Stunning Place to Live

Amazing new lifestyle. Was a bit hesitant to move as i was previously living and enjoying a beautiful park within Kensington (w8). Now I’m so pleasantly surprised by how stunning, calming and yet lively the river life is. Although being very convenient to transport, you don’t feel like you’re in the city bustle. The magic of the Hammersmith Bridge, river wildlife, existing new cafes and upcoming restaurants/ cinema/Riverside Studios makes this a unique living experience…one that i’m so happy to be part of. The Queen’s Wharf building itself has a magnificent rooftop terrace open to all tenants. Each apartment is unique with excellent finishings. There’s an excellent Concierge service 24/7 which is very convenient for residents. With all the new developments on this side of the river, this neighborhoud is becoming a very desirable place to live.

Very modern and eco friendly build with eco credentials everywhere you look.

We love the design of the spaces, the homes, the greenery and buildings within the estate. Very modern and eco friendly build with eco credentials everywhere you look.

The management however has a lot of work to do to improve their image and services. It sometimes takes weeks before you get a reply from the estate manager. The property management tends to send letters that aren’t relevant to all property owners which causes a lot of confusion.

The service charges are ridiculously high and goes up every year. A recent increase is at over 30%. This is not sustainable. We would be paying more service charge than mortgage soon!

Please tell us what you like and dislike about this area:

What shops/restaurants/bars? There are none on the estate when we were promised they would be built by 2019.

Parking seems to be an issue in phase 1 where there are too many apartments with too few allocated parking spaces. Parking in phase 2 and further is much better with 2 allocated spaces per house.

It’s really nice to have allotments and raised beds nicely designed and close to the houses but the fencing was recently stolen despite security bolts holding them down. Some cars have also been broken into in the previous years and walls vandalised so security could be improved.

There is a bus that goes through the estate with a very friendly driver. It might be better if people could pay with a card or something convenient instead of the only and very antiquated way of cash/coins to driver to purchase a physical ticket. That might encourage more people to take the bus.

Most drivers slow down in the estate but some drive recklessly past the school and where kids are playing. We need more road safety signage. There should be a priority for cyclists all along the roads in the estate and clear signs to let drivers know that this is an eco estate. We prefer bikes and walking to cars and speeding.

The 1st play park was beautifully designed but not with children in mind so it ended up being huge and great to look at but nearly useless for kids who are surely the most important park customers. The later parks had more sense and incorporated familiar elements such as slides and swings which are now the kids’ favourites’

One commendable element is the design of green spaces, wide walkways and wheelchair friendly accessible areas throughout the estate. Much more so than any other new build estates we have seen and we’ve seen a lot in many parts of the country. The challenge however is to stop drivers from parking their cars illegally on drop curbs, roadsides and pedestrian pathways, blocking the intended wheelchair access!

Despite being mis-sold on the savings we’ll make living on an eco estate, which is next to nothing (higher heating bills, ever increasing service charges), the best part of this estate is the incredible community. Everyone you meet here is very friendly, genuine and more than you can ask for in a neighbour.

Please share one thing (or more) which you wish you had known before you moved in:

The ever rising service charge and the fact that there isn’t really any savings on heating bills.

How has the building management responded to any problems or issues you have raised:

They managed to resolve all snagging issues, some several times over until it was fully satisfactory so no complaints there.

Green Man Lane is worth a consideration

This development is ambitious, impressive and also takes into consideration the local community needs. My husband and I visited the area, showroom and even spoke with some locals about what they thought and in general we were left with an overall positive impression of the Green Man development. Apparently the previous local council buildings were ugly and falling apart – classic post war tower blocks – and the new proposals have almost doubled the amount of housing whilst providing affordable rent and housing for those who were there before. Also the school is being completely rebuilt which will increase the number of places for the local families. We were keen to move west and Ealing gets good press as an area to move to however we didn’t think too much of the main high street which needs a revamp and some tlc – maybe this will come with the completion of the development and whilst it offers everything you need we just were not impressed by it. Obviously the cross rail will make a huge impact and we are looking at purchasing now (it won’t be ready until next year) and hope we benefit from a price increase on our investment when this is completed.

Great but too many students

The Concierge is nice and helpful. The people in the building too.
I would say it is very high spec. My flat is roomy and modern. The balconies are definetely my favourite part as it gets so sunny. The view is not the best because of the construction, of course.
The gym is not finished yet, but I reckon it will be good when it is done. The same happens with the swimming pool which is still in process, and I don’t think it will be finished at least till the end of the year. Apparently it will benable open half day during winter as well, which is not ideal for people who work till quite late.

Please tell us what you like and dislike about this area:

The park round the cornee is really nice. Sainsburys is really close what makes it really practical for a big shop. The Indian food restaurant in front the building is great. Transport is easily accessible, and you an even walk to town if you want to. The river is also quite close and walking there is really nice on the weekends. I also like I am close to work, which was probably what influenced my decision to move here the most.

Please share one thing (or more) which you wish you had known before you moved in:

I wish i had known there were so many students, as it can get a bit noisy, especially on the weekends. We had an issue with some neighbours smoking weed as well, but luckily they are gone. In general it is quite a young crowd.
