About Solum

Solum is a joint venture between Network Rail and Kier. The joint venture was established to develop mixed-use spaces in locations including Epsom, Haywards Heath, Kingswood, Walthamstow and Twickenham. It aims to reimagine the way railway land is used so it can better serve the community, whilst providing homes. Solum also strives to build high quality, environmentally friendly new homes close to London’s transport hubs.

The lobby gives a luxurious feeling, but is not always cleaned properly.

The building is next to the traintrack and you will hear the train running by ever 30 min, the isolation could have been better. The apartment is designed in a modern and luxerious way. The bedrooms are spacious and the two bathrooms are well designed, the seperate utility room with washing/drying machine is a big plus.. The lobby gives a luxurious feeling, but is not always cleaned properly. There is only one entrance (automatic door) and no other fire exit. Certain maintenance and property management issues have not been resolved as yet or not smoothly.

Great location close to the overground and underground station, market and central area of Walthamstow. Plenty of restaurants and entertainment in the area. Close to parks and recreation facilities.

Please share one thing (or more) which you wish you had known before you moved in:

I did not realize that we could here the trains running by in our bedroom that well, I think this could have been prevented with better isolation/windows.

How has the building management responded to any problems or issues you have raised:

I was not pleased with this, we had to wait long before problems were resolved and continue chasing them. There was a lot of unclarity and push back from their side.

Great home for first time buyers – but get a professional snagger to flag issues pre-move

We were one of the first leaseholders in the building is key in this review. The designs of the flats themselves are fantastic, high-specification and the rooms are laid out well. We really appreciated all the pre-installed utilities, appliances and design features.

However, as time has went on, a lot of this has proved to be a bit of a facade. We’re 18 months in and still resolving snags in our property, and almost every single appliance or facet has experienced a fault or a design flat that has prevented our enjoyment – the attention to detail, reliability and foundations were overlooked and rushed despite a 4-month delay on the original completion date.

The building management and facilities is also very poor, the communal doors and lifts break regularly, several of the residents voluntarily self manage the building to point out issues yet no timeline or commitment is rarely given to fix them. When one thing fixes, another breaks – for example, the communal lobby is experiencing a water leak & minor flooding right now, you’d think that’s an urgent issue but it remains unattended.

Perhaps in time these issues will be a mute point due to the flats being slightly older – all snags resolved and ideally in time a different management company other than Alexander Faulkner Partnership LTD. In their defense, the service charge is slightly lower than comparable buildings but I’d rather pay more if it meant issues resolved.

Walthamstow Central has an amazing number of great local shops, restaurants and bars – the nearby village, Lloyd Park, Walthamstow Wetlands are real highlights.

You should hire a professional snagger and have them produce a list of existing issues and get a timeline on fixing them before agreeing to completion.

What is the best feature of your home:

Living room space is large and spacious, and integrated kitchen appliances are fantastic.

Walthamstow’s Village Vibe

Very nice location and solid style, fittings and design for value.

Facilities are good – access to bins and bike Locks are good.

It would be good if we had a concierge in the reception. I think this could be funded at a reasonable rate by the residents and would add security and mitigate minor issues we have in the reception area.

Great location and design

Lovely building, super clean and modern and inviting. Love the apartment layout, really good use of the space. Would be nice if there was a bit more counter space in the kitchen as when you utensils etc on it there’s very little room to prepare food. As the room is quite long and there’s a lot of space it seems a shame to not have maximised this aspect. Haven’t had much experience with the building or property management but whenever there is any mess etc in the communal areas it’s always dealt with really quickly. Overall super happy with the apartment itself and facilities

Perfect area, right next to station and local shopping centre. However the open car park behind the property leads to people hanging around at night.

How loud the train would be next to the apartments

If there is one thing you would change about your flat or property what would it be:

Noise from train tracks and infra red switch on the mirror is very temperamental
