Hendon Waterside is a large regeneration scheme by Barratt London. Comprised of over 2,000 one, two and three-bedroom homes, this development is located in West Hendon. Which is also adjacent to the Welsh Harp Reservoir. As well as this, it is a 5-minute walk from Hendon station, it has direct links to Central London.

Nice and modern development, I love living here

I chose to buy an apartment at Hendon Waterside because it was fairly close to where I was living previously, and I knew the area well. I also liked all of the onsite facilities at the development. I purchased via Barratt and it was a super simple process. I was shown the showroom by Foxtons and they answered all my questions very quickly and efficiently, so much so that I put my deposit down on the same day to secure the flat.

Barratt weren’t as clear on the timeline for moving in and there was a lot of back and forth messaging and there ended up being a delay of about a couple of months before I was actually able to move in. They did however always let me know and kept me well informed throughout this period. I was assigned an individual member of staff at Barratt who took me through all the steps, and she was very good and helpful. She went through the process in stages as to not overwhelm me and as a First Time Buyer this was great.

When I moved in, all was mostly ok with the flat. It was super easy to customize, and I would describe it as ultra-modern with a minimalistic design. When I purchased it, I was able to order a number of different things, like choose my flooring and particular kitchen cupboards and these were all fine but one of the things I ordered – a built-in wardrobe – wasn’t done by the time I had moved in. However, this was completed almost straight away within a week. As well as this, some lights were slightly damaged, but these were also fixed quite quickly. They were very responsive to any issues I had. I am happy with the flat itself, it has great storage space and is sized quite big for a one-bedroom apartment. One downside is that the air conditioning is cooling down too slowly and I often have to open the doors.

As the development is a new-build, all the electricity and internet etc, are hidden away. I was given a tour of the apartment when I first moved in so that I knew how to work everything, and this was very helpful.

The move in process was quite easy and everyone moved in around the same time. There were some initial issues, for example the lifts didn’t work all the time and the landscaping wasn’t quite finished and it felt like we were moving into a 95% completed building. These were all eventually resolved. The management company and the concierge were very good at dealing with furniture deliveries and when I missed a large bookshelf being delivered, the concierge took it in for me and provided me some help in getting it to my flat even though it was very heavy and large.

There are few facilities on the site including the concierge, which is open from 7am-7pm every day. All the staff are really friendly and accommodating. Every day they inspect the security of the building, which is great. They always keep us well informed of things going on at the development and sometimes keep the office open until 10pm for those who work late. We also have a gym on site, which I use a lot. It isn’t as popular at the moment, but as the complex gets a lot bigger, I imagine it will get used a lot more.

On my floor, there are six apartments and I am friends with all my neighbours – one I even end up commuting into town with. There is a real mix of different people here, some families and everyone is very nice. It’s really quiet and I have had no issues with noise from other residents. We have a shared terrace between us, and I use it every so often when the weather is nice.

The development is away from any main roads and is really quiet, which I enjoy. Some of the buildings in the development overlook the Welsh Harp Reservoir. On site there is a Co-op store as well as a dry cleaner. The Co-op can get quite busy but there is also a Sainsburys, only a 10-minute walk away. We are also only a 5-minute walk away from the train station, which is handy for commuting. As I have family in Leicester, there are great transport options to get to Kings Cross via the Northern line.

I wish I had known there wouldn’t be much guest parking available as it can be a struggle sometimes.

Well built, well finished and high quality development. The size of the balcony is very good. Although we have a double bed, the bedroom could be bigger. The sitting room is my favourite room, because opens up to the balcony and it is facing the lake . The storage cupboard is good and well sized. The parking is alright for us but there is no parking for the visitors. There is a basic gym inside but it doesn’t get busy. The concierge is very good as well.

I love the transport connections, the public transport takes you to Central London. The area is well connected and close to shops. However, the high street is a bit scruffy and run down. The main street looks dirty as well because of the many car and motor shops

We like the design, and the layout. It’s starting to feel like a great community. The facilities are great and the free classes at the community hub are amazing and a great place to meet neighbours. We love the layout and being close to the lake.

The flat itself is a great design and well built. We love being close to transport also. There is not much in terms of a high street which could improve as at the moment it doesn’t look great. We could do with more life in that aspect.

The top floor garden is great but I don’t think noise was taken into consideration. We were up there with my 2 year old nephew who was running around. Neighbours on the top floor came up and told him to stop as they could hear his footsteps. So noise insulation has not been thought through there.

We like being close to the lake, being close to transport but there is not much life in the area in terms of a high street.

We wish we knew how much are view was going to be blocked by new developments.

The development design is very nice. It’s new and well kept. Inside the flat you can find a lot of storage space and the layout is lovely. There is big windows which let in a lot of sunlight and fresh air. The summer is not too warm inside. We had some hot water issues which have been quickly and effectively dealt with. The mangement is very helpful and easy to reach. Inside the building there is a good soundproofing and despite many families with young kids live here, we never hear our neighbours from inside the flat.

