Architects HWO, Hawkins|Brown and Buckley Gray Yeoman were brought in to aid with the creation. Together, the teams have developed an industrial-style set of apartments sitting in the shadow of the famous Victoria Park.

Service charge is sky high due to poor property management, the property manager has changed 3 times. All of them are useless. For a 2 bed property in the development service charge will near £10k this year. The property is a bad investment. The design is nice but the residents treat the building poorly so you will find bin juice in the elevator, dog urine marks on the carpet in the shared hallways, christmas tree pines scattered along common areas over christmas/new years, loud parties on the rooftop. Aitch the developer did a terrible job on the construction of the development, multiple flats had flooding at the beginning, door handles broke after a year and most importantly - every single year, 1-3 times a year, there are heating and hot water issues where there is no hot water for days sometimes. They have a bad heating system which will cost leaseholders thousands to replace/repair. The lifts are already faulty after 5 years. Bikes have been stolen from the bike store on 3 occasions or more.

Design of my apartment is excellent and well insulated. Terrace is inset which means you can use it year round. We also have a wonderful roof terrace. Building management and property management is regrettably an issue and most leaseholders are in dispute over service charge and building insurance which is likely to progress to Tier 1 tribunal. I would strongly advise any potential purchasers to closely investigate service charge.

I don't like open plan because there's limited space, bathrooms should have been made with a window to let out ventilation. The materials used for the walls in the properties are of poor quality as they break easily. Bathroom walls are damaged within a few weeks of moving in. Kitchen cupboards have been damaged due to poor maintenance of the sink and pipe. No heating has been available for nearly 2 years

Design is nice for most of it. Facilities is well rounded with onsite gym and concierge (very helpful staff). Love our rooftop gardens. place for us to socialise with neighbours and friends. Though the gardening service is not worth the fees. Management companies have not been great. Strattons was terrible, caused a lot of problems. Thankfully the new manager Hawk has been better, though still room for improvement.

The development around the area is amazing. Very trendy. However the new builds have several defaults! Local Sainsbury's, shops, transportation. Outside the flats there are space to sit and enjoy during the summer. Homegroup management is rubbish!
