This area is central and relatively safe - never had any issues in 5 years time. The proximity to the Sainsburys, local shops, Limehouse station and Cable street cycle lane makes it a very well connected location. Local buses stop next to the building as well which is very helpful to move around.

Please share one thing (or more) which you wish you had known before you moved in:

New built are built well and provide superior quality in terms of amenity and durability but are sold at a premium. We used a snagging inspector before buying who highlight some very minor issues that could be fixed before we completed.

What is the best feature of your home:

Location is great for both the City, West End and Canary Wharf, good service charges under control compared to all other new builds, essential features of the building work great, great views of East London on upper floors, Community is great with like minded young professionals that own most units

The area is really nice quiet and has good transport links. I would recomend for profesionals who work in central London. If you can rent or buy here through a company thats NOT Notting Hill Genesis or Folio I would highly recommend this!

Below is my experience still ongoing as of April 2nd 2026 (I moved out in March!) "I moved out on March 16th, but the exit process was a nightmare of NHG’s own making. The Property Manager (Masefan Agera) failed to show up for the agreed check-out appointment and ignored all calls. When she finally called the next day, she actually shouted at me, blaming me for her own missed appointment. She only retracted her aggression once I informed her I had the entire timeline logged. Despite confirming in writing that I vacated on March 16th, NHG has: Disabled my account access so I cannot manage my finances. Unauthorized Charge: They then charged me £1,177 for April rent for a property I don’t live in. Withheld Funds: They still owe me a pro-rata refund for the last 15 days of March. I had to escalate this to the CEO (Patrick Franco) and the Operations Manager (Sabrina Campbell). Instead of an apology or a refund, Sabrina Campbell attempted to dodge accountability by telling me it was "my responsibility" to cancel the payment—while in the same breath confirming they had disabled my account so I couldn't access it! This negligence has put me in a desperate position, leaving me without the rent money for my new apartment. NHG’s leadership needs a total overhaul; if this is how Patrick Franco manages the company, they are failing on every level. They are quick to take your money but will ignore you and shout at you when they owe it back."

The flat was nice modern and spacius, area was private and clean/maintained regulary

Eltham offers the closest access to a good range of shops, just a short 7–10 minute drive away, which is convenient given the limited number of local options nearby. One of the standout features of the area is its excellent transport links—Kidbrooke train station is easily accessible and provides quick, direct routes into central London, making commuting straightforward and reliable. The area itself feels safe and generally pleasant, making it a solid choice for residents. However, parking is a significant drawback. There are numerous restrictions in place, and the inability to obtain a local parking permit can be frustrating, especially for those who rely on a car. While the location and transport connections are strong positives, the parking situation does detract from the overall convenience of living here.

Please share one thing (or more) which you wish you had known before you moved in:

That we can't switch gas supplier. Knowing that we pay a high rate for gas. That the lifts constantly break down. That the hot water and heating constantly breaks down.

What is the best feature of your home:

The kitchen is a good design. As is the bathroom. But the heater in the bathroom was not working for nearly a year before they came and fixed it.

Good > The park is well maintained > Close to local shops > Walking distance of the Elizabeth line > Many schools nearby > Excellent caretakers Bad > Consistent drug users in the park > Drug users, taking said drugs in broad daylight in family areas (such as the play area) > Grafetti > Regular fly tipping > A basketball park with no hoops > Street lights that hardly ever work. This is putting vulnerable people at risk during winter > A curfew placed on the basketball cage with zero explanation from management

Please share one thing (or more) which you wish you had known before you moved in:

1. About the reoccurring mould 2. About the regular mice infestations 3. About the poorly insulated walls 4. About the council allowing people with severe mental health issues reside next to families with small children 5. About how awful my previous housing officers at Notting Hill Genesis were going to be 6. How cheap Notting Hill Genesis are for example more often than not they would rather patch things up than replace them. This made worse by the fact that they now utilise outside contractors to limit the liability on themselves. I coukd go on.

What is the best feature of your home:

> The size of the rooms > Having two bathrooms > Within walking distance of the Elizabeth Line > Close to schools > Close to local shops > Drayton has a nice park
