I have lived in the area for close to five years and moved to Blackhorse Mills on a temporary basis when I needed a bigger space. It was an absolutely ideal place to live with no other development having this level of facilities (gym, pool, co-working space, tennis courts, bar, private dining rooms for free hire!!). I could not fault the development and would 100% recommend to anyone looking to rent in London. All the facilities combined with the proximity to the station can not be beaten. The staff on-site are so helpful and will respond immediately if there any issues in the flat.

I have lived around Blackhorse Road for nearly five years now. During this time there has been significant growth in terms of the brewery mile and the increase in great restaurants. Blackhorse Mills is the perfect little sister to Walthamstow Central as its not as hectic with the Wetlands on your doorstep for that much needed escape to nature when you live in London.

I wish I had discovered the Deja brew cafe opposite a lot sooner as it was amazing!
How has the building management responded to any problems or issues you have raised:
We had an issue on the first day when our electricity went out and the team were very responsive to have this resolved asap.
Pretty building but terribly managed
The building has nice facilities but is terribly managed.
* the pool looks amazing, but the water temperature is unstable. In winter, sometimes it’s nice and pleasant, sometimes chilly, and sometimes too cold to even enter. In the summer other tenants mass book for weeks in advance, and so it’s almost impossible to even use it (unless you’re one of them). The problem is that they often don’t even use their slots. So the pool can be booked out and almost empty at the same time. After so many years, I’m shocked that they haven’t implemented a better system.
* the coworking space has pool tables which is nice, but doesn’t really have desks? More like coffee tables, and one long table with uncomfortable chairs. The place is nice to have a beer with your friends or play board games, but not really well suited for working
* the gym and the tennis court are very nice
* building management is terrible. Lately they started sending lots of chat gpt generated emails (ridiculous sounding, like “let dogs and flowerbeds live in harmony” and stuff like that) trying to restrict dog walking on PUBLIC paths. And saying that dogs should pee only in one small area (as if that’s how dogs work). Laughable for a dog friendly building, and most likely illegal.
* private dining rooms are almost impossible to book unless it’s your birthday
* everything breaks; WiFi, hot water, elevators. There is almost no communication about these issues

It’s quite far from everywhere if you want to cycle, but it’s very close to Victoria line. It’s around half an hour in tube to get somewhere more central, so not the worst but not the best either. There are nice breweries around, a climbing wall, and tasty pizza. Almost impossible to get a parking space though, we’ve been on a waiting list for almost a year now.

I wish I knew how terribly any issues will be handled. Tbf it wasn’t always like this, I’ve lived here for a few years and the first review I left was 5/5 stars. Management used to be reasonable and helpful. I don’t know when and why things went so wrong
How has the building management responded to any problems or issues you have raised:
Terribly. The hot water issue was handed awfully, they could have told me I should contact EON without making me wait a week for any communication. Clearly they forgot that one of their tenants doesn’t have hot water, because I had to email them again to get any response.
Elevators broke yesterday. Today, they are still not fixed. Again, there is no communication about this. I called them, and they cannot even tell me when they are going to be fixed and whether it will be today… I live on 10th floor and need to walk up and down the stairs with my dogs.
Superb
Blackhorse Mills the development and the team that run it are excellent. We have been with them almost 3 years – we were excited about moving here at the start & our enthusiasm for the place and team remain undiminished. I particularly enjoy the community parties BHM organise.

Blackhorse Mills is well situated – the city, the hood (Hackney) and the mall (Westfield) are all within 20 minutes train/tube. The height of anti-social behaviour is the rare mishap between a pet and a clueless child – credit to the staff for dealing well with these issue when they arise.

The high quality of service of the Blackhorse Mills team has lifted my initially low opinion of renting as a medium to long term housing solution.

Friendly, lively, comfortable place to call home
The development is excellent, lots of recreational facilities and co-working space, good neighbours and social scene, and secure bike storage. The flats themselves are well laid out, very quiet, and cheap to run! The management team are friendly and responsive also.

The area is excellent with easy access to wetlands, food, bars etc. Access to central London is also fast and easy!

That I might have needed a larger flat! They’re all occupied.
How has the building management responded to any problems or issues you have raised:
Very limited issues, but when they’ve arisen they’ve been dealt with swiftly.
Almost Perfect
Grest design, great staff, great facilites. Much better thab previous building I was in. No complaints. Had an issue when we first moved in with damage to the property, the management were on it quicjly however appeared to hire someone for a quick job as when we moved in it smelt like fresh paint and the marks were still visible and had a hair on the bathroom painted over rather than removed.

