Very average and at times frustrating experience

Bermondsey Spa, SE16

Please tell us about the good and bad aspects of living in your local area:

This location is wonderfully central, just a 10-minute walk to Bermondsey station and 15 minutes to London Bridge. While the immediate street is purely residential, a short 5-10 minute stroll takes you to Rope Street Market and Bermondsey Street, offering a good selection of shops, restaurants, and cafes. A few important things to note for prospective tenants: First, this is a 'car-free' development. We (and our landlord) were unaware of this until moving in, which means residents are not eligible for on-street parking permits—a crucial detail if you own a vehicle! Second, while the area feels quiet at first glance, expect some urban background noise, specifically from the nearby Sainsbury’s loading area and some persistent commercial HVAC systems. Lastly, it is a diverse, mixed-residential neighbourhood, which does mean some anti-social behaviour, at times (e.g. a 10 year old riding an electric motorcycle crazy fast on pavements and streets in the area). As with many dense urban areas, street cleanliness can be a bit inconsistent, and rubbish does occasionally build up in the smaller service alleys between buildings.

Please share one thing (or more) which you wish you had known before you moved in:

The noise from Sainsbury's loading area (the metal carts clanking once or twice a day, every day).

What is the best feature of your home:

Size of apartment and how quiet the neighbours are. Our Landlords are wonderful too.

Great Location, Horrible Property Management

City Park West, CM1

Jul 2026

Please tell us about the good and bad aspects of living in your local area:

The area is great, with the station and plenty of shops within walking distance, making it a very convenient location. However, we were disappointed to find that residents are charged for parking, as this was not made clear at the start of our tenancy.

How has the building management responded to any problems or issues you have raised:

The management team was generally unhelpful and difficult to communicate with.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known that parking came with additional fees, as this wasn't made clear before I moved in.

Please tell us about the good and bad aspects of living in your local area:

This place and location are absolutely good for living. I have been living in this area for two years without a single challenge. In contrast, it might not be just this building issue, but there are also limited parking spaces, which many Londoners struggle with.

Please share one thing (or more) which you wish you had known before you moved in:

I have been informed about the things that I needed to know, except for the availability of parking space.

What is the best feature of your home:

Location, cleanliness, good service, maintenance, and neighbours.

Please tell us about the good and bad aspects of living in your local area:

Very convenient for central London. I love the local pub scene. My flat is also very quiet considering how central it is.

Please share one thing (or more) which you wish you had known before you moved in:

How to form a tenants association, better to deal with estate management

What is the best feature of your home:

I have a lovely balcony on which I can tie a hammock

Old reviews unnecessarily tarnish the building's great value

Please tell us about the good and bad aspects of living in your local area:

This area is central and relatively safe - never had any issues in 5 years time. The proximity to the Sainsburys, local shops, Limehouse station and Cable street cycle lane makes it a very well connected location. Local buses stop next to the building as well which is very helpful to move around.

Please share one thing (or more) which you wish you had known before you moved in:

New built are built well and provide superior quality in terms of amenity and durability but are sold at a premium. We used a snagging inspector before buying who highlight some very minor issues that could be fixed before we completed.

What is the best feature of your home:

Location is great for both the City, West End and Canary Wharf, good service charges under control compared to all other new builds, essential features of the building work great, great views of East London on upper floors, Community is great with like minded young professionals that own most units
