Vida House, managed by Way of Life, is a residential development just a stone’s throw from central London. The development is only a short walk away from Surrey Quays Overground station as well as Canada Water Underground station. Each of the 138 one and two-bedroom apartments on site have an open plan layout. These come with a fully fitted kitchen with integrated dishwasher, washer/dryer and a fridge-freezer. In addition, the apartments have large bathrooms, bright and airy receptions as well as spacious double bedrooms with a walk-in cupboard for additional storage space. Residents also have access to a secure car park and ample underground bike storage area. Similarly, there is a dedicated management team on site with 24 hour CCTV security.

I’ve lived here for almost three years and rented in London for twenty. Having lived in different areas and different kinds of buildings, I can honestly say this development is the best I’ve lived in in its price range. It is purpose built and functional with decent quality, minimalistic decor and fixtures.
Flats are in the process of being updated with new kitchens and bathrooms. The renovated flats are top notch but those that haven’t yet been upgraded are a bit tired looking. The communal areas need a facelift which we’re told is imminent and one downside is the lack of outside space unless you are on the top floor with a balcony. Although overall, the flats are much nicer than those I’ve lived in that are converted in older buildings.
One landlord owns the entire building and the building and flats within are managed by their own agency. I have found the staff friendly and helpful, and quick to respond when I’ve had a maintenance issue. We all received a handwritten Christmas card with a branded tote and very nice posh chocolates at Christmas from the property management team which I thought was a lovely touch.

Surrey Quays is good value for a fairly central London location. Excellent transport links mean easy and quick access to most of London whether travelling for work or pleasure. Beautiful and historic Rotherhithe and Greenwich are close by. Funky Bermondsey with fantastic food outlets, craft beer and artisan shops is minutes away. Nearby Deptford is also seeing a renaissance with independent producers and retailers. Surrey Quays itself is a little run down but there is a redevelopment master plan under way.

Please share one thing (or more) which you wish you had known before you moved in:

Stratford and the huge Westfield is much closer than you think. Go and enjoy the shops, restaurants and entertainment.

If there is one thing you would change about your flat or property what would it be:

I’m in one of the flats that have not yet been updated so I’d love one of the newer kitchens.

I’ve been living here now for almost 1.5y and I feel this is a very comfortable place to stay. The building’s upkeep is fantastic, the flats in a good, renovated state, mostly well equipped, though I believe some better than others. You can hang pictures on walls 🙂 Building management are fantastic, extremely helpful, responsive and proactive, and the people living here are friendly and quiet and a spare items exchange is sometimes happening in the corridor. I feel safe here, the entrance is locked, all areas are well lit and clean, CCTV is in operation, I am happy to have neighbors accept my parcels. There is a little garden behind the building which is quiet and looks nice. The area nearby has everything I need and it’s not far from the city centre. There is car parking, but you have to pay extra. There is bike storage. There is no dedicated concierge. You have no meters in your flat so readings are obtained from building management. Overall recommended!

It’s a quiet, nice area in the immediate proximity to the building. A well stocked Lidl grocery shop is no further than a 5 minute walk, other services are on the main street ca. 10 mins away. Bus to/from the Underground station has a stop right outside the building and is perfectly conveniet. There is a good selection of food places nearby, including delivery options. The overall location is good with ca. 30 min to the city centre.

Please share one thing (or more) which you wish you had known before you moved in:

Everything is taken care of here, very well managed. Trains are a bit loud. Doors are a bit thin so you can sometimes hear what happens in the corridor. It gets hot in summer since the building is well insulated and the windows open only partially, so no drafts. Parcels can be delivered to your door.

How has the building management responded to any problems or issues you have raised:

Very responsive, friendly and helpful, fantastic people, can’t imagine anything better really.

Please tell us what you like and dislike about this area:

Likes:
-location is great , super markets and shopping center is just in walking distance so
-we are close to the docks and 3 parks and this is just amazing
-alot of transportations and bus stops is around , jubilee line from Canada water gives an easier access to other areas in central London.
Dislikes:
-lewisham leisure centres are not very close so I visit seven islands and i have to pay
-i love primark so i hope we can have it in a walking distance as well 😀

I wish I knew that there were an option to get a flat with dishwasher 😅

How has the building management responded to any problems or issues you have raised:

Very very responsive, very helpful and they keep following up until the problem solved , below are some problems that happens with me and their support
1-brand new washing machine issue .. they got it fixed they contacted zannussi and mean while they allowed me to wash my laundry in empty flat in the building
2-they provided dehumidifier to me
3-they changed the ceiling because there were a yellow color on it
4-boiler timer issue was fixed and the taught me how to set it up

Great, but there is much room to improve

I like the development design though I think it could be better. It is cared of and always looks tidy and clean, reflecting a fresh and pleasant look. The management is great, nice and friendly managers, but I must say the responses are some slow, sometimes surpassing the week.
In average, this development is great, it is in a calm area and surrounded of great facilities and transport links.

