Good aspects: Lots of dog parks, young working people and families, easy tube access, relatively safe compared to central London, secure buildings Bad aspects: All the in-building gyms too small, small flats, high rent, no added benefits for being a local, tough on event days if it's a particular type of crowd.

How has the building management responded to any problems or issues you have raised:

They are responsive in terms of any repairs etc but the responsiveness does not always translate to a problem being fixed like the washing machine not drying

It's a great place if you have dogs and want to be around other young people but groceries around are very expensive so you'll find yourself either overpaying at Sainsbury's or ordering online

Everything is accessible living in Quintain living. It's a worry-free neigbourhood as everything you need is just few steps away.

How has the building management responded to any problems or issues you have raised:

Very prompt response on queries and very accessible

Great location, some crimes recently in the area were worrying though, but the facilities and proximity to tube stations is very convenient

How has the building management responded to any problems or issues you have raised:

They properly took care of the issues and resolved them quickly

Paid parking is annoying as it is not for a rolling window of 24 hours

Wembley park has everything I need right on my doorstep: from the fantastic Masalchi restaurant to a huge range of food at box park. The area is incredibly dog friendly and has been a wonderful way of making friends. I cannot fault the transport links into central London as well as outer suburbs for days when I want to access the countryside. I have never found event days to cause any disruption to my life - the windows must be triple glazed because noise has never been an issue. If anything, I love the event days and atmosphere they bring.

How has the building management responded to any problems or issues you have raised:

Any issues have always been dealt with promptly. The app really facilitates reporting and communication.

Please tell us about the good and bad aspects of living in your local area:

I’m really happy with the location of my rental property. There is a good range of local shops, restaurants and other amenities nearby, making everyday life very convenient. Transport links are easily accessible, and the area feels well connected. The street and surrounding neighbourhood are generally quiet, clean and pleasant, with good access to open spaces. Overall, I’ve found the local area to be comfortable, convenient and a great place to live.

How has the building management responded to any problems or issues you have raised:

Building management has been very helpful and responsive whenever I have needed assistance. Any issues I have raised have been handled professionally and in a timely manner, which has given me confidence that the building is well managed and that residents are well looked after.

I honestly wish I had known sooner just how comfortable and enjoyable living here would be. The development, location and overall management have made settling in very easy. I would simply recommend a new resident to take the time to explore the local area, as there are plenty of useful amenities and places to enjoy nearby.
