Modern living in Brixtonia

This building is a modern building, with duplex, penthouse style apartments on the top floors; wrap around terraces and several entrances. It never feels crowded. Flats facing inward (toward the courtyard) are somewhat overlooked, but the flats facing outward are completely private. The courtyard and rest of the grounds and building are extremely well maintained as there is a 12hr (daytime) concierge and management on site; who also collect parcels and respond to queries / maintenance issues. The team are very friendly and well liked. There are several layers of security and the main entrance is gated; so very secure! The development is mostly young professionals.

Please tell us what you like and dislike about this area:

The development is right in the middle of Brixton – so close to everything. We are located to the side of the Market and close to train, bus and tube connections. Everything on the doorstep. There is not a lot of noise from the Market as it closes at 11pm.

Please share one thing (or more) which you wish you had known before you moved in:

South facing flats get very hot, and would have like to get airconditioning as an option.

If there is one thing you would change about your flat or property what would it be:

Would prefer sliding doors to the terrace over the opening doors which are currently in place.

Love it

The garden is beautiful and well mantained. Havingood the concierge is also very handy. The building in general is modern, tidy and well looked after.
In regards to the flats, the size is very good size. It is all well looked after. If I was in the back flats I wouldn’t like the train view and noise, but I’m fine because I’m in the front flats, facing the garden. Anyway, London is a bit noisy in general but you know that already if you are moving here.
The building is also extremely safe. You have to go througj like 3 doors and security to get to the flat. So there is no problem at all with living windows open and that.
To summarise, it is all really good and the location is great.

Please tell us what you like and dislike about this area:

I love the area. There are really good places to go out especially for food and drinks. It is also really handy having the tube so close. Completely recommend it,

Please share one thing (or more) which you wish you had known before you moved in:

Not really anything that affects me. Guests just cannot park inside the building, and a few people don’t know that when they move in.

Great area

I really like the concierge, as he is really friendly and helpful. As I said the location is the best and the tube is really close.
The flats are also really comfortable.
On the downside, there are many families and children, which can make the place a bit too noiInreallyou love the exterior as tit’s enchanting. It is an amazing place to live in as you become so close to your neighbours. The rails so close also create noise which can be bad especially at night. And the view from my windows to the train is not the best.
The flats store heat very well, what is useful for winter as you don’t need the heater on for long, but for summer it is quite bad, as the airflow is not really good. I would say the best things are the location and the facilities, especially all the green in the garden which creates a nice environment.

Please tell us what you like and dislike about this area:

The area is great especially for food and drinks. The location is really useful and fun. Everything you need is nearby, especially transport.

Please share one thing (or more) which you wish you had known before you moved in:

I would like to have known there were this many families and children, as it can get quite noisy. And also the fact that it is really hot inside the flats during the summer and the airflow is not great.

Well built modern development

The development is a modern new build, recently built which has meant nealry all the neighbours know each other. Many families have started here and started growing up together. The development has a great courtyard and communal spaces and very secure.

The flats are a good size and mix of 1 and 2 bed flats. Some of the higher flats have fantastic views over Brixton

Please tell us what you like and dislike about this area:

Brixton is a bright and vibrant area with lots of good eating spots and a buzzing nightlife. A huge multicultural society means that everyone feels at home here.

Please share one thing (or more) which you wish you had known before you moved in:

How popular Brixton would become – it’s fantastic

The place looks really sunny and bright, especially with the garden which is really green and well mantained.
The flats are really good, modern and spacious. The community is great as well. You get to know everyone and feel safer. The concierge is also really helpful as well.
I really do not have anything bad to say about this. The flats and the facilities are really good and the location is great.

Please tell us what you like and dislike about this area:

The best thing about the area is the market and the transport service. It is really centric and accessible. It is also safe, but ithe can be a bit noisy at times.

Really good

The only problem I’ve had is the flat is very warm during the summer, but it’s great for winter. The design in general is very nice. It is also really quiet and you cannot hear the neighbours next door. It is only loud outside if the kids are playing, but the building has rules so it is not bad.
Inside the flat it is nice and the rooms have a good size. The view as well is nice and the garden is well mantained. The concierge is really good and helpful. Thexactly building feels really safe.

Please tell us what you like and dislike about this area:

The area is great. There are lots of bars. Brixton village is right next door and the places to eat in there are amazing. The tube is nearby which is very practical. Though, it can be very busy at times. On the brightside, as it is at the end of the line, you mostly always can get a seat. In general the area is very fun.

Please share one thing (or more) which you wish you had known before you moved in:

Not really. Exactly as I expected it to be. Everything is good.

It is great, however there can be a downside

I really love the exterior as it’s enchanting. It is an amazing place to live in as you become so close to your neighbours. You also feel extremely safe as you have a security guard at your beck and call. The only downside is would say is that when it’s hot (especially living at the bottom floor) there isn’t much room for air to leave or come in.

Please tell us what you like and dislike about this area:

I like this area as it is close to the market so you’re free to job whenever. As well as this, it is quite local and easy for you to give directions to friends when asked to come over. My only dislike is that because it is so close to the market, rats can normally be seen.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known that there may be chances of a lack of ventilation when living on the bottom floor.

Very happy

Both the building and the flats are really nice and well maintained. The flat is also really comfortable. There is also a bike shed, but to be fair I don’t use it. The neighbours are all really friendly. The place feels really safe.

Please tell us what you like and dislike about this area:

The best thing is it is very easy to commute. There are lots of buses and tube in the area. There are also lots of places to go out and socialise. It is also not too noisy, which is good.

Please share one thing (or more) which you wish you had known before you moved in:

Not really as I was here since the beginning of the development.

Nice but a bit chaotic

Verified Resident

The building is okay. It’s nice and modern. The design is really nice. However, it can get a bit chaotic as there are too many people. I have not had any problems though. I would say the main advantage is it is located on a centric location.

Please tell us what you like and dislike about this area:

Lot of people. Lots of activities. Everything close

Please share one thing (or more) which you wish you had known before you moved in:

Not really. It’s pretty much what was advertised.

Not bad

Bike compartment is really practical and the building is aesthetically pleasing. However, it is not ideal for children as there are too many rules.
On the brightside, the building provides services as collecting your post, and it’s gated, what makes you feel safer.

Please tell us what you like and dislike about this area:

The area is great. The station is really close, and it’s easy to access central London. Furthermore, there are many shopping places.

Please share one thing (or more) which you wish you had known before you moved in:

Probably all rules which apply to children, and maybe more about the landlord.
