Where is Colindale?

Colindale is situated between Edgware, Harrow and Brent Cross. It’s a busy place with lots of traffic and people, but its main drag is Edgware Road. This is a colourful cornucopia of shops and restaurants, many of which have stood the test of time for decades. Largely independent, they’re fun to explore. But if it’s brand names that suit, the much-loved Brent Cross Shopping Centre is less than a 10-minute drive away. This is the first standalone mall in the UK. Away from all the bustle and not too far from the town centre, you’ll find ample green spaces. These include Fryent Country Park as well as the ancient hectares of Hampstead Heath.

Speaking of connections, Colindale has plenty to brag about. Road links are tricky to beat, with the M1, A41 and North Circular all nearby. Colindale tube station is in Zone 4, and its Northern line trains run to business HQ hotspot King’s Cross St. Pancras in just over 20 minutes. Likewise, you can reach the glittering West End in half an hour. Similarly, there’s also a frequent and reliable bus network in these parts.

For easy station access living in Colindale, there’s Rhythm – an ultra-modern development from Fairview New Homes, right across the road from the Underground. Moreover, Galliard Homes’ Silver Works is just a little further along. Used during World War I by the Royal Air Force, today it’s a collection of apartments, suites and townhouses.

The big developers have cottoned on to the area’s offerings with the likes of Berkeley Homes moving in with contemporary residential developments such as Beaufort Park. It is a purpose-built neighbourhood in its own right. Residents here have access to immaculately landscaped grounds and a luxury spa.

“It has everything you need within walking distance. A tesco, Sainsbury’s, a Chinese, Italian, pub, dry cleaners, swimming pool, gym, spa and underground all within a 10 minute walk. The estate management is open 24 hours and are very helpful when needed. It’s a nice safe area and not too busy. Everyone is friendly and feels very safe to go jogging at night. In addition, snaking off of Colindale’s main roads are quiet, leafy residential streets neatly lined with houses from the 1930s. These have attracted a large number of families to the area, along with a good standard of education in primary, senior and faith schools.

I think the most positive thing in my development is that the neighbours respect each other and is nicely located to everything.

The building itself is properly designed and well thought of. The maintenance I think needs more attention especially with fixing faults. L&Q customer service definitely needs to step up in liaising with contractors to fix defects as they are very poor in that department.

Wished we had known that L&Q is very very poor in customer after care service

They acknowledge the problem but never actually gets fixed

I love living in Colindale as this part of NW seems isolated and away from the hustles and bustles of Central London

Please review your development:

I believe that our building is owned by another company but is managed by Rendall and Rittner. We do not have the same priviledge as property owners as concierges can only handle our parcels and nothing more but still those guys do their best to try and help out regardless.

Colindale station will be refurbished soon which will limit access

How has the building management responded to any problems or issues you have raised:

I’ve had a few minor issues and was given a solution in a good time.

Everything’s great in my local area, very friendly people and there are ideal shops in every direction.

Please review your development:

Colindale Gardens development is an ideal place to live in providing excellent amenities, lots of open green space for families to chill and relax at. The area is also very safe as it is close to a police station and a police academy. Neighbours are multicultural and are very respectful.

Not much, I kind of knew pretty much what we were renting

I don’t have anything in mind to change in my rental property

very placid and quiet area, although it gets a bit noisy in the morning when there’s a graduation in the police academy.

Please review your development:

its a collection of buildings and still continuously building at the moment. The buildings I would say are efficiently designed to cater for all aspects. on site management is done by rendall and rittner but our building is owned and managed by L&Q who doesnt have an on site team.

Please know that parking is difficult to attain for a private renter.

How has the building management responded to any problems or issues you have raised:

I personally havent reported anything as I havent dealt with the issues we have.
