It’s only 15 minutes away from Central London, but thanks to sprawling Epping Forest (which sits just to the east), Lloyds Park and the Walthamstow Wetlands nature reserve. This place can feel a world away from the city. It’s a Zone 3 suburb with Chingford to the north, Leyton to the south and Tottenham to the west. An easy commute into town is just one of its selling points.

Blackhorse Road and Walthamstow Central offer Underground and Overground trains to the likes of Euston, King’s Cross St. Pancras and the West End. And, because they’re right at the end of the Victoria line, you’re pretty much guaranteed a seat in the mornings.

With its period architecture, age-old church and quaint boutiques, Walthamstow Village has charm by the bucketload. It’s one of the most popular – and pricey – pockets in the area. Orford Road, in particular, has some lovely independent stores and restaurants that have stood for years.

Walthamstow Market is said to be the longest in Europe, and its traders line up along Walthamstow High Street for nearly a kilometre. For market wares with a roof, head to Wood Road, where there’s a duo of indoor varieties. And we can’t mention Walthamstow without nodding to one of its most well-known establishments – God’s Own Junkyard, a celebration of all things neon.

BHM is great. Just mind one thing

Everything is good. One of the bad things is parking availability. There’s no space for family or friends that come to visit us, or even enough spaces for all the residents. Please improve that

The building management and facilities are great. The design and the effort of management for make things easier for all the residents is great. We have Tesco around the corner, we have heated swimming pool, a gym well equipped, and great staff team that are available to help with our needs.

I would have loved to know that we didn’t have enough parking spaces.

How has the building management responded to any problems or issues you have raised:

It has been all good so far. No issues at all with management.

With the breweries close by and walthamstow village a short walk there’s everything you could need. A 3 minute walk to blackhorse road station means you can get across Londok very quickly. The view of the wetlands is beautiful and like a little oasis inside London. Parking is very limited but we don’t own a car. I come from Walthamstow so being able to live so close to where I grew up is lovely.

The design of the flat itself is lovely, very light and spacious with very nice but also practical furniture. The shared spaces are also very well thought out and always very clean. The security makes you feel very safe living here. If there is ever anything wrong the building management team are quick to respond too.

Please share one thing (or more) which you wish you had known before you moved in:

The cupboards in the flat do not come with any shelves so these need to be installed and paid for yourself.

How has the building management responded to any problems or issues you have raised:

The building management team have been quick to respond to an issues and very happy to help.

The building design & aesthetic is very high end

Coffee shops abundant
Limited retail but much improved

Please review your development:

The building design & aesthetic is very high end ~ the quality of the apartments furniture & fit out is exceptional. There are plenty of amenities that make the property attractive. Staff very accommodating.
Some areas look tired & in need of a repaint / replacement / deep clean.
Limited plants on the first floor communal outdoor areas (unlike all the exterior planting) otherwise the development is very green & homely.
I’ve lived here 4 years & am very happy with the facilities.

The wetlands is not dog friendly so if you have a dog there are not many areas to exercise them locally.

How has the building management responded to any problems or issues you have raised:

Property management has been very slow to respond or action requests. I am still waiting on replacement kitchen doors & seals for my doors

Local area is really great with plently of green spaces for walking (Wetlands, canal), a wide range of nearby shops (Tesco, Coop, international supermarket, High street, pharmacies etc) and close transport connections.

Please review your development:

The development is great: good design and quality, Samsung appliances in the kitchen, modern bathrooms, nice common area for co-working and relaxing, and ammenities such as gym, pool and tennis pitch. There is also reception and dedicated parcel room, which makes life much easier.

Please share one thing (or more) which you wish you had known before you moved in:

Inspect the water pipes near the mains valve (stop cock) if you can – it failed after five years, but there might have been signs before that.

How has the building management responded to any problems or issues you have raised:

We recently had a water leak in the flat due to a discloated pipe while we were on holiday. Luckily the bulding management team reacted very quickly to mitigate the damage. They stopped leak immediately after noticing it, collected the water, moved our affected possessions in safe areas, and started the drying process. They also fixed the pipe while we were away, and when we returned the flat was pretty much back to normal. Huge thanks to Toye, Robert and colleagues for their quick and professional reaction!
