Beautiful flats with top quality furnishings and finishes. I don’t have a balcony but I have the most gorgeous view of the wetlands that is breathtaking. INCREDIBLE facilities – you will struggle to find this in London (pool, tennis court, gym, common room, private dining room, rooftop, bar area etc).

I love Walthamstow as a community as well as a location – fantastic transport links (Victoria line is incredibly efficient). The area reflects a strong melting pot of cultures where everyone and anyone can fit in, as well as lovely restaurants, parks and beautiful nature reserves.

Please share one thing (or more) which you wish you had known before you moved in:

Really friendly local Blackhorse community/fellow residents who all seem to really love animals – and come together with animals.

What is the best feature of your home:

My view and L-shaped kitchen with modern finishings

Another level of living

The development has been designed/finished to a high standard with a modern feel and finish throughout the buildings. Building management is good, all public areas are kept clean and tidy. Very convenient having 24hr concierge on site.
Facilities are varied and excited to be able to use them post Covid.
Dennis have been very helpful and accommodating the day we moved in and the whole team are really friendly and welcoming.

Really nice area with lots of lovely walks / bike rides etc. Lots of countryside feel whilst living in the city! Great transport links into the city.
Downfall is no parking on site even though there is empty parking spaces not being used.

Please share one thing (or more) which you wish you had known before you moved in:

Wish we had of known about the guest passes to the health-club being very limited.

What is the best feature of your home:

Lots of natural light – floor to ceiling window in living area.

Amazing modern design, everything is taken care of with attention to detail. We haven’t been able to use swimming pool or gym (because of the lockdown) but Front of House team have been great. A big shout-out to Denis, always available, kind and willing to help.

We look forward to the end of the lockdown to try the swimming pool and the gym 🙂

Despite being in lockdown, we are having a great time. Very close to the tube, a lot of parks around if you want to go for a stroll or a run. Walthamstow really feels like a community (rare in London!).

Please share one thing (or more) which you wish you had known before you moved in:

1. The nature around is amazing. We love the parks and the wetlands.
2. Heating with eON is quite expensive and you can’t change provider.

How has the building management responded to any problems or issues you have raised:

No concerns. We didn’t have much to be fixed, but when we called (or emailed), everything was taken care of in no time.

Great design but terrible choice of coffee table as it stains like hell.

Bin chutes are mostly broken but I enjoy the rest of the facilities.

Front of house is super helpful especially Darek, he always helps me, even replies to out of hours messages.

Great transport link, pretty close to shops and some restaurants, can’t really hear outside the flat cause the windows are thick. Not happy we can’t use the parking spots cause they’re supposed to be for disabled people or something which is ridiculous, there are a lot of parking spots around the building. There are also plenty of green spaces around but they unfortunately close around 4pm.

That we can’t park around, I was planning to buy a car but this stopped me.

How has the building management responded to any problems or issues you have raised:

Had issues with the heating and they came multiple times to check if it was working was very pleased.

Thank you for your review and constructive feedback. I am sorry if the marble coffee table is marking, I will look into this further and be in touch with what we can do to help with this.

Apologies, I know we’ve had some difficulties with the bin chutes during lockdown, but we are in discussions with the contractor to prevent this from happening again.

The parking restrictions at the development are part of the planning agreement with the council I am afraid, although I do appreciate it seems a little of odd given the number of space available.

It was great to see that Darek has been so helpful & you’re enjoying the facilities.

The house is very large and modern there’s a lot of space the i don’t have much to say because everything has been good to far everyone is very kind and very very helpful the whole place is amazing so many facilities and nice people I like this place a lot

I just moved in however I love this place a very nice place everyone is really kind the views are amazing me and my family are very happy to live here so far there hasn’t been any bad things.

Development is brilliant. Could do with installing better anti-bird measures like pigeon spikes as there is some pigeon poo in some areas. Maybe some more rat/mouse bait boxes too. Pool and gym not open yet due to Covid but they look incredible and I can’t wait to try them

Area is developing. Currently not a lot to do locally (although I’m still discovering stuff). Exceptional links to centre of town in any case

You need to buy a lot of stuff from Wilko or bring your own stuff when you move in, e.g. bins, iron board, cutlery, sheets, etc. It is furnished but it’s not a hotel

Had none so far, but Dariusz and Delila are great and I know would help quickly

(Once they finally open again) the facilities are amazing. Well equipped gym, heated outdoor swimming pool, communal area with pool and tables big TV, dining room for hire, roof terrace etc…. really impressive. Apartments and furniture good quality and nice minimalistic design.

Amazing facilities especially when you consider the price, dog friendly. Really good location, only few minutes from the tube and on the doorstep to the wetlands. 15 minutes give to central london.

Being close to wetlands caused invasion of spiders like I’ve never seen before.

How has the building management responded to any problems or issues you have raised:

Generally prompt in response. You can always go and speak to them in person.

