Quality living in the clouds

Can only speak for the higher floors but the flats are finished to a high standard, and are in a good state of upkeep. Large floor to ceiling windows, good mixture of laminate floors and carpet (bedrooms). The flat came furnished but the management team were very happy to move out certain items that I didn’t need.

Plenty of facilities available including 24hr gym, a games room and 24hr concierge. The concierge staff are always really helpful and friendly. They offer a parcel collection service but the building is safe enough that most couriers just leave parcels outside your flat door. First place I’ve lived in London where a parcel could be outside your flat door all day and still be there when you get home!

There are recycling facilities available, although this covers only card/paper, plastic and metal – no glass recycling. The common areas are regularly cleaned and the reception is currently being refurbished and updated – always think its a good sign when management companies put money and effort into maintaining a development over the years.

And the views across London are just incredible – depending on your flat, you can look out over Greenwich, the Olympic Park or Central London. Overall, a fantastic place to live.

Please tell us what you like and dislike about this area:

Very convenient Tesco located at the front of the complex. Westfield Stratford is within walking distance, so good access to all the shops and restaurants you could want. Underground and DLR stations also within walking distance, great bus links and easy access to the Blackwall Tunnel. You also have your choice of great open spaces, with the Olympic Park on the doorstep and other local parks within 20-30 mins walk. There is underground parking for residents, although this is an extra monthly charge.

Please share one thing (or more) which you wish you had known before you moved in:

Although the building is on a busy High Street, I thought that it would be quieter living up on the higher floors. But due to the fact that the road is long and straight and lined with buildings, the sounds are directed upwards. So loud noises like motorbikes and ambulances are amplified. I don’t mind these noises – this is London living after all – but I can see it might trouble some people.

How has the building management responded to any problems or issues you have raised:

Maintenance requests are quickly and effectively dealt with, and logged through a convenient online portal. Any issues I’ve raised have been quickly dealt with.

A Home for Me & You

From the moment we put the deposit down for our home to the moment we moved in everything went smoothly and Folio made the whole experience a thousand times better. They are reliable and all around thorough with their moving in process giving you all information needed.

Living as a folio London residence is wonderful. Their assistance with repairs and damages are always reliable and efficient they have out of hours service for emergencies and it gives all residents reassurance that they will receive immediate service.

Renting is a delight they gave me vouchers when I moved in that allowed me to purchase a few essentials and I feel free to make the house feel like home to my taste with their offer of furnished and unfurnished options.

I would add that they can do more in regards to contractors and follow ups the service is great but I feel it can be better as still awaiting new windows.

I dislike the cyclist that ride by at full speed. As a residential are its dangerous they should have speed limits

I wish I knew about Folio before they should advertise a lot more !!! I would have moved with them sooner

I moved in; It was a matter of hell & high water to get anything to work and even harder to get anyone to care

I love my apartment, it is new and beautiful and has really brightened up my life, however the building management is something else its honestly been a living nightmare, my firs three weeks of living in my apartments, I did not have a working cooker, fridge, washing machine or dishwasher I had to call and call and call again to get that resolved, before it finally was. To be clear I had to call multiple times over a three week period before someone finally came and fixed my appliances.

Currently I do not have a working door apartment bell so I’m constantly missing deliveries I’ve called numerous times to ask for someone to fix this, only to be told that it was a building wide problem. BUT THEN I bumped into my neighbours who live right next door who said they were told the exact same thing but persisted and were finally sent someone to repair it, and now their door bell works.

I’ve also just realised that none of my heaters work, I feel so defeated at the thought of having to call and ask for this to be fixed. I find it ridiculous that I have to complain, complain and then complain again before something is done.

It’s a lovely property and beautiful location with excellent facilities, but it is run by people who are either too busy to resolve problems or who absolutely just don’t care.

I don’t have anything I dislike it is a beautiful up & coming neighborhood.

Please share one thing (or more) which you wish you had known before you moved in:

That the property management wasn’t great and it would be an uphill battle to get anything fixed.

Modern building with great facilities

This place is easily accessible and is modern. The gym is great and the 24 hour concierge is really handy, and they’re all very friendly. They handle post and deliveries and are always the first line of contact when there are any problems.

Regarding my flat, it came furnished to a great standard, and we were able to move a few pieces of furniture around so suit out needs. There are of windows which obviously offer great views but this also means it gets very hot in the summer since there is no AC. On the plus side, the insulation is great, so we don’t really use the heating in the winter, so this means cheaper bills!

One bad point is definitely the very noise if the road traffic.

I love being close to the Olympic lark. There are always new developments popping up around the area which I like, because it means more amenities will also come to the area. At the moment, I travel to central London for socialising and activities. i think there are more restaurants and bars around near the Park and on the East Side but that’s lacking slightly around here. The existing transport links are pretty good, there are lots of trains and buses to chose from, so it’s easy to get into Central London.

There is really nothing that I can wish I’d known.

How has the building management responded to any problems or issues you have raised:

The concierge are actually more helpful than the management team.
Management are slow with contact. For example when as it gets colder, the hot water becomes slow meet and this affects the whole tower. There were lots of complaints and eventually they sorted it.
