The train can be a little noisy when I leave my balcony door open, since I live in the flats closest to the train line. The double glazing does it’s job really good throughout my apartment. Brixton is a lovely area and very vibrant ad multi cultural which I personally loved while moving here.

I like the young people around and that it’s local to many shops and station

Brixton is great and amazing shops

It’s a pretty good development overall in my opinion however the intercom system could’ve been better, when you press the buzzer it’s not very clear and that could’ve been improved, and personally the layout hasn’t had much thought put into it. Soon restaurants are opening opposite and I’m looking forward to it.

Please tell us what you like and dislike about this area:

Brixton is great and cool bars.

Please share one thing (or more) which you wish you had known before you moved in:

Train leaves at 6am, they’re frate trains and the noise isn’t very good but I’ve blocked it out.

Perfect Development for any young Londoner

Verified Resident

Review Date Aug 2020

The developments best feature is by far the light and windows! Huge big windows and double balcony doors make the building so airy and light which is really rare in 1-2 bed flats in London. Being only 7 floors, it really retains a residential and non-corporate feel and there is a really tight community feel here. The building facilities are basic but functional and the garden has been designed with this in mind and offers a great communal space. The overall finish of the flat including doors, windows, flooring etc is really high quality and was something we noticed instantly when viewing.

Please tell us what you like and dislike about this area:

Perfect location for any young Londoner. Amazing proximity to tube access, nightlife, bars & restaurants, gyms, unique markets, craft beer breweries, a lido, park and many more. Brixton has everything and the development is close enough to the energy of the area but tucked away on a smaller, more peaceful road. There is a great culture and energy and I see more and more housing being established.

Please share one thing (or more) which you wish you had known before you moved in:

Whilst we knew we were buying near a busy road, there is a fair amount of activity on this road. This ranges from a lot of night life and party people to siren cars etc (living near a police depo/hospital) so this is frequent.

What is the best feature of your home:

The floor length windows which bring so much light in including the double doors on the balcony.

Building Management fail

Verified Resident

Review Date Aug 2020

If I could give a zero for property management I would. I think everyone knows building management companies are legalised cowboys and those maintaining our building must be the worst on the market.

Facilities are simply substandard for a build of this value. We collectively feel that we’ve been set up to fail with the poor quality build.

Please tell us what you like and dislike about this area:

Brixton is the soulful metropolis of South London, a melting pot of cultures. Fantastic transport links, ever increasing range of restaurants. Green space in all directions and a 10 minute journey into central London…fab place to live.

Please share one thing (or more) which you wish you had known before you moved in:

The scam on service charge. It is common practise for developers to underestimate this value which residents then present to banks in order to get mortgages. My service charge has doubled in one year.

What is the best feature of your home:

The floor to ceiling windows make a London flat feel much larger than it actually is.

Enjoying our home in Brixton

Overall we’ve had a good experience with the development over the year and a bit since we moved in. There have been a few small teething issues and of course being so close to the train has some downsides but overall we love where we live and get to enjoy views of our favourite part of London every day. It’s very well soundproofed and we barely have to use the heating as it’s well insulated. It can get a bit hot in summer but that’s quite normal for new builds it seems.

Please tell us what you like and dislike about this area:

We’ve lived in Brixton our whole adult lives and we love it here. Amazing restaurants, great transport links and lovely parks within walking distance.

Please share one thing (or more) which you wish you had known before you moved in:

It’s hot in the summer, but it can be noisy when the windows are open. We invested in a quiet fan and some good blinds which keeps us cool.

How has the building management responded to any problems or issues you have raised:

Quite quickly and politely, though we haven’t had to raise much.

I love brixton

I really like it, the building is up to high standards, and the people that come in the house really like it so It makes me even happier to live here. It’s spacious and bigger than what I thought it would be. The train doesn’t disturb me at all since my apartment is face away from the station.

Please tell us what you like and dislike about this area:

I love brixton and it’s quiet besides a couple train lines

Spacious and modern

A nice and vibrant area in the heart of Brixton, the area is a calm and there isn’t much crime. The apartments themselves are had a lot more space inside than I expected and the building has a nice finish to it

Please tell us what you like and dislike about this area:

A multitude of places to eat nearby and the shops are very close too. The constant freight trains overhead.

Please share one thing (or more) which you wish you had known before you moved in:

That the trains nearby are freight trains and not commuter trains so noisy at times

A good first house experience

Verified Resident

Building is new and quite nice. We have not had a problem in our building other then issues with facility management which takes time and effort to follow up. Overall the experience is positive. We have a railway close to the building but the insulation works perfectly.

Please tell us what you like and dislike about this area:

The location is fantastic.
Last stop of Victoria line, close to parks and facilities. Brixton market is 50 mt away, if you like cycling you have plenty of option. Love my flat.

Please share one thing (or more) which you wish you had known before you moved in:

Property management is absolutely way too expensive and useless. The costs are just too high, the service is embarrassing and the quality of the shared facility is very poor.

If there is one thing you would change about your flat or property what would it be:

The flat is very close to the railway, so in the summer it would be noisy.