The bin shoot never seems to work. The area is improving with nice cafes/ bars/ pubs. Far but has Vic line. Has lovely areas to walk/ cycle.

How has the building management responded to any problems or issues you have raised:
Did respond quick to an issue with marks on the walls however didn’t correctly fix the issue and only did a quick paint job.
Pool with a view
Facilities are great – where else do you get an outdoor pool with views of the wetlands. Also great to have the private dining rooms though they are really difficult to book as too many residents want to use them. Gym is a great bonus too (not that I use it).

Great location to walthamstow wetlands and the Blackhorse beer mile. There’s a couple of nice restaurants and cafes but could do with more. Super close to Blackhorse road station so really easy to get to central London on the Victoria line (my favourite).

Despite having bin chutes that say food waste the complex doesn’t recycle food waste which isn’t mentioned and also really sad that it’s just added to landfill! Imagine how much gets thrown away by the complex every day. I really hate that.
How has the building management responded to any problems or issues you have raised:
When we’ve had issues they aren’t always sorted in a timely manner. My partner ended up fixing something himself as we couldn’t be bothered to keep asking!
Home of convenience
With modern design, state of the art facilities and finishing, BMH is by far my best place to live . With beautiful arts in communal areas, convenient spaces for working remote, let alone the seasonal events BMH organises to bring residents together and celebrate inclusive occasions. Spacious and green surroundings give peace of mind.

I didn’t know concierge had services like paper prints.
How has the building management responded to any problems or issues you have raised:
Instant. We once had problems with WiFi connectivity, and it was addressed immediately by contacting Glide support .

A retirement home for young people
The design of flats and facilites is pretty. Overall the building management does a good job, the common areas are usually clean and tidy. The gym is well equipped although can get a bit busy on the pick hours. The parcel room and the consierge 24/7 is a great service that this development offers.

The area is quiet and nice, there are a few Cafés and restaurants. It is 1 min walk to the Victoria line so it is very easy to get to other areas of London.

I got the complete information when viewing the flat.
How has the building management responded to any problems or issues you have raised:
In general they responded quite promptly to any of the issues I have raised . The only problem they didn’t solve is the one related to pigeons.
Excellent premises in a good location in up and coming area, but still not the safest.
Facilities at Blackhorse Mills are outstanding, but could be better designed, such as the 1st floor garden and rooftop terrace. Pool temperature is sometimes lower than expected. Communal areas are excellent. Entrance to premises seems too easy and unsafe as gates are constantly open and without locks. Maintenance is very good upon request. Parcels are sometimes lost as there is too much chaos in the parcel room.

Location is good with quick access to the Tube (Blackhorse Road). Not many bars, shops yet – but growing at pace (new Tesco Express right in front) as more flats are built. Area still feels a bit unsafe, with some anti-social behviour at night – even within Blackhorse Mills premises. and especially near the Wetlands / Marshes where there are regular robberies regularly and police are not very helpful.

the safety and anti-social behaviour in the area is worse than I thought, and nothing is being done about it.
How has the building management responded to any problems or issues you have raised:
Maintenance personnel is outstanding. No issues at all.
Blackhorse mills, lovely place to live but a little pricey.
Very modern design with lots of communal spaces inside and out. Lots to do on the development for active individuals and a good community of neighbours. Staff on site are usually very nice and accommodating. Some maintenance issues remain outstanding for a while and the management of pets/dogs is a concern as they’re regularly off lead and little enforcement.

Great for transport links. A little out of the way from the main shopping area but small shops locally plus plenty of breweries. No parking available locally. Traffic noise is minimal for some flats when further from the road. No real issue with asb.

The booking system for the facilities can mean it’s difficult to get into. Things such as the private dining rooms are constantly in use.
How has the building management responded to any problems or issues you have raised:
Generally fine to respond but sometimes is maintenance issues can take a long time to be resolved.
Great exciting place to live
Beautiful amendment to live in, very clean and amazing structure and building design.
Great management team always goes out of their way to ensure any issues I have are sorted promptly, I am safe and they always have good energy and smiles on their face, especially Kornelia, Anna, Daruisz, Kul, the full housekeeping team, Andy & Rob (repair teams).

Good:
– close to the underground station
– close to Tottenham Hale shopping centre and Walthamstow
Bad:
– No great for parking
– I think you should be allowed to have at least one guest who is driving to be able to park overnight so they can stay around. This included your partner, family or friends

I was shown a balcony property which I agreed to then upon my move in BHM gave me a property without a balcony.
