I absolutely LOVED living in this development. Having a gym was brilliant – it had everything I needed and Reanne and Naweed (who work there) were always on hand whenever I needed advice for workouts. The pool was amazing to cool down with on a hot day too.
The building management were amazing too. Darek was always there with a friendly smile and great chat whenever we entered the building which always put a spring in my step.

Moving to this development was the first time living In any part of East London and we immediately fell in love. There is great transport links with the Victoria line just a stones throw away from the development and the overground keep you well connected too. There is also a great choice of local breweries and nice coffee shops with close walking distance.

Please share one thing (or more) which you wish you had known before you moved in:

There was a lovely community vibe that you can throw yourself into as much or as little as you like. The team who work front of house regularly organise events to bring residents together and the result is that there is a lovely energy in the building of people knowing who their neighbours are and everyone is really friendly

How has the building management responded to any problems or issues you have raised:

When we first moved in we couldn’t get our washing machine to work and Dennis was great at resolving the issue for us. On the same day he swapped it out for a new one which worked perfectly.

I love living at Blackhorse Mills, there is a real sense of community both online and in the property itself. There are always planned events and efforts arranged to support the local community. The Staff are friendly and always happy to help. Dennis and Darek in particular have been great.

The area is great, Blackhorse Road provides a quick and easy link into central London. Big Penny Social puts on regular programming and activity for people of all ages. Parking is an issue though and I do have to park my car a tube ride away.

Please share one thing (or more) which you wish you had known before you moved in:

That the area was a no car development and you wouldn’t be able to get a permit for street parking

How has the building management responded to any problems or issues you have raised:

Issues are responded to quickly and efficiently by the on site team.

BHM is a very nice place to live.

It is clear that immense thought was put into the design and layout of the Blackhorse Mills development.
Additionally, it was the first built-to-rent development in London to achieve the Home Quality Mark which proves the design team strove to go above and beyond the minimum sustainability and occupant wellbeing requirements for homes.
For an extra charge, you can have your dog or cat- which is a huge relief compared to taking your chances with other landlords.
Finally, the amenities on site (outdoor terraces, tennis court, gym, pool, and internet for that matter), which are free to use for residents, are an amazing bonus included in the rental price, increasing the value for money.

Please tell us what you like and dislike about this area:

The blackhorse mills development feels very well put together and is situated immediately adjacent to the Walthamstow Wetlands- which provides a tranquil view out. It is a short walk to the tube station and less than 15 minute cycle to a few large grocery stores as well as the farmers market held near Walthamstow Central.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I would have known that the wetlands (although make for a magnificent view, don’t get me wrong- like almost unparalleled in London) does not allow walking your dog along the paths.

How has the building management responded to any problems or issues you have raised:

Building management is very responsive, kind, and pleasant to work with.

The facilities on the development are excellent

The facilities on the development are excellent (there is a swimming pool, gym, café, restaurant, etc) and the concierge staff were very welcoming and helpful when we were providing references and deposits before moving in as well as when we made the move itself.

The area has excellent transport links and nearby green space. It has a vibrancy to it without being noisy.

Blackhorse Mills is well designed and has a nice vibe.

We haven’t needed to raise any issues – when we moved in everything was explained and made easy for us.

This is the best building I’ve ever lived in. The pool is 20m long and has a lovely temperature. The gym and tennis court are also very nice. There are other cool amenities, like pool table and a tennis table. I wish there was a foosball table too, but I guess, you can’t have everything. Also, a very nice spaces to work from. Everything is generally quite pretty and nicely designed.

Please tell us what you like and dislike about this area:

Nice area, very close to reservoirs, river and parks. There are a few really awesome breweries around with delicious beer, and there also is an amazing bakery. There is a cafe and a pizzeria in the building. Both are very nice. The pizza has a proper Italian taste, I really recommend it. Blackhorse road station (Victoria line) is 5 minutes away. Tottenham Hale is also nearby, it’s very easy to get to Stansted Airport from there.

Please share one thing (or more) which you wish you had known before you moved in:

It’s not allowed to bring your guests with you to the pool/gym for free (you get a few free passes, but afterwards you need to pay for this)

How has the building management responded to any problems or issues you have raised:

Building management is great. Darek and Dennis are especially nice, but there are also some other very nice management people who I don’t remember by name. A maintenance person is also lovely and helpful.