Please share one thing (or more) which you wish you had known before you moved in:

Would be great to ask the management to check the previous tenant has any unbalance with any facility suply. After I started my agreement I found out this and now I am being threatened for being out of supply.

If there is one thing you would change about your flat or property what would it be:

The windows are great and allows a lot of light come inside but they cannot be opened too much, and when it is Summer and hot outside this becomes a necessity.
In addition, the washer-dryer machine does not dry at all since I started my agreement and must be replaced. I am waiting for the replacement.

Good value close to transport links in a growing neighbourhood

The flats are big for 1 beds, with good layout and it’s nice to have a big closet. The building management are very responsive, and any issues are dealt with quickly. The maintenance team and friendly and accommodating. Downside it that the common areas are in a pretty sorry state and have been for at least the last 5 years. They desperately need painting and small repairs. There are also ongoing issues with building security – seems a combination of tenants not being careful, and some faults with doors. It would be nice to have parking included in rent, or at least a bit more affordable.

Please tell us what you like and dislike about this area:

The area is starting to get lots of great independent cafés and eateries, and it’s really close to the Bermondsey beer mile and a quick hop to Greenwich if you want a proper pub. Between the Tube and Overground transport links are very good and commuting it easy. Especially if you’re on the front of the building, the views are great out to Canary Wharf, and the street is relatively quiet. Two big parks are close by (Southwark and Deptford), and there are good routes for runners.

I felt very well-informed about the area and building.

If there is one thing you would change about your flat or property what would it be:

The flats need painting, and there are always people breaking the rule against smoking.

The flat I live in has an amazing design, the living room has a very tall ceiling and big windows. This is connected to an open kitchen and you can cook and have a chat with your flat mates.
Bedrooms have a good size and there is a bathroom per room, that is really good

Good building in good area with some security issues though

The building feels really nice and modern both from the outside and inside. Sometimes though security feels lacking a bit as the doors, either front or back, keep breaking. Car park is secured with cameras but regardless, we still got bikes stolen from there or deliveries stolen from within the building so security could be better maybe. Also the back side of the building gets SUPER hot during the summer. Regarding the building management, generally there is a good reaction time if anything needs fixing but some issues do take a while, I guess it depends.

The area is good I would say. there is a Lidl just around the corner where you can do some quick shopping. There is the Surrey Quays shopping center with Tesco Extra and you can find nearly everything you would need. The Surrey docks area is really nice and you have 1-2 local pubs also to enjoy. Overall it is a really good area. We’re here since 5 years ago nearly, and we don’t feel like something is missing.

The back side of the building gets EXTREMELY warm in summers.

How has the building management responded to any problems or issues you have raised:

Generally they responded really fast but for some issues there were months since they were informed and those are still not fixed.

Lovely spacious apartments!

The building design is simple. Every apartment (I live in the smallest) is spacious, even the bathrooms! Handy bike storage inside the building, I used it for the past year until some recent petty thefts. The management team send regular informative emails & are easy to get a hold of.

The area around the building is brilliant. There are multiple local parks, options for shops and independent local eateries. Transport is easy with the overground very close by as well as the tube line and busses not far either. I believe that Vida House is definitely one of the best buildings in this area.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known about the online group for the tenants in the building. It’s very useful especially with cleaning advice and buying/selling locally. Also brings the community together more.

What is the best feature of your home:

The spacious living and the view. My place faces the overground trains, however its peaceful and not too noisy at all.

Good place for couples, nice bedroom space and bathroom, close to shops and just 10 minutes from the station and 5 minutes to parks. Would be great to have a share space for BBQ and suntan but that might be too much to ask to any landlords, especially in zone 2.

The building itself is okay, architecturally is not beautiful or appealing to the eye, in fact it breaks the homogeneity of the houses surrounding it. The flat gets very hot during the summer, there is only one window that can be opened in each room, what makes it difficult to ventilate the space. The common areas (halls) are quite spacious. Security is an issue, there have been a lot of complaints of stolen parcels (items). The management team is attentive and always trying to help.

Please tell us what you like and dislike about this area:

Good variety of shops, transport links are okay, overground does not function in many occasions. Streets could be cleaner and better looked after. In general is a quiet area, specially towards Deptford Park, although it seems slightly forgotten towards surrey quays overground station. There are a lot of street beggars and people under the influence of alcohol and drugs. The council and social services should pay attention to the social issues in the area.

Please share one thing (or more) which you wish you had known before you moved in:

The heat during the summer and the windows.

If there is one thing you would change about your flat or property what would it be:

Definitely the windows, it is extremely hot during the summer, not enough windows for ventilation. The price of the apartment is very high and it keeps increasing every year, however, conditions and services in the property are not necessarily improving.
