog walkers and or those just wanting to access the gardens - this takes up the use of the Aspen House lift. The Bin Store Room needs to be monitored better as I always find bags outside on the floor. The main issue is not having the door self closing and not being able to be opened by a button - the door is usually left open and non-residents are throwing their rubbish in there. Residents need to be pulled up on leaving rubbish outside the room and or not putting it inside the designated bins.
How has the building management responded to any problems or issues you have raised:
Fairly quick - sometimes within a day or two. The communication is mainly via the app or email.

Nothing that I can think of - it’s been pretty good so far with little to no negatives.

The local area is very convenient and well connected. There is a good range of supermarkets, cafes, restaurants and everyday shops within walking distance, and larger shopping areas are easily accessible nearby. Public transport links are excellent, with quick access to buses and stations, making commuting into central London straightforward. The area feels safe and well maintained, with good lighting and regular bin collections. The street itself is generally quiet with minimal traffic noise and no noticeable anti-social behaviour. The only downside is the cost and availability of parking, which is relatively high compared to surrounding areas.
How has the building management responded to any problems or issues you have raised:
Building management has generally been very responsive, professional, and helpful. Issues raised have been acknowledged promptly and handled efficiently, with clear communication throughout. Overall, the management team has maintained a high standard and made living in the building a smooth and positive experience.
Please share one thing (or more) which you wish you had known before you moved in:
Overall, the experience has been very positive. One thing I would highlight is the importance of clear and timely notice periods for rent increases, as on one occasion I did not receive clear advance notice. Additionally, it would be beneficial to prioritise and reward existing long-term tenants rather than focusing heavily on short-term or bulk corporate rent-to-rent arrangements. Valuing current residents and encouraging longer stays helps create a more stable, community-driven living environment and a better overall experience for everyone.

Great shops nearby, easy access for groceries especially with new stores opening recently (tian tian market, bubble tea). Transport is great with wembley park station nearby. Can have issues getting in and out on event day. There is no free parking which is an issue when having guests over, and private parking in the flat is extremely expensive. However, I feel safe in the area and thats very important to me.

They respond in a timely manner, can make a complaint via app or speak to concierge.

Utilities can be more expensive than expected at times

Wembley Park is a great place to live in - there are many supermarkets close by (Lidl being a 2 min walk) as well as maybe restaurants, shops and bars!
How has the building management responded to any problems or issues you have raised:
There is a platform which makes it very easy to bring up issues! They do take a while with repairs but they are great when there are emergencies.

Events days are not as bad as I thought they would be - there is always a lot of security around!
