Located in East London’s E17, it’s close to Blackhorse Road Overground and Underground station. Additionally, it is an easy walk from the Walthamstow Reservoirs, which lies just to the west of the development.

Fizzy is an amazing place to live, specially if you have a pet and wants to feel welcome. Super caring and agile management team. They were AMAZING on our move, as we moved all the way frim Brazil directly to Fizzy. Also, Walthamstow is just great – the building is just some steps away from a tube station.

Super close to all kinds of public transportation. Safe and quiet neighborhood, and very charming at the same time. Markets, cafes and everything around are just great! I have no dislikes about the area, actually.

You can’t move during weekends. So if you are coming from another country, like I did, plan your flight to get here during the week/working days.
How has the building management responded to any problems or issues you have raised:
Yes! They have answered my all of questions, even when I was in another country, planning my move. Timezone was never an issue, they were super caring.
A safe haven
Modern, clean and practical is how I would describe the Fizzy facilities and apartments. There’s a homey atmosphere to the place which makes working from home so much easier, as well as general tranquillity and a real feeling of community from our new neighbours. We’ve just moved in a few weeks ago, and I love everything about the place. As soon as a problem arises, the amazing Bob’s (building administrators) Jason and Meena solve them very quickly and there’s no need to worry about anything. So much easier than having to go through an agency or a private landlord even. Plus, you get to see a lot of doggies around and that’s really a plus, as well as having a pet-friendly place for my cat! Thumbs up for Fizzy!

An up and coming area where all commodities are a few minutes away. I love the creative vibe in Blackhorse Road and how much the area is developing. The Wetlands are a 10 minutes walk, as well as quaint little coffee shops, wine shops and breweries. In this day and age, it’s amazing to be in such a tranquil area as well where you can enjoy a daily walk and have the possibility to go to farmer’s markets during the weekend.

I wish I had known there was an app to communicate with other residents. That’s a real plus to know what’s going on and ask for help!
If there is one thing you would change about your flat or property what would it be:
Not that I can think of right now! Maybe more storage but that’s also not easy due to the surface. There is already a lot of storage, but I own too many things.
Good-quality flats in a great position
Good flats in a great position. All essentials and Blackhorse Road tube on your doorstep, and only a 20-min walk into Walthamstow itself. Flats themselves are spacious and well-designed. Keep heat well in the winter and airy in the summer. Internet v fast and reliable!

What is the best feature of your home:
3 things: flat design (spacious and good temperature control); speedy, reliable internet; and location.
Sound and heat insulation is a game changer
Love the flat! Great finishes, perfectly spacious and the balcony is really sheltered and clean. Shame the baths are slightly shallow, but other than that the flat exceeded our expectations. Water pressure is great and white goods all working well. Management was really helpful with the move, very professional and friendly. The best thing I’ve found so far is the insulation, not only is the flat super warm with basically no heating, but it’s practically sound proof. Haven’t heard any neighbour noise, and with the windows closed you can barely hear anything outside, except maybe the odd plane. After having lived in MANY old flats with creaky floorboards, the peacefulness is honestly a game changer 😄 I also read reviews that you can hear dogs barking a lot, which concerned me slightly, but we’ve not experienced any of this, we’ve met some very sweet dogs in the hallway!

Very new to the area but we’ve loved what we’ve seen so far, loads of cool breweries and Yonder climbing centre is great! Just a minute or two from the tube so really well connected. And ikea is super close which is dangerous but brilliant.

Literally the only thing is the bath 😆 but it’s a minor complaint!
If there is one thing you would change about your flat or property what would it be:
The baths are really shallow which is a shame, but other than that the flat exceeded our expectations
Converted to new builds
I’ve always thought new builds were a bit naff and lacked character but I am converted. The building is really modern and really well designed and we’ll kept! It’s amazingly spacious! The amenities are all well kept and smartly designed to combat common problems found in older houses such as damp and noise. They seem quite eco conscious which is a plus! The management are also really lovely and make the moving process really easy. They give you all the manuals to your flat which is super helpful and internet and heating is included!! Because everything is smart, we end up saving quite a bit of money on our utilities. The only downside is no gas cooker, I find induction cookers annoying but that’s a personal opinion. And of course the best thing about Fizzy is that my cat can live freely in it and not secretly like in our old flat! After dealing with bad, greedy and stuffy landlords, it’s so refreshing to rent from a company, where you know someone is accountable.

