It might come as a surprise, but Lewisham embodies the sort of hipster cool more readily associated with places like Shoreditch and Hackney. Everything good…… The local area boasts a rich variety of shops, restaurants, and bars, offering an excellent range of options for dining and socializing. The presence of well-maintained open spaces, including parks, adds to the quality of life, providing beautiful spots for relaxation and outdoor activities. Transport links are conveniently available, making it easy to navigate to and from the area without significant issues.

Living on our street is a pleasant experience, characterized by the ease of finding parking and regular, efficient bin collections. The neighborhood is peaceful, with minimal anti-social behavior and traffic noise, contributing to a serene living environment. The proximity to both supermarkets and parks enhances the convenience and enjoyment of living here, ensuring that essentials are easily accessible while also offering green spaces for leisure and relaxation.

Pros: near big Tesco, near big park and shopping center. Also near a good transport hub (there is almost always how to get away to the city center, even taking into account strikes and breakdowns).
Cons: the noise of trains passing by is audible even with the window closed. The neighborhood is quite dirty. There are simply no garbage cans (the nearest ones are only by the stores).

Please review your development:

Facilities. Gym, movie theater and everything else is out of order. Management promises that will be by spring, but there is no certainty. Garbage bins have appeared recently, but there is no normal division into types of garbage. About ninety percent of the declared “bonuses” of the house have not yet been provided to the residents.
Design. The layout of the apartments is not very convenient. There are very few closets for storing things. And those that are there are small and uncomfortable. The quality of repair is low – various minuses are already apparent after a few months of life in a new apartment. The furniture that comes with the apartment is I think very uncomfortable and ugly. And there is no possibility to remove it according to the rules of the house.
Value. In my opinion, that the price is greatly overestimated. Considering that no facilities seem to work, the quality of repair is low and the quality of management is also low.
Management. Workers respond to any messages fairly quickly and at any time of the day. However, something is done very slowly. You have to wait weeks for some of the simplest things to be fixed. Complicated problems – waiting over two months.
Other. Badly working batteries (it is impossible to heat the apartment properly). Hot water from the tap is not very hot.

Please share one thing (or more) which you wish you had known before you moved in:

You definitely can’t swap furniture from the apartment for your own.
We will have to wait a long time for facilities (originally promised by December).
The apartments are very cold.

How has the building management responded to any problems or issues you have raised:

Workers respond to any messages fairly quickly and at any time of the day. However, something is done very slowly. You have to wait weeks for some of the simplest things to be fixed. Complicated problems – waiting over two months.

First thing i wanted to mention was the amenities, we’re hopeful these will be open and available for resident use by the end of Feb, a couple of months sooner than originally planned which is great news for all!

In terms of furniture within the homes, we value your feedback and i will certainly pass this back to the supplier. We don’t offer part furnished homes, something that is made clear at the enquiry stage. However, we do offer unfurnished homes, if this is something you’d like to explore, a member of the team would be more than happy to assist you with this.

You mentioned facilities don’t seem to work, i will have a member of the team reach out to you to discuss this and hopefully resolve any outstanding matters. Some items may be considered as a defect, and therefore would sit under the responsibility of the developer to resolve, however we will always escalate matters if they remain unresolved longer than expected.

Local shops nearby are great with Tesco and Asda within 5 minutes walking distance. The station is also a stones throw away also.

The development is great, state of the art facilities, along with spacious flat and open work spaces. The staff at Bale and Anchor are incredibly friendly and helpful. We really enjoy living here and it has made our lifestyle so much better living in a spacious new flat.

How Homebox works and how they charge people for electricity. They currently charge us the average price for a 3 bed flat when we only leave in a 1 bed

Most of our issues yes – however we are still awaiting our bedroom to be repainted

Tesco is on our doorstep which is really handy. The property is in walking distance from Lewisham shopping centre and the station so travel into central London is really easy. Despite all of this being so close, the property is quiet and there isn’t much traffic or train noise disturbances (we are east facing).

The design of this property is great. The furniture provided is sleek and stylish and the layout is really well thought out. The added amenities are also due to be open soon including gym and roof top terrace which we are really looking forward to. This place is great value for money and the staff are friendly and helpful.

Many amenities such as post room, gym, workspaces etc. will be in Bale House, a short walk away from Anchor House.

The staff have responded straight away to any issues we’ve had and they’ve given us helpful advice when we’ve asked.