My wife and I have been living at BHM with our dog 6 months ago and it has been the best decision we could make. Been able to wake up, look outside and see the Wetlands, the amazing sunsets and taking our dog to play with the other lot of dogs in the building has been just essential to go through these lockdowns.
In terms of design and facilities, BHM is a beautiful new development with facilities that will keep you entertained and make you don’t want to leave the premises. Is not everywhere in London that you can find onsite gym, swimming pool, tennis court, dining room and a roof terrace for the price you pay here. Overall my experience is pretty positive, but if I must highlight one negative side is that sometimes the flat finish and polishing lack a bit of care and seem to be rushed a bit. But you really have to pay attention to the details and finishing to notice some little things that could have been better.
Can’t highlight more how friendly and helpful the staff at BHM are. Always ready to support us with any problems ( and there will always be problems, anywhere you go), they go the extra mile to make sure they’ve helped you. Again, to mention one negative aspect, I believe the management team could do a better job in organising meetings with the residents to understand the most frequent common complaints and address them. They do hear us and changes happen sometimes, but it could be in a more organised, efficient and official way 🙂

Honestly I can’t think of anything that beats this view of the Wetlands. We were looking for some peace and quiet, away from central London, while still a few minutes away from it if necessary, and that’s what we found at BHM. Of course you won’t find as many restaurant and shop options as in central, so if you want to be in a busy area full of commerce, maybe this is not for you. We have a good range of supermarkets at walking distance (Lidl, Tesco, Sainsbury’s, Coop…) And other local shops for fresh veggies and coffee shops. 1 min away from Blackhorse Road station, Victoria Lina, commuting to Central couldn’t be easier. Also a number of bus routes everywhere.
I don’t drive, but i heard that parking can be challenging and expensive, so if that’s important to you I’d recommend checking in advance.

Please share one thing (or more) which you wish you had known before you moved in:

That there wouldn’t be parking spots. That booking the dining room on a Saturday would be so hard ( but that’s probably because of lockdown rules hahha) . Oh! Check if the floor is level in all rooms , or you might have surprises when you bring your furniture hahaha.
And if you can afford , definitely pay a bit more for the view! Makes all the difference !!

If there is one thing you would change about your flat or property what would it be:

We live in London, where for 6 months after 4 pm is dark outside. The lights next to the tênis court could be turned to the court, not the street, we that we can at after is dark.

BHM has by far been my favourite home to date, from the facilities, the design, the location, staff and the community, everything has really exceeded my expectations.
First off, I never could’ve dreamt of having a rooftop swimming pool in London, but on top of that we also have a great gym, a studio (which I was super excited about as a dancer), a tennis court, pool tables, private dining rooms and rooftop shuffle board. I love my flat, which, for a studio, is the biggest I’ve come across in London and love the huge balcony that overlooks the Walthamstow Wetlands.
The onsite staff are great. The front of house team are all super lovely and really helpful with any queries that I’ve had. Dalila really went out of her way to help with the dining room booking and gave me a tour. Stopping for a chat with Darek, Dalila and Charlton really brightens my day. The gym staff are also really nice and make me more motivated to get my butt to the gym. The maintenance manager, Mike, is a top guy and has gone above and beyond to help me with some decor changes in my flat.
We also have a great community, I’ve made a bunch of friends in the building and a resident recently put on a games night for everyone, which was a lot of fun.
Added bonus: there are loads of cute dogs that live here.

I absolutely love this area! Being so close to the Victoria line and being able to get to Central so quickly is amazing. Some of my favourite things in in the area in summertime especially are the Lloyd Park market and the bars and restaurants at Crate, both of which are just a walk away. Being right next to the beautiful Walthamstow Wetlands is great and has been a godsend during lockdown.

Please share one thing (or more) which you wish you had known before you moved in:

Obviously completely out of management’s hands, but I wish I’d have known that the lockdown would completely shut down all the facilities multiple times. On the plus side however, we have received a small rent refund as a courtesy for this inconvenience.
My only real negative is the sofa that comes with the flat, looks nice, super hard.

The rooftop swimming pool that overlooks the Wetlands!

Lovely place , swimming pool, billiard, tennis court , gym and nice view from the roof 🌈and a lots of space in communal area for work and to feel as home♥️ and to make friends. Nice green space outside the building , where we can stay in the summer and to play ping🍸🍾pong😀

Close to the underground station and the reservoirs where you can have a walk in your free time. A lot of supermarkets around.

One of the things I love about BHM is the design, everything looks amazing. Honestly, great modern good looking design across the whole development. Facilities cover everything you may want to do and the staff is really nice and helpful. Couldn’t ask for much more.

When facilities are open (let’s hope covid restrictions go easier soon) BHM simply has everything you need. You got a gym, swimming pool, co-working space, entertainment areas, rooftop, etc. Not much need to leave the complex tbh, and when you do, it has plenty of shops around apart from good transport connections.

Please share one thing (or more) which you wish you had known before you moved in:

Not much really, what you see is what you get. Apart from when things are closed due to covid, that takes a big hit on the experience you can have at BHM but still, great place, just hope restrictions go easier soon.

What is the best feature of your home:

Having such a variety of facilities (when they are open), you literally don’t need to live the development, and if you do, it’s easy and fast to get central while still being quite far and surrounded by the beautiful wetlands.
