Building and home amazing. Property Management suck

Property Management is awful as they were written into the lease and have no incentive to maintain the building in order to win the contract . I think this should be illegal. They have failed in every avenue - or building looks much older than 4-5 years old.

Please tell us about the good and bad aspects of living in your local area:

Area is great - transport links 5 mins away, excellent restaurants and shops. Minimal noise for me.

How has the building management responded to any problems or issues you have raised:

They have not - they have failed at every single ask. We asked for the doors to be assessed - they relied on the developers response. We asked for a solution for the bike stores - they again relied on the developers response. Absolutely confident they're in cahoots for their gain and to leaseholder detriment.

Please share one thing (or more) which you wish you had known before you moved in:

That Gateway were going to be written into the lease - I and the rest of the building would have considered other solutions.

Enjoying our home in Brixton

Overall we’ve had a good experience with the development over the year and a bit since we moved in. There have been a few small teething issues and of course being so close to the train has some downsides but overall we love where we live and get to enjoy views of our favourite part of London every day. It’s very well soundproofed and we barely have to use the heating as it’s well insulated. It can get a bit hot in summer but that’s quite normal for new builds it seems.

Please tell us about the good and bad aspects of living in your local area:

We’ve lived in Brixton our whole adult lives and we love it here. Amazing restaurants, great transport links and lovely parks within walking distance.

How has the building management responded to any problems or issues you have raised:

Quite quickly and politely, though we haven’t had to raise much.

Please share one thing (or more) which you wish you had known before you moved in:

It’s hot in the summer, but it can be noisy when the windows are open. We invested in a quiet fan and some good blinds which keeps us cool.

A good first house experience

Building is new and quite nice. We have not had a problem in our building other then issues with facility management which takes time and effort to follow up. Overall the experience is positive. We have a railway close to the building but the insulation works perfectly.

The location is fantastic. Last stop of Victoria line, close to parks and facilities. Brixton market is 50 mt away, if you like cycling you have plenty of option. Love my flat.

Please share one thing (or more) which you wish you had known before you moved in:

Property management is absolutely way too expensive and useless. The costs are just too high, the service is embarrassing and the quality of the shared facility is very poor.

Please share one thing (or more) which you would change about your development:

The flat is very close to the railway, so in the summer it would be noisy.

Building Management fail

If I could give a zero for property management I would. I think everyone knows building management companies are legalised cowboys and those maintaining our building must be the worst on the market. Facilities are simply substandard for a build of this value. We collectively feel that we've been set up to fail with the poor quality build.

Brixton is the soulful metropolis of South London, a melting pot of cultures. Fantastic transport links, ever increasing range of restaurants. Green space in all directions and a 10 minute journey into central London...fab place to live.

Please share one thing (or more) which you wish you had known before you moved in:

The scam on service charge. It is common practise for developers to underestimate this value which residents then present to banks in order to get mortgages. My service charge has doubled in one year.

What is the best feature of your home:

The floor to ceiling windows make a London flat feel much larger than it actually is.

Perfect Development for any young Londoner

The developments best feature is by far the light and windows! Huge big windows and double balcony doors make the building so airy and light which is really rare in 1-2 bed flats in London. Being only 7 floors, it really retains a residential and non-corporate feel and there is a really tight community feel here. The building facilities are basic but functional and the garden has been designed with this in mind and offers a great communal space. The overall finish of the flat including doors, windows, flooring etc is really high quality and was something we noticed instantly when viewing.

Please tell us about the good and bad aspects of living in your local area:

Perfect location for any young Londoner. Amazing proximity to tube access, nightlife, bars & restaurants, gyms, unique markets, craft beer breweries, a lido, park and many more. Brixton has everything and the development is close enough to the energy of the area but tucked away on a smaller, more peaceful road. There is a great culture and energy and I see more and more housing being established.

Please share one thing (or more) which you wish you had known before you moved in:

Whilst we knew we were buying near a busy road, there is a fair amount of activity on this road. This ranges from a lot of night life and party people to siren cars etc (living near a police depo/hospital) so this is frequent.

What is the best feature of your home:

The floor length windows which bring so much light in including the double doors on the balcony.
