The award for ‘most dramatic transformation’ goes to Nine Elms, a long slither of Thames riverfront between Lambeth Bridge and Chelsea Bridge. The location is great, the area is quite nice, besides that the lack is not worth it. We have been living here for a year with contanto hetaing and hot water issues, bikes being stolen from the secure location, packages desapearing from the concierge, locker getting locked out without allowing you to pick your parcels, the management consistent response of nothing is their fault or responsibility, loud music on Fridays and Saturdays at 5am due to the high number os students, security is a joke and when asked for help they tell you it is not their job.
I mean, issues happen every time, what is not acceptable is the lack of ownership and care, plus the frustrating messages of they can’t do a thing and nothing is ever their jobs or responsibilities.

Please review your development:

The design is good enough, the building has potential it just lacks a good management team that truly cares about their residents and solving the issues for them. We pay a lot for a building with adequate amenities and for a company to do the management that does not deliver. You’ll fill like you pay and you have to be grateful to be here and not complain.

I wish I knew it was this bad, we asked about all of the utilities and such before but of course no one ever seems to be honest.

How has the building management responded to any problems or issues you have raised:

The building management responds as they always do. They know the issues, they’re talking with someone and nothing is their responsibility. They don’t provide long term solutions or solutions at all sometimes, which obviously does not solve anything and with no suprise the issues keep appearing.

Repeat. Catastrophic hot water failures.

Its hard to see the good in The Lark when its our experience over the lst year has been blighted by repeat, catastrophic hot water failures.

Please review your development:

Over the past year, we’ve endured at least six prolonged outages, including a significant one in January 2024 that lasted a week, leaving us without hot water or heating on some days for 24hrs+. Unfortunately, there’s been a lack of accountability, compensation, or reassurance from management regarding these recurring issues.

As I write this we’ve recently recovered from an 18-hour outage, 10th April 2024. Once again temporary plant measures are in place, (see pictures) this includes industrial piping running through building entrance/exits. It’s concerning that there’s no clear long-term solution in sight for this ongoing problem, now extending beyond a year.

Furthermore, it’s worth noting that building management implemented a 10% rent increase this year without offering relief to those who renewed their tenancy.

In light of these issues, I recommend potential residents inquire about the plan for addressing these persistent challenges before considering The Lark as their home.

That the central plant unit was in fact not fit for purpose.

How has the building management responded to any problems or issues you have raised:

Without due care or concern for the residents. Its hard to comprehend how residents have not been compensated for these repeat hot water outages.

Premium rent, NOT a premium service

Good: location.
Bad: where to start. The parcel room is a shambles. Stuff just thrown into a room meaning you have to go searching for it for ages. And if you’re lucky you will find your parcel, or worse it will go missing as the room is easily accessible. Deliveries aren’t allowed to your flat, for some bizarre reason. Someone that isn’t a joint tenant was let into my flat whilst I wasn’t there, without my permission. There is no phone reception anywhere in the development, and the wifi in communal areas is a minefield. The password changes daily, at random times. Means I can hardly use the gym in work hours. Concerns are not taken seriously too. No improvements whatsoever.

Please review your development:

It’s new, so things work in the flat, thankfully. Its everything outside the flat that I have an issue with. The security put in plave is completely backwards. Parcels being delivered should be to a secure area – they are not. Perishable things like food deliveries should be allowed to the flat door – they are not. Its insane. I’ve had flowers and a birthday cake just dumped downstairs without anyone letting me know. We pay premium rent and do not receive a premium service.

All of the above. I knew the development was new but assumed simple things like parcels being delivered safely would have been given more than zero thought.

Yes but I still cannot use my phone anywhere in the building. Still have parcels missing, still cannot have food delivered.

The development features a nice shared enclosed courtyard

The good are that, you are right next to Nine Elms station and about 10 mins from Vauxhall. Great transportation links within the area. Not soo much places to eat if you ever fancied a quick nibble.
A few anti social behaviours within the Haydn tower block as you will occasionally smell smoke lingering. Additionally, the bin chutes are poorly operated, always seem to be blocked and residents leave their rubbish infront of the bin chutes. There is a Sainsbury attached below, whereby you will occasionally find the odd trolly here or there in the corridors abandoned.

Please review your development:

The development features a nice shared enclosed courtyard. Very bright and if you are a dog lover like me you will find lots of dogs enjoying the courtyard.
The gym and other facilities are located in another building which you could walk through the courtyard or can go through the underground parking.

Please share one thing (or more) which you wish you had known before you moved in:

The building is basically student accommodation. Please avoid as the demographic is severely polluted with students.

How has the building management responded to any problems or issues you have raised:

Good at responding but not effective when it comes to it.
