Ecological wonderland

The development is designed very well, the houses are pretty, with enough variation to prevent the development from looking like copy pasted American houses. There’s design to the flow of the development. Lots of green areas with obvious attention to ecological impact with lots of planted trees and multitudes of shrubs and native grasses.

Please tell us what you like and dislike about this area:

Only way in or out of the development is either by car or bus to get anywhere, no real local shops with a walk away, no entertainment facilities within a walk. That being said there’s no anti social behaviour, roads are made very nicely and there’s so much greenery it’s delightful.

Please share one thing (or more) which you wish you had known before you moved in:

Loudness of the area – luckily quiet but other areas haven’t had the same luck

What is the best feature of your home:

The insulation is fantastic, as is the open plan living room and kitchen

Grounds are generally well maintained. Easy to contact management company if any issues arise like raised pavement etc. love the design and walking paths in and around the development. I live in a house so unable to comment on property management. I really like the layout of the development.

Please tell us what you like and dislike about this area:

Would like a restaurant and local shop which I believe are in works. Local area is nice, no real issues with anything. Don’t hear any traffic noise at all. Bins seem to be collected well. No anti social behaviour.

Please share one thing (or more) which you wish you had known before you moved in:

That houses were being built opposite me. I was originally told it would be meadow space but they went up quickly and wasn’t to much disturbance.

What is the best feature of your home:

Love the design and layout. We have a 4 bedroom with nice wide hallways.

Need to improve the quality and service

The window of the property is very bad quality. And the electrical heater in bathroom are not working well. And our neighbor’s porch clasped but it hasn’t been fixed and no update for the investigation at all. These caused a lot of concerns. We need some actions and feedback. And only 2 years, there were some cracks and nails on the ceiling dropped. Compared with some other new properties these seems not so common.

Parking space is not enough at all. We have moved in for 2 years but no shops no gp clinic in this development. The bus service end very early.

Please share one thing (or more) which you wish you had known before you moved in:

The structure of the construction, Including plumbing pipe and electricity.

What is the best feature of your home:

The design is not bad. The drive way in front of our property is a very safety space for our kids .

Lack of facilities and poor management company

We have lived here for almost 6 years. We love the community and location with plenty of countryside on our doorstep to walk through. Promises on development facilities have not been followed through. We have not had the shops, community centre, faith centre, medical centre or pub/restaurant built. Only the primary school has been built, and that came last year. The assigned property management company, Specialist Property Asset Management, apt abbreviation SPAM, is atrocious. They do not provide end of year accounts on time and the majority of the bill seems to be admin fees.

Please tell us what you like and dislike about this area:

Transport links are good, with buses to Gatwick and Redhill. Parking is a slight issue sometimes with cars left by people going on holiday from Gatwick. No road markings (yellow lines) mean that people park to close to junctions causing safety issues.

Please share one thing (or more) which you wish you had known before you moved in:

If I were to buy a new build again I would definitely bring in a snagger to check the property properly. There are a few things we missed and have found only after the 2 year warranty point.

What is the best feature of your home:

The layout is well planned, although could use more storage.

Fabric have good design of house compared to other new builds in the market, however have poor communication and customer service.

Currently there are no facilities on the development but apparently there will be. Normally these are the last things to be done on site. Not sure when or what these will be.

The local area suits me. Reasonable local shops, with more further afield. Parking is fair for a new build.

Please share one thing (or more) which you wish you had known before you moved in:

I would recommend paying for a snagging survey so you have less stress with this.

How has the building management responded to any problems or issues you have raised:

I received some letters from the estate management about a year ago. I emailed them a question about there letter, a few times but never responded.

Poor amenities

The look and feel of the development is good, the houses look great. But they are yet to finish all the amenities that they promised. We are yet to get the public house, or any of the shops or offices promised and we’ve been here for nearly 4 years now.

Happy with the finish of the home, very good quality. The development needs some work though, not enough facilities yet.

Wish we’d known that the amenities would never have been built

Great house, poor development

The design of the houses is great, and Fabrica’s section of the development is by far the best looking and most thought through. We’re very pleased with our house and on the whole we’ve been very happy with the quality of the finish.
Development wise, the parks however have been another disappointment, around 10 have been built so far but only 3 are actually useable. The others haven’t been opened yet and are just turning into jungles of weeds.

From the very first appointment with Fabrica we were told there would be a range of facilities – a new school, shops, offices, a Pub, a doctors etc. However the only thing to be build after being here 4 years is the school. Which isn’t big enough for the development. Our son didn’t get in because there were 60 children who lived closer than the 450m that we live to the school. That’s what you get when you build houses faster than the facilities can manage. The other amenities have not even had a brick laid, while the developer continues to sell houses on the promise that those amenities will be built.

Please share one thing (or more) which you wish you had known before you moved in:

I’d just be prepared to have to use your car a lot. There are no amenities for a good few miles and public transport is not good.

How has the building management responded to any problems or issues you have raised:

Mostly good, they’ve been quick to fix any issues. We’ve had an issue with damp thought that they’ve been quite disappointing dealing with. Always say it’s not their fault.

Lovely place to live, great community

The Properties are built slightly different by different developers, they also differ in quality, but genrally the design and layout is good. Property management for my home is excellent but the overall estate management should spend more time on the green areas.

Local amenities are yet to be placed at the devleopment, however there is a gorgeous farm shop across the field which has a lovely cafe called Wilfe’s cafe for drinks and lunvhes. There is now a school with a nursery and exercise classes are run here. Bin collections are good and regular every Monday, parking can be a struggle for guests but all homes have allocated parking.

Please share one thing (or more) which you wish you had known before you moved in:

Don’t be out off by any horror stories about flooding here, this isn’t an issue and never has been due to it’s flood prevention measures

How has the building management responded to any problems or issues you have raised:

Yes they have, roof tiles during storm season were fixed

Shops still not been built after 6 years.
Impossible to get hold of Fabrica, who trade under A2Dominion, who then alo trade under another 12 companies. Workmanship is shoddy and embarrassing. Plumbing leaks. Electrical appliances e.g. extractor fans haven’t been fitted properly leading to mould problems. Roofing tiles are still falling off and still nobody has been round to rectify these problems.

Parking is awful, only allowed 1 parking space per house hold. Absolutely pointless.
Not 1 electric charging point on the entire site of 2000 homes.
Ground keeping is awful.

Please share one thing (or more) which you wish you had known before you moved in:

How poor quality new builds are.
How bad Fabrica and A2Dominion are in every aspect apart from taking your money and never responding once the money is in there accounts.

How has the building management responded to any problems or issues you have raised:

Absolutely appalling. Worst customer service and after care I have ever experience. Have stopped a few family friends from buying from you as a result of all the problems we have had.

A quiet development

The house is of general good quality with nice finishes although the noise proofing is not great with everything being heard between floors. There are some nice finishing touches and good appliances installed. Choices of some finishes like flooring would have been nice.

All houses nowadays should be built with utility areas to suit modern living – I wish this had been considered.

The roads are quiet, and landscaping has been done thoughtfully.

Transport links are limited but the development is nice and quiet. You need a car to be able to get anywhere easily. There are no facilities yet on the development – it would have been nice for these to go in first to help build the community.

Please share one thing (or more) which you wish you had known before you moved in:

I wish we’d been able to see a computer generated walk through of what the house would be like. Not visualising it is really hard.

How has the building management responded to any problems or issues you have raised:

Any snags have been dealt with promptly and thoroughly to a high standard.
