Built on the cheap in a hip area

Location fantastic, near a canal and overground.
Population is a mix of young gentrifiers and former social housing ppl.

Please review your development:

Repeated issues with the leaks in kitchen/bathroom with a semi fast response from the landlord who then delegates to a semi fast handyman : you end up waiting for months. The wall betwene us and neighbours is rotting with black mould in the living room so windows need to be left open to get fresh air.
Thin walls so you hear everything.
Issues with the cladding and the unstable balconies have been fixed after 2+ years so not super fast but should be done for good.

I would have liked to know about thin walls, leaks obviously and the two years scaffolding for cladding and then balconies for which we got a meagre compensaiton (less than 2pct of the rent for the time spent with no light)

Crime rate is relatively high and I’ve been a victim of 2+ crimes in the past 2 years right outside my property

Please review your development:

Great location – close to both Dalston Junction and Kingsland. Also great that it is pet friendly
However, poor finishing and badly maintained. Lifts are hardly functioning and security is worsening. The security gate has been completely broken down due to construction on site for approx 1 month. Concierge is hardly there although is supposed to be there from 9-5
Management is terrible and extremely unresponsive – they are really overcharging on the service they provide but the area is great

Please share one thing (or more) which you wish you had known before you moved in:

Extremely poor finishings inside and outside flat.
Also if the lifts and concierge are a deciding factor, then that shouldn’t be taken into account because they are basically pointless and not a ‘full service’

How has the building management responded to any problems or issues you have raised:

With minimal effort – extremely unhelpful and unresponsive.
Although mostly friendly and lovely, I’ve also experienced a few aggressive tenants ( one that has given me a serious verbal threat and I’ve reported to the police a few times – which they have said rightly so ) and Grainger has not taken any real action as much as they do have the ability to.

The area in which I live is well situated I’m close to shops, stations & bus routes which are all in walking distance.

Please review your development:

The design of the house is good, some things could have been better eg: kitchen cupboards could have been bigger in the 3beds. More sockets in dining room. And a outside socket would have been great. Would have liked glass in front door. As its very dark

The only thing is the lack of wall sockets in the dining room. And outside socket.

So far it has been good. I’ve had all my repairs done.

Nice overall — but lots of room Hyde to sort itself out

Our location is amazing. We have a great community and lovely shops and cafes. It is pretty quiet in general, with occasional noise or disruption but nothing problematic. Low traffic noise and well connected.

There is often quite a lot of rubbish and dog poo around which has increased in recent months.

Please review your development:

The communal area interior of our building is nothing special. It’s become quite run down in recent times (5 years old) with lots of cracks, damage and marks on the walls and doors. The lift and entrance doors break quite often but the response time from Hyde is dire. The park in our square is a hideous bright orange but it is lovely to hear and see kids / families enjoying the space. The development could be really great but it’s Hyde that lets it down with its poor response time and lack of coordination regarding issues raised by residents.

How terrible Hyde is, ha! The comms are dire and sometimes delayed or non existent. The costings are often incorrect and it can take months to get responses.

How has the building management responded to any problems or issues you have raised:

Yes but is always slow, erratic and poorly managed and communicated.