Pros: good coffee in the area and really close to the wetlands for walks. Climbing wall and yoga studio just round the corner 🙌 Generally pretty quiet on the road we live on.
Cons: wish the local co-op was just a bit bigger and wish there were better food options on deliveroo 😅

Parking is so expensive! Parking is basically non-existent in the area but the parking at fizzy is too expensive for us! Luckily, we work in the area and got a business permit for only £200 for the year instead of £85 a month! However even with the permit, parking is a nightmare and sometimes we will have to park several roads away which is slightly annoying.
The bathtub is also probably the most uncomfortable bath ever. It gets better as you get use to it but it’s weirdly small and shallow and will never cover you completely with water even when you are completely planked in it 😂
How has the building management responded to any problems or issues you have raised:
Jason our building manager is super nice and has responded to all of my annoying little questions promptly. They also deal with repairs pretty quickly.
Good but some issues
Pros: area is great, right by the wetlands for some nature if you want it, and the flat is spacious and all we need.
Cons: parking (told we could have weekend passes but this is not allowed), on going construction we weren’t warned about pre move in

The space in the flat is amazing and the balcony too is large.
Great place to live during a pandemic
I have been living with Fizzy for 7 months now and it has been great. I moved here right before the pandemic started. The buildings are clean, Fizzy handled the lockdown great making sure the building is clean is everyone is safe. The flats are large.

The area, Walthamstow is starting tohave more and more development, its very close to a few parks and there are some great pubs and beer gardens around. If you are into climbing, the building is super close to Yonder and a few stops away from Castle and Stronghold

The coffee place across theb treet is great! Highly recommend.
If there is one thing you would change about your flat or property what would it be:
I would like to have a flat on a higher floor to have more light. Specifically about the flat, the bath tub is a bit too shallow.
Everything we need for our little family!
We have just recently moved into the Fizzy Walthamstow building and we love it! Finding somewhere suitable for our daughter was the most challenging part of moving but this clean, light, bright and spacious flat offers everything we need for our little family. With all appliances and wifi included the move in was simple and stress free. Pets are also allowed which is a huge perk – thinking of getting a cat to complete our family.

The area is great – it feels quiet and secluded with local shops and cafes just a stones throw away. The local primary schools are fantastic which is a huge bonus. A short walk to Blackhorse Road station on the Victoria line which can get you essentially anywhere you need to be.

Shopping can be delivered straight to your door which takes a huge amount of stress away from food shopping.
How has the building management responded to any problems or issues you have raised:
Maintenance issues have not been solved however during the current covid climate we understand that this could be challenging.
Living at fizzy
The fizzy development is designed for ease and convenience. You have everything you need (washer/dryer, dishwasher), enough space inclusing balcony and the gardens are lovely to have a quick coffee break in. The management of the building is usually really quick and helpful.

The area is great and is constantly developing which is great. There is a lot to do in the area – you have nature (the wetlands, the canal) and there are new cafes/places to eat/breweries opening up. Tesco and co-op are close for food shopping and then there are more options by st James street which is quite close. Being on the Victoria line is incredible – it’s so easy to get anywhere!

management are quick to repair/respond to any issues typically via email.



Fizzy is Fantastic
The development is wonderful, so safe and secure. In a great locations a few minutes walk from the tube and great coffee and places to drink! Being in the Victoria line is amazing as it connects you to central London you still feel in the hub but get the peacefulness of Walthamstow. Flats are so clean and modern- no issues so far!

Love how quiet the area is we can sit on our balcony and have no noise disturbance on the weekends. The area is so up and coming and all the little lovely breweries popping up such as Truman’s, signature, exhale are really making the area lovely with things to do. Obviously the wetlands is lovely!

Parking around the area is non existent for guests.
What is the best feature of your home:
The location and the space you get in the two bed flat!
Nice place to live (with a pet!)
Huge bright flat with nice appliances where everything just works. Pet friendly, peaceful, so far has been easy to get things fixed and good communication with property management who are much nicer than any I’ve dealt with in previous places I’ve lived.

Amazing transport, great local shops, cafes etc, lovely community vibe, right near beautiful nature reserve

If you get a pet there is a slight increase in rent
If there is one thing you would change about your flat or property what would it be:
It’s pretty good value for money but it would have been kind to give rent reductions during COVID as a lot of people’s circumstances have changed beyond their control
