Ferrum is inspired by old New York warehouse, loft-style apartments blending the old and the new. It features a range of studio, one, two and three-bedroom apartments. With furniture co-designed with John Lewis & Partners and kitchens co-designed by Samsung. Residents can choose from both furnished or unfurnished options. In addition, there are a range of facilities on site. These include a functional training Gymnasium, gardens with BBQ’s as well as resident lounges and work from home areas. The Build to Rent development is also pet-friendly.

I Love living at Wembley Park!

I love living at Ferrum. The apartment is really well equipped with the Samsung appliances and the storage spaces. We love the communal areas, the gym is fantastic and of course having a Barbecue at The View is amazing! We also really like that we can be with our dog around all the building without any issues

There are plenty of offers around the area, from supermarkets to restaurants and bars, you can’t get bored

I wish I knew that the internet was going to be that slow at the flat

How has the building management responded to any problems or issues you have raised:

We experienced an issue with the Hob when we moved in and they make it work really quick

Sudden influx of 5/5 responses burying three negative reviews is due to a competition that was running

If you look at the reviews of Ferrum and Quintain Living before October the overall rating was very low and most reviews were very negative with people regretting their stay here. However recently there has been a sudden influx of positive 5/5 reviews due to a competition to win a prize if you give them a review. Obviously most people who want to win will leave a stellar 5 star review. However this is very misleading and burying the negative reviews. Also the sudden high level of positive reviews comes exactly at a time when there are a load of apartments where the tenancy is ending and new tenants need to be found.

While the apartment does have good things about it, I can confirm true what others are saying about:
– drug pickup activity outside the front of the building
– weed smell blowing into apartment from balconies
– unclean furnishings
– drains that smell so bad
– hot stuffy apartments and halls. I have the balcony door open all summer and almost all winter.
– constant trash shoot issues
– low constant humming noise in the building walls
– slow to fix broken elevator and so there was only one in operation which meant waiting a long time
– pipe noises, running water, people sliding chairs around, people dropping things on the floor and stomping around and barking dogs can be heard from apartment
– support cases and questions to management are ignored and closed without response
– stolen parcels in the parcel room
– costs charged despite the “no hidden costs” such as 50pounds extra pet tax per month, parking fees
– repairmen turning up unannounced
– issues are slow to be dealt by management
– game days and concert days make things a nightmare and all the roads are blocked off and parking is an issue

Beautiful apartment, style, shared spaces and views but be warned.

Nice range of shops and restaurants. Good transport links although Wembley Park station is an 15 minute walk away. Ensure to read my warning in the next section.

How hot the apartment is especially in the summer. The additional hidden fees. Management issues.

How has the building management responded to any problems or issues you have raised:

Yes, easy things are responded to and fixed. Other things are ignored or never resolved.

The building itself is the main attraction of living here. The design is so well thought out and consistent throughout. The New York Loft style even extends to the roof with the view finders at each corner reminiscent of the skyscrapers in Manhattan.
The apartments themselves are stylish and spacious. The social areas are wonderful and open. The roof top is perfect for a nice day. The gym is brilliant and most likely has what you need from a gym and more.
Sometimes it can be difficult to get an immediate response when there’s something that needs attending to, but that’s to be expected with such a large building filled with residents.
The truth of the matter is, this building will always hold a special place in mine and my wifes heart as I proposed to her in this very building on the roof. It has served as the perfect home in starting the next chapter of our lives.

You know what you’re getting into when you choose to live here. There’s a community, shops and spots, restaurant’s and bars. Transport links are great. Wembley Park Station is only a 12min walk away, Wembley Central Station a 15min walk away.
But the best part about transport is the Wembley Stadium Station literally at our door step that gets you into Marylebone Station in 12 minutes.
It gets noisy and especially when there’s an event on at the stadium. The roads close and that makes it near impossible to drive on those days, but you plan ahead and are given enough heads up to organise yourself around that. So it can work out well.

Please share one thing (or more) which you wish you had known before you moved in:

There sometimes seems to be a disconnect between the agents and the actual residence team/management before contracts are signed.
We were told balconies and the roof were smoke friendly, until we signed the contract and were then told otherwise.
But we instead smoke downstairs outside the building and so isn’t such an issue.
The concierge team also have a lot of temp workers who are polite and helpful, but sometimes don’t know everything regarding some queries about building. One of the building team is always near by though.

How has the building management responded to any problems or issues you have raised:

There is an app, you can also talk to someone in person. In instances where both avenues have been taken, usually for repairs, they have solved the problems thoroughly.

Ferrum is so much more for what I signed for

The Residents team is amazing. Everyone including Daniel is amazing!
There are some things that could improve. The litter shuts almost never work so I always have to go to the ground floor bin storage even when it is a little bag.
There is lack of light in the dog running area so it makes it impossible to take the dogs when it is dark and very hard to see if there is anything that needs to be picked up.
Overall Ferrum is a great building to live in with friendly neighbours and great resident manage te team.

Love the area, I have everything I need and having the outlet so close is very convenient. It’s like I don’t have to ever leave. Most stores have discounts for residents which is great.

The only downside is the disrupt that big events cause. Trying to get back home is really hard when there are events so it’s best to just stay in.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known the impact of all the events that are held in the area. Sometimes is really hard to carry out normal activities like taking the dogs out.

