The design of the apartments are very good and quite modern. Lots of light coming through at all times and the furnishings are comfortable and up-to-date. The building management are very cooperative and helpful if there are any questions or concerns.

Please tell us about the good and bad aspects of living in your local area:

The location is extremely convenient with Westfield, Stratford Mall and East Village all within a 5 minutes walk. There’s lots of parking underground although I’m not sure about the cost. Every week there’s maybe one or two food vendors within the garden space which is good for that community vibe.

How has the building management responded to any problems or issues you have raised:

Building management are very cooperative and friendly

It’s good to know that there’s a gym in the complex

Great place to live in East London

Living in my development has been excellent. The modern design is stylish, and the facilities, including a gym and games room, are top-notch. Management is efficient and responsive, keeping everything well-maintained. Overall, it's a wonderful place to live, and I highly recommend it.

Living in Halo offers a great mix of convenience and options. The range of local shops is impressive with Westfield Stratford City practically on your doorstep. There are lots of dining options of high-quality and the area has plenty of green spaces with the Queen Elizabeth Olympic Park nearby. Public transport is highly accessible, with Stratford station providing connections via the Underground, Overground, DLR, and National Rail.

How has the building management responded to any problems or issues you have raised:

The building management promptly addresses any issues I've raised. Their approach ensures problems are swiftly resolved.

Please share one thing (or more) which you wish you had known before you moved in:

One thing I wish I had known before moving in is how quickly the gym equipment gets busy during peak hours. It would have been helpful to plan my workouts accordingly or perhaps invest in some home equipment to supplement.

I don't have any major issues with the development. The tower has good facilities such as gym, concierge, and game room. The management is prompt in answering to any concerns and questions. They regularly hold meeting with the residents to keep in touch with them.

The local area is full of options for shops, restaurants. It is nearby Elizabeth Olympic park which provides a good option to go for walk or running.

The folio agent is good but sometime slow in response.

The best feature of the home is the furnishings and the layout.

Affordable housing, but poor management

Nice neighbors and it feels like a community. It's also a busy bike path so you need to be careful crossing the road, I've seen several pedestrians and dogs hit. I've also seen cars pull out quickly and their have been collisions due to blind spots on the road. Nice park near by for families, but the sports ground can be noisy until 9pm and from early hours on weekends.

Please tell us about the good and bad aspects of living in your local area:

While the housing is “affordable” the maintenance of the properties is poor. If Folio can cut a corner, delay work or have you chasing your tail on a repair they will. This and the added ineptitude of some staff creates a really poor experience. Certain staff are a slow to respond, inconsistent with messages and repair work is often completed cheaply and poorly, with little or no regard for the health and safety of their tenants, I’ve had a broken window for over 10 months, black mold and it required me to have a serious health issue to find a resolution. 3 people have come to inspect the window and yet no repair. Some individuals are rude and in one instance have sent emails to colleagues about tenants with rolling eye emojis covering up lies and failures to perform. This same individual is often out of the office for long periods of time, blocks peoples mobile numbers, does not respond to voicemails and has a landline they do not answer, but states do no leave a message (has been this way 3 years). Water damage to the kitchen ceiling due to a leak was never repaired, more lies that it was arranged for someone to come and fix the damage. Front door handle repair was 2 screws drilled through the metal to “hold” and later glued on and was half attached again. Back fences blown down in in early 2023 and it took 6 months for these to be replaced. This only happened after several residents had attempted break ins and we filed police reports. Housing Officer claimed they had not been able to source panels…. Workman laughed when asked and said that’s not true and they were called to do the work 3 days prior. I had a hole in the roof due to squirrels nesting – an issue for several people on the street – and had scaffolding around the house for 8 months, 3 assessments for damage repair and an asbestos check (house was built in 2002 so their won’t be any asbestos)

How has the building management responded to any problems or issues you have raised:

It took several escalations and my MP contacting Folio to have any repairs fixed.

Great neighbours, good access to supermarkets and it's a suburban feel.

The apartment is nice, modern finish, reasonable insulation, clean and secure. It’s great to have a tidy gym in the complex and the garden/pond is nice. Although not a fan of a screaming kids playground outside my window. The management team have been poor, very slow replies if at all. Concerns over rodent infestation in the building structure has not been met with replies.

Location is excellent, East village is lovely and has a nice park, Stratford not so much. Travel links are great.

How has the building management responded to any problems or issues you have raised:

I had repairs carried out. I flagged the issue of a rodent infestation that has been mentioned by numerous tenants but never received a reply.

Please share one thing (or more) which you wish you had known before you moved in:

I was pleasantly surprised by East Village and all the amenities in the area. Although it’s not as pleasant on the Stratford side and can be quite dangerous.
