Great location and good value for money

Very modern design. Communal space is great for socialising. Parcel storage is super useful for when you are out at work and not available to collect parcels.
Building manager/ concierge has always been helpful and chatty. Sometimes slow to respond to emails.
We recently found out our building had cladding that does not meet fire safety standards so we now have fire wardens on site 24/7. This is a bit concerning but they seem to be managing it well. I’m not convinced we would know exactly what to do in the case of a fire though.

5 minute walk to a big Tesco supermarket and only a 5 minute walk to Elverson Road DLR.
10 minute walk to Greenwich town centre and also Lewisham. Just up the hill is Blackheath Common which is great for running.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known how long the building works would be going on for near our development.

How has the building management responded to any problems or issues you have raised:

We haven’t raised many issues during our time here. Our water stopped for a short period and our building manager was very quick to respond to my email.

A spacious and modern place to live

The design of the property is great. The bedrooms are a good size and the layout of the flat is spacious and modern. I really like the neutral colours of the decor and the appliances are a good quality. The property is pet friendly which is a big plus. It’s rare to find that flexibility in London.
The facilities are good. The communal room is a great benefit and I’ve used the pool table a few times when having friends or family over. The working from home room is another good addition (although I must admit I’ve not used it). But it’s nice to know it’s there if I need it.
On a day-to-day basis, I’ve not had any issues with the building management. I’ve found them helpful and willing to get things done. On one occasion, sorting an issue took longer than anticipated but it wasn’t a life or death situation so I wasn’t inconvenienced too much.

The property is located within short walking distance of the DLR and bus which is great for commuting. There are a couple of convenience stores located nearby for last minute purchases and both Greenwich and Lewisham are a short walk away for restaurants, bars and shops.

How noisy the construction site opposite was going to be!

How has the building management responded to any problems or issues you have raised:

Good to respond to queries, when I had an emergency with the washing machine they sent someone out straightaway. Only delay is when I had an issue with the filter system and it needed replacing as it was faulty. It took a long time for someone to come and fix it.

Modern development in an odd spot

The design of the building interior is very nice and modern, although structure does not let phone signal in very readily and the lobby is a complete dark spot. The lounge room and study room are very nice and not something everywhere has. The parcel room is also very convenient

There are shops close by but no bars/restaurants. The DLR line is very close which is nice.

The balcony doors are lockable and they should be locked if left open as it can be very windy causing them to slam

If there is one thing you would change about your flat or property what would it be:

The carpet fibres get everywhere, which means you need to own a vacuum!

We live in Trillium Heights, which is the newest of Horizon buildings. Property management is good, never had any issues. Cleaning is done regularly, there is a property management on site during week days. They recently dscovered some fire safety issues, so now there are fire wardens on site in each building 24/7. There is a long term construction next to our building which is a next phase of this development, they have been working for 2 years now (demolishing all buildings, clearing the site, etc), and have just now started the construction and put up a crane, so it got quite noisy during the day.

Please tell us what you like and dislike about this area:

Like: New development with good service. Walking distance to Lewisham Station and Greenwich park.
Dislike: There is a long term noisy construction next to the developpment.

I wish I knew that the construction woukd be a long term project (originally we were told there would be only a parking lot there).

What is the best feature of your home:

My apartment is quite spacious and has a big terrace It is on the 13 floor, so the views are very good.

Spacious, well finished property. Secure parking available for additional monthly cost. Common area available and app services (chargeable). Parcel room available however access can be challenging as access codes are not always generated. Property management can be slow to resolve issues. Building site for phase 4 is underway, very noisy during the day (08:00-17:30).

Great development situated very close to both Greenwich and Lewisham for transport links. Short 5-10 minute walk to Greenwich Park.

Flat manuals are available and great resource.

What is the best feature of your home:

The space available and the finish of the flat is of great standard.

The walls are thin, and I’ve lived here for two years and the carpets still have a lot of loose fluff which makes the house very dusty

The in the kitchen sink is also an odd size with a tap that is very close to the edge of the sink that means wateR gets everywhere and ruins the silicone lining around the sink

The facilities like the parcel room and the pool table is really nice

Building management are great though and its worth the money regardless of the thin walls lol

Design: exterior design is fine but other developments around have weird funky shades of blue colors. Not very subtle and it is what we see from our balcony.
2 elevators.
Common premises are closed since COVID outbreak so can’t tell.
Building and property management: all fine except that the parcel safeplace door is always open. Refuse bins are always full (probably due to lockdown with more people at home).

Please tell us what you like and dislike about this area:

Like: walking distance from Greenwich park and Tesco Superstore in Lewisham. Area is quite.
Dislike: transport links for City work is not ideal. Better off cycling. Area itself is not pretty and quite dull. Not many choices of restaurant nearby except chinese/indian. New developments are being built just in front of the building so very noisy and dusty.

What is the best feature of your home:

Interior design of the flat: Layout is very good. Open space between living room and kitchen gives the impression it is wider than it really is. Decent size balcony. Very bright apartment. Furnitures are not the best quality nor taste (mustard fake suede armchair).
Minus point for the built-in fridge without handle for a slicker look. It is actually less practical and my wife has trouble opening it. It is also way too high so upper shelves are always empty as it is too annoying to climb on a chair each time to reach to something if you are shorter than 6ft.
Dark wooden floor makes a nice impression but makes dust very noticeable. Need to wipe the floor everyday.

We are really enjoying living here.
There are plenty of facilities in the development: communal area on the ground floor with sofa and maxi screen with free Netflix access, pool table, office space, garden on the first floor, parcel room.
During lock down they organised zoom activities
It would be great to have extra pick up for the rubbish, and have extra containers for food disposal
One downside are the constructions currently going on: they are really noisy and there is lots of dust

Great location, close to Greenwich park. Well connected

Nothing that I didn’t know, I just wish there was no carpet in the bedrooms

Good looking apartments with great interior layout. Decent facilities (concierge, community room) but lacking a gym/excercise area.
Building management was always quick and very helpful whenever there were any issues.
Overall a really development for younger people

Good transport links, quite a few shops around and big supermarkets only 5-10 mins walk.

I wish an insight into the community was given before moving in, such as info on the area.

Modern design, clean and tidy with a large gardening common area. Big living room space with open kitchen which I like a lot.
Equipped with a common area for events.
Nice and friendly building management with sufficient communication on things happening in the development.

Cool and quiet area with access to Greenwich in 15 mins walk. With sufficient local shops, supermarket and restaurant for an easy daily life.

Nothing much to be honest. I enjoy everything so far.
Maybe if the management can give an example of bills break down that will be helpful

Big living room with modern and clean design which you have enough space for storage and additional furnitures