They have always responded timely and issues have been solved

Life in Ferrum

Ferrum has a very unique industrial NYC loft design which we really love. The gym, open spaces, gardens, terraces, reception, co-working spaces all are very modern and thematically built. The building is always kept clean and smelling good! We love the apartment.

There are quite a few grocery shops and restaurants around. The area is very lively and always abuzz. The area is very well managed during game/concert days.

I wish we had known there was a fee to book the BBQ spaces.

We have never faced any issues. Everything has been very smooth

A decent place to live

The management is decent, but recently one of the lift in our building was down for at least a week, it would have been better if the management resolved it fast. Apart from the maintenance, everything else is great. Like gym, outdoor/indoor common spaces and rooftop. I also like the fact that during the games they have security at the building entrances

It’s closer to 2 tube stations, there is London designer outlet, Cineworld, restaurants and grocery stores in walkable distance. Overall convenient place to stay.

Just the maintenance, you may have to follow up to get any issue resolved

How has the building management responded to any problems or issues you have raised:

For smaller issues the management was to resolve them quicker but for any issue that they can fix it by the maintenance staff it takes too much time to fix it

Ferrum’s apartments have an undeniable charm. My flat is practical, functional and definitely has a lot of personality. Every detail of the entire building design is well-thought-out and designed to provide a great lifestyle to the residents with facilities which are rare to find anywhere around London when looking for a place to live.
I count myself lucky to live here! The best part is the team on site, always greeting you with a smile and ready to assist with any issue.

If you like to have a beautiful home to come back to after a long day, with all the most popular shops, facilities and transport at your doorstep, then Ferrum in Wembley Park is the place you want to be at. Anything you might need is available within walking distance and you can still enjoy privacy and peace, while being just a stone throw away from the famous Wembley Stadium.

Please share one thing (or more) which you wish you had known before you moved in:

Prior to moving in, I was a bit sceptical about the noise that could come from the stadium during event days despite the very thick windows. However, I must say that this has not been an issue at all and what’s even better is that on event days we get extra security and barriers around the entrance of our building, making us all feel very safe while crowds transit to and from the stadium.
One thing you will only come to realise after you have moved into Ferrum is that this is a real community and Quintain Living truly strives to offer a high standard of living to its residents.

How has the building management responded to any problems or issues you have raised:

The team on site is available pretty much 24/7 to assist with any issue that might arise. Everyone is super friendly and attentive, giving you peace of mind knowing you can rely on them for whatever you need while living here.

Really good place to live in

The apartments are so beautiful and comfortable. I love the WFH spaces and the bbq and gardens it has to enjoy time with with my friends. It is a pet friendly apartment so my little dog can enjoy all the spaces with me. It has a really big and well equipped gym.

It has many shops and supermarkets around and the tube is so close and well communicated with London city.

I think the people that show me the apartment explained everything really well.

Good management and great improvement from previous faults

The ferrum interiors are rooms with high ceilings and great decor, very warm as well with great bathrooms. Property is kept clean and management has been great. Have come across some strange neighbours but quintain don’t seem to take much actions regarding complaints it feels

The lifts in Fe2 seem to be regularly out of order causing queues and delays for people wanting to go up or down floors. Overall the management at ferrum has been good and they are quick on repairs

I wish I knew that traffic and the roads would be closed off before I moved in, whilst I don’t mind event days at Wembley, the traffic and road closures during those days have affected many prior plans and arrangements but the residents team are great at keeping everyone notified of event days so it’s relatively easy to plan around road closures (most of the time)

How has the building management responded to any problems or issues you have raised:

Very quick and simple to book through the app, might take a little longer for minor repairs but big repairs have been fixed within a few hours

Living in hell! Get me out of here!

Lifts are always breaking at least 2 times a month, the picture frame fell on my partner, very cheap and nasty, this building is full of drugs and drug dealers, if you love your apartment full of weed and god knows what all the time you’ll love it here

Roads are constantly closed car park too, horrendous place to live, noisy , full of drugs not the place for a family or any professionals

If you’re thinking of moving here, DONT!
Had I known of the constant drug use and fumes, as well as noise and road closures I wouldn’t have moved, we were lied to at every point during our viewing, from being able to work at home to trivial lies like our apartment was sun facing to which it wasn’t

How has the building management responded to any problems or issues you have raised:

Awfully! They let a pregnant woman breathe In drugs for 6 months and in the final month the solution when she was 8.5 months pregnant is let’s move you to a smaller apartment

I love living in Ferrum so much. It is quiet, safe, modern and feels like a little slice of luxury when I come home. The communal areas are spotless. The concierge staff are friendly. Our flat is designed to the minute detail. All the fixtures and fittings are in the right spaces. There is lots of storage. All the wardrobes have internal lights that automatically come on when you open the door. Can not fault Ferrum, it really feels like home.

Living in Ferrum means you are only a 10 min walk away from the nearest tube station, which is well connected to the City. There are lots of amenities in the local area such as cafes, restaurants, parks and the London Designer Outlet. There is ample, safe parking within the development, with next to zero anti-social behaviour. Despite Ferrum being in Wembley, we are on a very quiet road. With all the window closed you can’t hear a thing! It’s very peaceful and tranquil.

How quiet the area is! I was worried that all the football matches and concerts would keep us away but I never hear them!

How has the building management responded to any problems or issues you have raised:

Yes, when we moved in there was a bad smell, this was remedied promptly.
