The development has great design and refurbishment

Please tell us about the good and bad aspects of living in your local area:

The development is located close to the tube, train and overground stations, which is very handy to get to literally any central or outside London spot. There are amazing wetlands just in 15 min walk, where it’s easy to relax and reconnect with the nature. A variety of local specialised shops and coffee places is great!

How has the building management responded to any problems or issues you have raised:

On house repairs and maintenance requests, the team is very responsive and the workers are very friendly and efficient. Some rate increases were handled some years normally, the other years we had a dispute with a rate increases, but eventually it was settled.

Please share one thing (or more) which you wish you had known before you moved in:

A small thing, because of close proximity to the wetlands, during summer the windows will get covered by flies and spiders, not dangerous at all but may be annoying.

There are lots of lovely grocery stores, and restaurants. Transport links are amazing with the Victoria line so close.

How has the building management responded to any problems or issues you have raised:

Typically the Blackhorse Mills team are super quick to respond.

It’s super easy to get into central London from the location

✅The breweries are great. Narrative coffee is lovely. Lidl within walking distance (20 mins). ❌Regular phone snatchers near tube

How has the building management responded to any problems or issues you have raised:

There’s ongoing issues with the lifts and supposedly aircon but to my knowledge not sorted yet

Things to do: Bar crawl around the breweries Walk the wetlands More yoga Slow burn - great restaurant Gym classes

Blackhorse Mills is in a very convenient part of Walthamstow, with excellent transport links from Blackhorse Road Station, including the Victoria line and Overground. There are useful local shops, cafés and places to eat nearby, and Walthamstow Wetlands is a great open space within walking distance. The area feels well connected, practical and increasingly lively. Like many parts of London, traffic and noise can vary at busy times, but overall it is a convenient and pleasant place to live.

How has the building management responded to any problems or issues you have raised:

Promptly. They have responded in a friendly manner and resolved our issues

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known how useful the concierge and reception team would be in day-to-day living. It is not just about having nice facilities; having helpful staff on site makes a real difference to the overall experience of living here. I would also recommend new neighbours take full advantage of the transport links and nearby open spaces, especially Walthamstow Wetlands.

They are prompt an always fix things quickly and to a high standard.