Building management are all really friendly, front of house in particular – special thanks to Toye. Issues are resolved in a much smoother way than I’ve experienced with private rentals in London, and things are fixed properly by experienced maintenance engineers. Great facilities and lovely gym staff – thanks Rhian and Naweed!

Transport links are great for me personally. Some really great local business you can support.

Get used to insects, being this close to the beautiful wetlands we do experience some of the wildlife. It’s not a problem; and they are harmless!

Yes, and they have been proactive. Whether it be about a maintenance issue or reporting anti social behaviour

The surrounding area is great, BHM is also great, but just at a surface level

The properties are all very nice, there’s a decent gym and great communal spaces.

The roof top terrace is very nice and the views are great, it’s not particularly well maintained though, and nearly all of the shuffle board equipment is broken.

The pool is OK, the booking system is a complete joke though and not enforced at all. So there’ll be huge groups there all day, hogging all three of the sun loungers, even though there’s supposed to be a one hour time slot per resident.

Building management is outrageously slow to act. When we initially moved in not all of our light switches had been wired correctly, so for over 6 months we had to go up and down the stairs in the dark, when someone finally came to fix it they spilt a cup of tea on the carpet. It’s now been nearly another 6 months and they’ve still not come to remove the stain. It wouldn’t be so bad if they told us specifically not to do it, in case we made it worse… We have also been waiting over 4 months for someone to finish off a plastering job.

Surrounding area is great, heaps of bars, a few restaurants, plus the wetlands and other local parks. Transport links are also very good.
Minimal traffic noise, this does however come with minimal parking availability. There are less spaces than homes, by quite a way, so it’s practically impossible to get a permit.

Please share one thing (or more) which you wish you had known before you moved in:

Don’t bother booking a pool or gym slot, and don’t expect quick turnaround times on your maintenance requests.

How has the building management responded to any problems or issues you have raised:

As mentioned above, incredibly slowly. We’ve lived here for nearly 18 months now and the stair rewiring/knock on job of the tea stain is still ongoing.
Apparently this is due to them only have “one” maintenance person, even though the rewiring was done by person A, the repairing of walls and spilling of tea was done by person B, the half complete plastering was done by person C. On top of that we had a leak in our second bedroom and that was repaired by persons D and E. I’ve seen 3 of these people on site since, plus they have at least 3 cleaners on site that I see practically every day. So I don’t know who this “one” person is that they refer too.

The flat is gorgeous but what really stands up above the rest is the staff. Kul, Anna, and Luke are all phenomenal and were instrumental on getting my partner and I (as well as our little pug) moved in without any hassle. They were so patience with our limitless amount of questions and really made us feel comfortable asking them anything. Will update this review more after living here for a few months but had to make a quick one complimenting the staff as they were just too amazing not to publicly note asap 🙂

I can’t comment too much on the neighbourhood yet as we just moved in but super close to the station and feels really safe! Wish there were a few more big grocery stores nearby.

How many bugs (and spiders specifically) there are but it is on the wetlands in the summer so that’s no one’s fault!

How has the building management responded to any problems or issues you have raised:

We had a few pieces of furniture missing from our furniture package when we moved in but the facilities manager was able to return them all to us in a timely manner!

We love living at Blackhorse Mills!

The building is well designed, modern.
Very quick and smooth help if any jobs needs to be done in the flat.
The managers are very nice and helpful.
Always seeing improvements in the development.
Very clean place, every day cleaners are cleaning each places.

Great area to live in.
Very close to the station and shops, tesco and coop.
Great private places to work.

Dinning room needs to be booked in advance however still many time no slots available.

The facilities management teams are attentive and forthcoming with all information and services regarding the property. They make moving into the property a breeze. The facilities also reach the same high standards and the pool and rooftop is a major wow factor

Really good so far. We know the local area well having lived here for 5 years. The flexibility of the rental allows us to relax between selling and buying.

Absolutely love the place

Love the development. One comment would be to make the facility allocations fit to apartment sizes. For example you’re allowed 2 tennis court bookings a week, which in a 1 bed flat is great. But in a 3 bed is just unfair and inequitable? Just makes no sense.

There’s plenty around. It is probably in need of a larger grocery shop but that isn’t such a big deal. Apart from that everything locally is pretty great. Especially with the new pizza bar opening up below the building.

Nothing springs to mind. The place is well described and as advertised. The viewings are insanely helpful.

Request made, job sort of done, other asks ignored.
