I absolutely LOVED living in this development. Having a gym was brilliant – it had everything I needed and Reanne and Naweed (who work there) were always on hand whenever I needed advice for workouts. The pool was amazing to cool down with on a hot day too.
The building management were amazing too. Darek was always there with a friendly smile and great chat whenever we entered the building which always put a spring in my step.

Moving to this development was the first time living In any part of East London and we immediately fell in love. There is great transport links with the Victoria line just a stones throw away from the development and the overground keep you well connected too. There is also a great choice of local breweries and nice coffee shops with close walking distance.

Please share one thing (or more) which you wish you had known before you moved in:

There was a lovely community vibe that you can throw yourself into as much or as little as you like. The team who work front of house regularly organise events to bring residents together and the result is that there is a lovely energy in the building of people knowing who their neighbours are and everyone is really friendly

How has the building management responded to any problems or issues you have raised:

When we first moved in we couldn’t get our washing machine to work and Dennis was great at resolving the issue for us. On the same day he swapped it out for a new one which worked perfectly.

Great location, views, and facilities, and an outstanding on-site team

My stay at Blackhorse Mills has been the best experience I’ve had with renting, ever. The development, facilities, and location are excellent. Apartments are designed with renters in mind and offer really generous size rooms, private balconies, and plenty of storage. The renting process and application are quick and easy and saved me lots of time, information was really straightforward and easily available, and the lettings team was very helpful throughout my application and move-in, and beyond. The on-site team really cares about providing the best experience to all residents, and creating a sense of community through events and activities for residents to enjoy and meet other residence.

Please tell us what you like and dislike about this area:

The area has seen a rapid development and continuous improvement in the last few years, with many new developments being added to the Walthamstow landscape. Renting at Blackhorse Mills means you have the Walthamstow Wetlands at your door step and quick access to many other local green spaces like Lloyd Park, and St James’s Park. With balconies overlooking the Wetlands you can’t really get a better view. Transport is quick and easy with the Victoria Line and London Overground and plenty of buss lines. The area is rich with local shops, bars & restaurants, markets, and kids play areas and entertainment.

Please share one thing (or more) which you wish you had known before you moved in:

The flats are better quality and bigger than in any other of the new developments that have recently been built in the area.
The on-site team is amazing in going the extra mile to make your stay as good as it can be.
The development being pet-friendly is great, but not all pet owners will be responsible with cleaning up after their pets, so I’m always mindful about checking the area before letting my child play in the outdoor and indoor shared spaces.

How has the building management responded to any problems or issues you have raised:

Problems and issues were always resolved quickly and efficiently, and I’ve only had a few very minor repair request during my 18 months here as appliances are new and apartments are kept in a really good condition.

Pleasant staying

The building is very well made, especially for people who like to socialise. There are plenty of dedicated areas, like the social room or the dining room. Big space where you can chill with your friends or by yourself. There is literally everything you can ask for, pool, tennis court, gym, lots of space outside, parcel room and lots of pups everywhere. FOH staff is always kind and helpful!

The building is located near Blackhorse Road station and there are many buses around for different destinations. Plenty of shops and coffee shops, also 10 min away walking from both Tottenham Hale and St James street, with many other shops too.

It gets VERY windy sometimes

How has the building management responded to any problems or issues you have raised:

Didn’t raise any issue so far but where there are issues around the building they always communicate and sort it out rather quickly

Best London renting experience

Beats every rental experience I’ve had in London. Post room is really useful – never need to wait for a parcel. Everything furnished in flat is high quality and stuff I would buy myself. It’s nice that it’s dog friendly we can dog sit for neighbours. Front of house really useful, helped us move our furniture in. Only thing to improve is that the bin chute has been broken since I’ve lived there.

The local breweries are great but the area would benefit from more restaurants. There are plenty of local shops. Occasionally hear the overground when the windows are open but otherwise a really quiet street.

The spiders!

How has the building management responded to any problems or issues you have raised:

They are extremely quick to reply to day to day maintenance requests. However it would be good if the bin chute could be fixed.

The development is like living in a bouji hotel! It’s got all the amenities you could ever want – pool (which is outdoors but stays nice and warm throughout winter with the exception of one or two chilly swims), pool tables, cinema lounge, tennis court, co working space (which is amazing!) and brilliant if you have a dog as there’s loads of people around with doggos so plenty of playing opinions and even a dog sitting group!

The reception staff are all SO lovely – literally the most welcoming friendly face every day you come home!

It’s been an absolute blast – and the only reason I left was to buy a place, otherwise I could have stayed forever haha

Walthamstow is fab – a really vibrant place to live and has plenty of food options around. The parking is very limited however you’ve got Blackhorse Road just on your door step so that makes it nice and easy.

Please share one thing (or more) which you wish you had known before you moved in:

Living this close to the wetlands means it’s bug central haha

So spider spray in summer is your friend and always keep your balcony doors closed at night if you have lights on as otherwise you’ll have a ceiling of bugs!

Saying that, the spider people come round every few weeks and spray the building with peppermint to get rid of all the cobwebs,

How has the building management responded to any problems or issues you have raised:

When i moved in and couldn’t work out the wifi on the first night – they literally responded at 11pm to help me get it sorted!