Close to train station with good links to central london. Close to the main road where you can find lots of shops and grocery stores. Brent Cross is very close as well and there you can get the tube and find more stores. Nerby there is many fast food restaurants and the delivery service is usually very quick from nearby restaurants.

Overall impression is reasonably good, but definitely does not meet expectations for a new build. My detailed comments below:

a. design of exterior is great, however the build quality could be more decent: sound isolation is poor (easily can hear neighbors, not even talking about the inside of the flat between rooms – it’s one big room the entire flat). The flat plan (in particular doors and walls) are strangely designed so that you can’t bring assembled furniture – there is no angle to bring it inside. The new flats had massive issues: some bathroom parts were missing, wall/ glass scratches, uneven gaps between joints and tales, leakages, heating not tested before move in, most of the entrance door locks faulted… The cooker hood installed is recirculation and there is no facilities to setup the ducted one. There were a number of severed plumbing issues in the block, a couple of flats completely flooded. The newly installed lifts have broke for 6 times in the first year of usage, and this was weeks of taking stairs.

b. developer customer service – definitely below expectations. Sales team made unrealistic promises on the development itself, incl. car park access, service charges and timelines. Onsite customer care team has not responded to calls/ emails for months, and this is not an exaggeration.

View on the value – I would say that not worth the money, maybe if a discount of 20-30% is applied, but still far from expectations of a new build.

The reservoir and the parks are amazing, however the neighborhood isn’t the safest, there were a number of robbery instances reported.

Transportation links are great for almost zone 4 location.

I am very happy with my overall experience. Becoming a homeowner is one of the most important decision you can make and therefore quite stressing. Everything went smoothly, we saw, we signed and our home was delivered on time, the staff was awesome and helped us get furniture in before our moving date so we were all prepared. Great touch was to get 2 Oyster cards and a nice candle waiting for us when we moved in with a welcome note.
The only downside I can mention is that we moved in before full completion and it was a bit tricky due to issues with doors and lifts not functioning properly. Once again very pleased with the staff and the experience.

5 mins away from Thames link towards central London, 15 min walk from tube station (northern line) makes it an ideal location. 2 shopping centre, supermarket and motorway nearby is great. I am hoping that the Main Street will finally get some cafe/restaurant as most of the shops are closed down at the moment which is a shame as the area is really nice.

We were very surprised by how expensive the council tax is. We received the first bill 6 months after moving in and it is the most expensive place I have lived in.

Pedestrian passway’s should be added. My flat is spacious. I have a nice (Balcony) view.
I live on the 17th floor and they only offered parking to those living on the penthouse and company’s that just in on the bottom floor which I find unfair.
Guest parking is a big issue but I do however enjoy the gym.
The concierge is great but he was there from when the first building was developed and now they have been more development’s added and he needs to take care of all of them.
It’s a rough area so security needs to be upgraded. There is a lovely playground but that gets trashed easily when teenagers are hanging at the park during evenings this can easily be solved if we had a security guy walking through the area.

Transportation are good and I like the Area.

they are now building another 17th talk building Infront of ours and that is going to ruin our view.
Security should be added, just someone walking through the blocks at nights.

OK views, missed design criteria for new build.

Main entrance to the building requires person to push a heavy metal gate which is not elderly or disabled friendly.
Waste must be carried through carpeted communal areas to refuse location. For Dunnock House this requires the waste carriers to navigate through four doors & enter the refuse area from the outside of the building.
Communal lighting requires constant maintenance & does not have an LED light source.
Hot water, smoke alarm & electrical certification were all inadequate.
Dirt from the outside is brought in to communal areas. There are no door mats to wipe your feet, hence communal carpets get dirty.
Tenants dirty the lifts & cause breakdowns.

good minus the biblical flood

I had one major flood and one minor leak. The first was dealt with poorly and unprofessionally. There were a series of errors including lack of competent workmen, incorrect assessments given, lack of communication by ‘customer service’, delay in getting people to my flat to deal with the water, and a massive delay in getting compensation. At one point a Barratt representative laughed at the situation (on the day after the flood) when emotions were running high and a handyman sent to me by Barratt told me by clearly crumbling sodden wall would be dry out (it didn’t, subsequent plasterers and electricians advised me otherwise).
My experience of the development is seriously influenced by this experience – I do not have the impression that the build quality is very high.
I heard from multiple sources Barratts hired a cut price plumbing company who were then fired after several people in my building had flood issues.
Services including the gym, car park and concierge are good – although concierge seem to be under a lot of pressure from the volume of residents.

local shops are handy and more are on the way
Welsh Harp is beautiful but could do with a clean – there is so much rubbish in the lake and the park – and related to that Barnet Council doesn’t seem to invest in street cleaning.
It certainly seems to be an ‘up and coming area’

Only two bus stops from Brent Cross and wonderful neighbours!

The quality of the property itself is very poor due to the horrible management of the building; the walls and interior of the buildings are not cleaned properly and the customer service when I have logged complaints has been abysmal. The community vibe has also been dampened due to a huge change in the occupants of the building, making the environment less friendly. The cold water in my household does not work and the bills for water are very expensive. The building itself is situated in a very nice location with good transport links and the interior design is alright.
