Please tell us about the good and bad aspects of living in your local area:

We really enjoyed living in Ferrum 1. The location is excellent, surrounded by plenty of shops, restaurants, and open spaces. Transportation is also very convenient, with many options available — from buses to the tube and national rail services. One improvement we would appreciate is adding parking spaces for visitors, as it would make hosting friends and family easier. As for the traffic noise, it has never been an issue for us. The apartment is well sound‑proofed, so you hardly notice anything from outside.

How has the building management responded to any problems or issues you have raised:

I haven't raise any problems yet, so it means so far so good.

Please share one thing (or more) which you wish you had known before you moved in:

The one thing we wished to know was the road closing during events day, cos it's quite a long walk to Emipre way bus stop from Ferrum 1 for us to fetch our child in School in Neasden and we don't have a car. but it's okay apart from it, Its all good.

Please tell us about the good and bad aspects of living in your local area:

There are plenty of shops, restaurants and a cinema on our doorstep. Two underground stations 15 minutes walk away and a train station right next door. Sometimes the train is a little noisy but the development is very sound proofed, we have just lived with the windows open through summer. It’s a lovely place to live and feels safe and comfortable.

How has the building management responded to any problems or issues you have raised:

We have had furniture swapped over within the hour of making a call inquiring and were blown away by the quick response and kindness of the staff.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I knew the impact of the Wembley road closures as I would have booked my car parking at the red car park from day one but Ferrum has direct links with this car park for residence use and convenience.

Please tell us about the good and bad aspects of living in your local area:

Living in the local area is overall very pleasant. There is a good range of local shops, supermarkets, restaurants and cafés, as well as open spaces and parks nearby. Transport links are convenient, with good access to buses and rail services, making it easy to travel around London and beyond. It would of course be a nice added benefit to have the Elizabeth line nearby, but this is certainly not a complaint as the existing transport links are already convenient. Living on the street is also enjoyable, with parking readily available and not an issue. Bin collections are generally reliable, and the area feels pleasant and well maintained. The neighbours are generally kind and friendly, often holding doors or lifts for one another, which creates a welcoming sense of community. Overall, it is a convenient, friendly and pleasant place to live.

How has the building management responded to any problems or issues you have raised:

Any issues I have raised have been dealt with efficiently and with very little hassle. The team is approachable and responsive, and problems are followed through to a satisfactory resolution. The overall process has been straightforward and reassuring. The team is also proactive with regards to updates about events and road closures in the area making it easier to plan around.

Please share one thing (or more) which you wish you had known before you moved in:

One thing I wish I had known before moving in is how quickly the development starts to feel familiar and easy to live in. The practical aspects of day-to-day living are well organised, and having the concierge and maintenance teams available makes settling in much easier than you might expect from a typical viewing. My advice to a new resident would simply be to take some time to explore everything the development and surrounding area have to offer.

Lots of shops directly on the doorstep. Big and small supermarkets. Fantastic choice of take aways and clothes shops. Multiple train stations nearby. The streets are very clean and there's plenty of parking with high security. The apartments have excellent sound proofing so you can shut out the world and enjoy your quiet little bubble.

How has the building management responded to any problems or issues you have raised:

Yes. They came around within 10 minutes to sort the issue.

Please share one thing (or more) which you wish you had known before you moved in:

Where the gym is located. I simply didn't know where it was and it's not far at all :)

The area is convenient and has a good range of local shops, restaurants, bars and green spaces nearby. Public transport links are excellent, with easy access to buses and trains, making it simple to get around London. The street is generally quiet and pleasant, although parking can be limited at times and traffic noise can be noticeable. Overall, it’s a convenient and well-connected area to live in.

How has the building management responded to any problems or issues you have raised:

Building management has generally been responsive and professional when issues have been raised, with most problems addressed in a reasonable timeframe. Communication has been clear and helpful throughout.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known how limited parking can be and that some maintenance requests may take a little longer to resolve than expected. That said, the development is generally quiet, well maintained and conveniently located, with excellent transport links and plenty of shops and restaurants nearby.
