Please tell us about the good and bad aspects of living in your local area:

Pros: very central, quiet, lots of buses and 2 tube stations very near Cons: very dirty, there's garbage everywhere, lots of junkies constantly gathering in front of our entrance door, homeless people living in the commercial bin room

I wish I knew there will be so many junkies / homeless people gathering around.

What is the best feature of your home:

It's bright, quiet and warm. The layout is ok, although it could have been better in terms of functionality of the spaces.

Please tell us about the good and bad aspects of living in your local area:

The central location of this development can’t be beaten, I’ve used the tube about 5-10 times since 2019. Otherwise walking or buses and Thameslink do the job. The regeneration of Elephant Park is also a plus, I take my son there a few times a week, especially in the summer. Anti-social behaviour can be an issue as we have drug addicts around our development all the time, but isn’t it everywhere in London. They usually do no harm.

How much the service charge and heating bills would go up. If not for our residents association we would be screwed with bills!

What is the best feature of your home:

Quiet, well insulated, super central. I love having two bathrooms, and a spacious balcony.

Please tell us about the good and bad aspects of living in your local area:

Transport links are excellent, with multiple options nearby. There are plenty of shops offering a good variety to browse, although it’s disappointing that the high street is increasingly dominated by takeaways. Unfortunately, the antisocial behaviour in the area is terrible, down Angle Lane, there are often people shouting, using or buying drugs, and it no longer feels like a safe place to live.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known more about NHG before moving in — I wouldn’t have chosen to live here. I also wish I’d been better informed about the snagging process and what I could or couldn’t raise at the time. Most importantly, I wish I’d known about the level of drug use, antisocial behaviour, theft, and muggings in the area, and how unsafe I would feel after dark.

Myself and my partner who have made this flat a home.

Range of different shops with the new Elepphakr and Castle centre due to open in the coming months which will be very handy!

I bought off-plan so that here’s always a bit of a gamble about that and it made me nervous. But happy with how things turned out

What is the best feature of your home:

The balcony - it’s massive. I’ve seen very new new builds in London with one the same size

Please tell us about the good and bad aspects of living in your local area:

As there is no-longer a M&S across the road, the neighbourhood has gone down considerably. Just a long row of burger bars, kebab shops, chicken shops etc etc etc. Even East Street Market has hit rock bottom, not having the variety it used to and with Public Health constantly raiding the shops that line the market.

Please share one thing (or more) which you wish you had known before you moved in:

The train tracks are much quieter than expected. The light pollution from Morrisons is much worse than expected. There used to be a Post Office just around the corner - that got closed down. There used to be a 24hr Police Station at the end of the road - that is now part time. You can't rely on the shops around here either - here today, gone tomorrow.