There’s been a long wait on the fenced dog area which is my only criticism as apparently this was due to be done by the time I moved in and a year later it still wasn’t. However with a global pandemic still happening then that explains it somewhat. However I know some residents have been pretty annoyed about this, and that’s fair enough.

Love living here! Lovely views and property. Staff in the development are amazing, big shoutout to Toye at FOH, Anna and Derak. Amazing facilities, I use tennis a lot. Literally 2 mins from Blackhorse Road. Love having the dogs around as well.

The marshes don’t open until 9am so you can have no early morn runs around them – and close at 5ish!

A well-thoughtout build

This is an amazing place to live. The development supports building a community with various events throughout the year which is lovely especially in a place like London that can be transient and lonely. The facilities are great, always clean and the outdoor heated pool is a massive selling point as I love swimming. It has various spaces throughout that you can entertain and invite company over. I also love the bin shoot that is on each floor, which allows us to easily deposit waste and recycling. It’s also a stone throw away from the underground station so makes coming home after a night out on the weekend so easy and more safer, when there is the night tube. I love all the greenery and the decor, feels like a fancy hotel. Some points for improvement would be more spaces for visitors by car and for a period over 2 hours. It would also be good to have an online booking system for the tennis court and the private dining room so cancellations can easily be seen to avoid these not being utilised. Apologies if there is a system and I am not aware of it!

Please tell us what you like and dislike about this area:

We are between Tottenham Hale which has a retail park with the standard shops and Walthamstow high street which has a range of shops and restaurants. I think it’s about a 15/20 minute walk either way. There’s a coop and little tesco even closer though. I love how close we are to the station but it brings about issues with finding parking nearby.

I hadn’t realised how high in demand this place was until I moved here.

How has the building management responded to any problems or issues you have raised:

Prompt and very friendly. You cannot choose your provider for energy so might not be getting the best market rate.

Blackhorse Mills has great facilities such as gym with private training room, heated pool, convenient parcel storage so you never miss a delivery, secure storage for bikes, lovely conscierge service, fantastic common area with outdoor terraces, billiard-tables and plenty of space for work and/or meeting friends. It’s also pet friendly and has a lot of residents’ events from sports trainings to cultural evenings. Overall, a great place to live! Also speacial thanks to Darek and Toye, and all other members of staff for superb support!

The location of Blackhorse Mills development is perfect in all aspects. The nearest tube station going right to the central London and groceries shops are just 2 minutes walk from the development. Further, you can see the Walthamstow Wetlands, the largest urban reserves in Europe, from your apartment window. It’s a truly amazing place for walks and cycling, ideal for nature lovers and bird watchers!

The development is also 7-10 minutes walk from Tottenham Hale station, which is a convenient place to take trains to Stansted airport.

How has the building management responded to any problems or issues you have raised:

I didn’t encounter any problems, but usually any issue is resolved within a day, the staff here is very open and friendly.

Easy to get to London from Blackhorse Road station. Conveniently next to green spaces like Walthamstow wetlands. Lots of bars and restaurants

I wish I knew that parking would be so difficult. Parking too expensive and no council permits allowed even though I’m a key worker and drive an electric car – you’d expect these things to make parking easier but I park 20 minutes away for £75 a month. Not just a BHM issue but also a council issue.

Great views, location and facilities

Amazing building with incredible facilities and a view to match. The gym and swimming pool are top notch, as are the visiting food trucks. The communal space has a great open-plan with pool tables, instant hot water for tea/coffee, and plenty of spaces for remote working.

The wetlands nearby are perfect for evening/weekend walks, with the Victoria Line and Overground situated only 5 minutes away that can get you pretty much wherever you want to go. Great coffee shop attached to the building, as well as an F45 gym.

Please share one thing (or more) which you wish you had known before you moved in:

You’ll be living in Zone 3, so the cost getting into Zone 1 is high. Probably obvious, but worth thinking about.

The team, Denis in particular, is extremely responsive and is always reliable to sort problems.

Blackhorse mills has everything you could need. I love being able to go for an evening swim after work or host dinner parties in the private dining rooms. Having a post room is a real life saver! I also love the community vibe of blackhorse mills, especially if you have a dog, you will make a lot of friends. My only complaint of the flats would be that the walls must be quite thin and therefore noise in the flats can be an issue if you are on different schedules etc. Overall a wonderful hidden gem in London and it really does feel like being on holiday!

Blackhorse road is a lovely area with great drinking options such as trumans and signature brewery. There are plenty of places to go for nice long runs or grab some brunch/coffee. I highly reccomend Slow Burn restaurant too! It is a very quiet area and I always feel safe getting home at night as we are so close to the underground/overground.

Please share one thing (or more) which you wish you had known before you moved in:

We had some issues surround post codes that would have been good to know in advance of moving in, other than that everything was made very clear to me upon moving in.

How has the building management responded to any problems or issues you have raised:

Sorted out issues within good time frames. There is an online portal where you can search for information about the flat, even down to the best way to clean specific cabinets or furniture which is very useful.
