Located in North London, Beaufort Park is a Berkeley Homes development. It has access to good transport services towards central London with Beaufort Park’s Underground Station on the Northern Line. The development also has various fitness facilities such as a luxury spa and a gym. There is also a fantastic shopping and social experience in Beaufort Park. The residence consists of 190 flats and apartments, with 106 private.

Nice communal facilities

The building feels like its really good quality and the appliances were also ready built in. There haven’t been any snags in any of the appliances which is rare as we are the first tenants of the building. Me and my two flatmates only moved in 7 or 8 months ago. I use the spa quite often however the gym is a little on the basic side but it is quiet. The open plan kitchen is my favourite place to hang out and cook. The apartment also has two balconies with great views of the park and 3 bathrooms, 2 of which are ensuites. The agents we used are called Foxton. The application process was conducted mostly online and felt very easy.
Visitor passes can be brought from the concierge who are open nearly 24 hours. The garden is always kept nicely.
Regular updates are sent via email which is good to keep in touch with other residents.

It feels very modern however it feels quite far out of London. There’s a lack of atmosphere here. The Befort pub is near by, however, no bars. Tesco is okay but I wish there were more premium supermarkets around

We were lead to believe we were able to get parking spaces although they only few months were we actually told of them.

Easy commute to uni, green, spacious and friendly area to live

Overall impression of the apartment was very good. The furnishings were as expected and design layout also as expected and used friendly and well thought out. Surfaces good quality and overall aesthetic of the flat great.

In terms of maintenance the maintenance has improved over the last years and development management seems far more efficient and responsive. In terms of managing rubbish there are internal chutes which are very useful and hygienic.the outer area is also well maintained and kept clean and well gardened.

Location quiet and family friendly with a park close by which is great for children and to relax in.

Really enjoy living in this area. The outer appearance and layout of the buildings is really nice and spacious with lots of benches and well maintained trees.

The location is great and close to uni and tube access easy to walk to. The area is quiet, calm and peaceful but there is some noise from the main road for flats located more on the edges of the development.

Nothing out of the ordinary and apartment layout as expected. However value for money has decreased over time.

Nice apartments but no community or atmosphere

The actual apartments are nice. Modern and well designed and comfortable . Unfortunately the whole site is disappointing. It lacks community and personality and atmosphere. Perhaps in 10 years it will be better. The problem is St George only care about building new flats and it’s been this way for years. There is constant construction and no support infrastructure i.e better roads, buses, a closer post office, bars and cafes etc. The parking is also chaotic. The rules are constantly changed so people are often getting £100 fines and there’s lots of aggression. There is a free gym and spa on site which is great but there are not enough lockers or showers to support more and more people. Security and customer service are quite poor.. There are noise problems late at night and gangs occasionally dealing drugs in the ‘park’ which nothing is done about. There is also no admin desk for things like deliveries. Still, it is mostly a secure place to live and seems to have a lot of middle class families from other countries.

Overcrowded development

My building is well kept and looked after and the view is beautiful of the park in front of us. At times it may get quite rowdy in the park with people playing ball games and sometimes damaging flower pots and things like that. Quite a few people come to smoke recreationally which can be a nuisance as the smell enters the flat. We were on holiday one time and there had been vandalism of some sorts, graffiti, and we were emailed by the management saying that we all had to pay a fee to contribute to cleaning it which I found quite bizarre, especially when it wasn’t any of the people living here!

I like that it’s close to the tube station but there are too many people sometimes and it gets noisy.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I was shown around a bit and for example shown where the bins were located. I also wish I knew that they were going to be building 2 more buildings one of which is a high-rise and will ruin the scenery and sunlight of the park and it being crowded.

I moved to Beaufort park only 2 months ago. It has everything you need within walking distance. A tesco, Sainsbury’s, a Chinese, Italian, pub, dry cleaners, swimming pool, gym, spa and underground all within a 10 minute walk. The estate management is open 24 hours and are very helpful when needed. It’s a nice safe area and not too busy. Everyone is friendly and feels very safe to go jogging at night. It’s a little bit pricier then apartments in surrounding areas but overall I would recommend.

We applied through our flat through the estate agents on site. They cost us a fortune in admin fees and were absolutely no help once the contract was signed.

I’m not satisfied with the area I live in. The communal areas have dog poo which smells and the area around the building is dirty, filled with litter. Theres a lot of traffic pollution, lots of noise from cars. The rent is too high for a house with cracks on the wall that the management refuse to fix however I do love my house and I feel comfortable in it.. The communal areas are safe but outside areas aren’t, I don’t feel comfortable allowing my children to play outside the gates.

Poor management

I like that my flat is modern and warm. I think the size is adequate. The neighbours are nice too. However, I think having so many flats makes the building too congested.
I have also had some maintenance issues which have not been solved. My landlord is quite lazy in those matters.
We also have shared facilities in the development which are alright, but their maintenance could be improved with better and more regular cleaning.
I would say the main issue is parking. There are too many flats for the number of spaces available.

I like that it is close to the tube.
The area could be better, though. There are not enough shops around and it could be safer. I also wish there were more restaurants and activities to do around here, as if not you always have to travel. We have a couple of parks but it would be good if there were more private ones.

I knew this things before I moved in so I cannot think of anything else I wish I had known.

Overcrowded, train is too loud (too fast going past the flats on my side).

No school spaces, kids have to go high barnet, no secondary schools have to go Hendon.

New development, property is nice.

Transport is not bad, but needs redevelopment to take into account all the new the developments in the area.

Parking is also terrible due to overdevelopment and lack of planning.

The apartment is really nice, as it is newly build. It was not furnished however we got a washing machine, refridgerator, micro-oven and oven. There hasn’t been any issues with the flat in terms of electrics or build. There is a gym, spa, swimming pool and jacuzzi all on the development. In my apartment we have ceiling to floor windows which is really nice and has a wonderful view,
We have an extra garden for the people that have a balcony inside which I think was a nice touch.

We don’t have GPs close by which makes me feel a little worried. Tesco is quite small but we do get everything we need.
