A paradise for creative types, Hackney’s reputation for nurturing talent and innovation has drawn those at the forefront of fashion, music and the arts. A great location and a really well built building, but the support from the company is quite lacking and issues tend to go unresolved for quite a long time.

Please review your development:

The development is in a great location and I love the quality of the building in terms of how soundproofed it is and how well insulated it is (though that does mean it can get quite hot in summer). Overall I really enjoy living here though do think the building management could be more effective in resolving issues e.g. leaking roof in corridors, etc.

Please share one thing (or more) which you wish you had known before you moved in:

That the roof in the corridor was prone to leaking every month or two and it would take a few weeks to a few months each time for repairs to be made.

How has the building management responded to any problems or issues you have raised:

The response has generally been quite poor, I’ve had to invest hours and hours of my life into trying to get simple issues resolved, with limited success.

Great place bad smell

The local area is wonderful. There is a large range of shops on the local high street and many great restaurants. The building is well situated for public transport. There is often a lot of litter on the street on which the building is situated and sometimes in front of the building. The street often has a raw sewage smell. The noise from the canal travels onto our street but the street is generally quite.

Please review your development:

The development is relatively new. The garden and common areas are kept clean and are peaceful. The building upkeep is quite poor, there are ongoing problems with a huge leak across two floors which has damaged the walls and carpets in the hallways. There is an ongoing and long term problem with multiple apartments suffering from a strong sewage smell that comes up through the toilets, baths and showers. Overall however, the development is well situated and enjoyable to live in. There is a friendly concierge service who is always very helpful.

The ongoing sewage smell in apartments and challenge with resolving common area problems.

How has the building management responded to any problems or issues you have raised:

Yes building management is polite, and timely with responding to problems and issues. However my experience is that they struggle to get clear resolutions from A2Dominion.

Premium built flat with lots of space

Love living here, great flat in a really cool area with lots to do and right next to beautiful canals.

Please review your development:

Really premium feel and design. Lots of nice finishing touches and great shared spaces. Feel really lucky to live here. The bedrooms are massive, we have two balconies with ample
Space and a really nice sturdy design. The bathrooms look great and have been a dream to maintain and clean.

I didn’t realise how great Hackney Wick was as an area, it’s just been a massive bonus.

How has the building management responded to any problems or issues you have raised:

R&R are the only bad thing about the property, however the concierges are excellent

Good building and location, terrible management by Peabody

Quality of living on Wharf Road has greatly improved since the introduction of the low traffic neighbourhood restrictions on top of the street. Less traffic and pollution.

However there is a lot of rubbish coming from the nearby McDonalds and Islington council of teen forgets to clean our streets. There’s also been an increase of robberies (phone snatching) in the area.

Both Angel and Old street are nearby and there are loads of local pubs and cafes at a walking distance.

Please review your development:

Building still looks good as it was built less than 5 years ago. Property management is nearly non existent – Peabody has hired a caretaker who is other a handful of hours a week and doesn’t seem to be equipped (or bothered) to keep the estate in a clean and decent state. Peabody refusal to fix the anti-parking bolts has also led to cars parking in the middle of the estate.
The side on the edge of the canal also doesn’t seem very safe and there’s no railing.

I wish I would have knows how expensive management and estate charges are in estates like these.

How has the building management responded to any problems or issues you have raised:

Peabody has historically been slow in responding to queries about fixing things (bolts, quality of cleaning) or improving the life of owners (fibre broadband). They are quick in resolving urgent issues such as lack of hot water or lifts breaking.
