Great development. The reason why I don’t give 5 stars is because I’ve had some issues with the service of the concierge as there have been numerous times that haven’t informed me that I have delivered parcels and they usually don’t pick up the phone when I call

Overpriced residence

They didn’t tell us before we bought the place that this was a shared building with the housing association. The materials used in the construction were cheap and not matching the price payed for the property. We weren’t warned about a service charge before purchasing.

It is a commercial area which gets too busy sometimes.

Good re-generation plan and a future uprising area

The building colour was significantly different from the original and there are some issues with the door, pipes etc. But overall it is still up to standard

Great developing area

Area is nice, they are working a lot to improve it. Negative parts are poor treatment of concierge staff from development management. I think they overload them with work and responsibilities. Also a pipe burst in my flat and it took months to fix the issue. On the other hand it is a greatly designed flat and building.

This area doesn’t have many restaurants or pubs nor the shops. You can either go to Brent Cross or central London. Thameslink is quick, but trains get delayed or cancelled and are not reliable and bus takes you to nearest tube in 15mins if you are lucky.

I wish I did a better check on the flats plumbing installations.

I like living here

We have concierge, gym and residents room. It is also very modern and well built. The windows however are not well soundproofed and gets noisy from the outside

It is well connected but there are issues with train service sometimes.

I wish I knew that the trains hadn’t got delayed or cancelled without notification

Great experience and a nice place to live

I think the build quality is superb. There is a good mixture of building styles but all seem modern, and are blended together well. There is green space and a play park in the development too.
There is ongoing building work but Barratt seem to be considerate constructors and noise doesn’t seem to be a problem. The site is managed well currently with the staff very polite and attentive to needs, and prompt correction of any issues identified.

Great transport links with both the Thameslink (3 min walk) and the northern line (15 min walk) close by. Co-op in the development is very handy, and larger supermarket within 10 min walk. Good bus links too.
Needs a coffee shop to really outperform other developments nearby.

Ongoing building on the development until beyond 2025

Average quality in a nice location.

Location nice lucky to have the view but there were issues with quality of the appliances quality of paint floor and main bathroom.

Area still under development takes ages no restaurants around, overground which is unreliable close but not near to the underground.

Great overall building quality

This development has been built in high standards, the selected materials, equipment, and appliances are of good quality. The energy efficiency could be even higher while it is good in London standards. Please pay special attention to your outsourced contract management to always make sure the contracts are/stay fair. This includes your heat contracts and the building maintenance. While the heat bills are quite average you would still expect a new-build have significantly lower than average heat bills.

The area is part of a wider re-development so it has started to improve already. Currently (11/2019) the high street offers some basic services but once the area is fully developed you should expect to see much wider and higher quality selection of services. The transport links are fairly decent even though the traffic/public transport planners have not yet quite reacted to the fact that so many new people have moved to the area. The best part of the area is the Welsh Harp water reservoir and the surrounding parks. The park/walking path areas are still quite under-developed and practically unusable during the winter months but there are great longer term plans to improve this part of the area significantly.

I haven’t had any big surprises so I guess that’s good.

Great experience living here

Building is well , modern and conveniently built, it is good to have concierge, I feel safe. Flat is pretty and convenient. I’m happy and can’t think of anything to change. The area is quiet. Though I can sometimes hear the steps of the above flat or when door opens. I have a great view.

Good links to London. The area doesn’t have many places to go out to though, I reccomend going to Colindale. Big Sainsbury is 7mins away and Coop is 1min away.

I am happy with the development and my flat.
