Woolwich is a riverside district in London’s south-east, set in the Royal Borough of Greenwich. The History

The history books chart Woolwich as a settlement area since way back in the Medieval times. Military and naval connections, however, began in 1512. Henry VIII ordered the Royal Dockyard to be built. In the years that followed notable new establishments included The Royal Arsenal, The Royal Military Academy, The Royal Horse Artillery and The Woolwich Dockyard.

The Royal Herbert Pavilions was previously the Royal Herbert Hospital. Built in 1865 to treat the wounded military, Florence Nightingale helped with its creation. The hospital closed in the Seventies and reopened as luxury flats in 1995.

Things to do in Woolwich

Nightlife in Woolwich centres on the area’s selection of gastropubs. Which offer typically British menus, quality craft beers and also, cosy interiors.

By day, Beresford Square Market draws the crowds – a myriad of stalls serving up sizzling street food, vintage jewellery pieces as well as, everything in between. And don’t miss the Woolwich Farmers’ Market on the second and last Saturday of every month. Hosted at Artillery Square in the Royal Arsenal Riverside development.

High street favourites like Boots and M&S line up on Woolwich High Street, which is set a little way back from the Thames. There’s also a good line in independents here – take your pick from long-standing butchers, fishmongers and grocers.

Woolwich Creative District

Being invested into a new arts and culture hub, is £31.79 million. The project involves the creation of new theatre and rehearsal space, artists’ studios, an outdoor performance venue and also, new retail outlets, set to open in 2020. Punchdrunk is one of the esteemed theatre companies rumoured to be making the move here.

Transport links

Two stations service the area – Woolwich Arsenal and Woolwich Docklands. Both are on the DLR and Southeastern North Kent lines; and provide links to the likes of Charing Cross, London Bridge, Greenwich and Stratford. Alternatively, residents can catch the ferry across the Thames – it’s free of charge and operates every few minutes.

The biggest news in Woolwich transport, though, is the all-new Elizabeth line. Which will transport commuters via a Woolwich station stop to the likes of Canary Wharf in eight minutes, Tottenham Court Road in 14 and Bond Street in 22.

Nice estate on the surface, but poor property management

Great transport links by bus, train, DLR and now Elizabeth line. Very large Tesco down the road is super convenient, also now houses a B&Q outlet. Lots of other very useful stores in the immediate area, either in Woolwich town centre or in the Powis Street area, just slightly further down.

Decent selection of bars, pubs and restaurants – the more upmarket ones are located in the Royal Arsenal development though. The majority of the Trinity Walk development is off the main road, so not too much traffic noise or direct pollution. Some anti-social behaviour in the areas nearest to the main roads (e.g. noisy/drunk passers by), but no real crime observed in or around the estate so far, thankfully. Woolwich town centre has seen some incidents though, unfortunately.

The particular estate design feature that we enjoy the most is the communal courtyard that our back patio is connected to – this provides residents with a nice shared outdoor space, that is finally being maintained properly by the Facilities/Property Management company, after a period of relative neglect.

The poor performance and poor customer service of the Facilities/Property Management company (Pinnacle) is the biggest issue for us, and for most other residents we know. This has consistently been the case since we moved here in 2019. Lovell must take some of the blame in this respect, for entrusting estate management to such a poor agent.

Please share one thing (or more) which you wish you had known before you moved in:

It would have been useful if we were given the details of key individuals in the estate management company, not just the generic customer service numbers and email addresses. Also would have been good if we were given information about the Trinity Walk Residents Association, and how we could feed into that. All these things we had to find out either by chance, or by asking around and around.

What is the best feature of your home:

The particular desing feature that we enjoy the most is the communal courtyard that our back patio is connected to – this provides residents with a nice shared outdoor space, and naturally encourages interaction, especially in the spring/summer months

No parking available.
Any can access the bike shed (few stolen over the years).

Transport links are great and was a plus in buying in this neighbourhood.

Please review your development:

Building is in good shape. The flats are mostly 3 floors which is great. Very community feel.

Property management however isn’t the best. After the first 2 years even if you have wear and tear issues from the building itself, management will not help.

Please share one thing (or more) which you wish you had known before you moved in:

Wish I new how hard it would be to find parking.
And that we can’t move from SSE who have charged an extortionate daily charge fee

What is the best feature of your home:

Best feature may be the large storage room for a 1 bedroom or the balcony.
Worst feature: Jack and Jill bathroom in a one bedroom.

Trinity Walk after 2 years

The development is perfect for transport as you’re a short walk from the Elizabeth line, DLR, National Rail and Ferry service. The development is also close by to large supermarkets and smaller conscience stores. There’re also a highstreet close by as well as local gyms and doctors.

Please review your development:

The developments design is average however it would be better if access was for residents only as the streets are accessible to anyone which can impact of security. Having more on site parking would be beneficial as some buildings do not have any parking and the council have recently restricted near by street parking. The on-site concierge and property managers have always been very helpful and pleasant but the service from Pinnacle has not been great and the service charge is expensive considering the lack of on site amenities.

It would’ve been good to know more about the surrounding area. Areas to talk walks etc.

What is the best feature of your home:

Location is perfect for easy access to the rest of London. The flat is a nice size and the storage is the best I’ve ever seen in a new build development.

The local area is great, and I must say, underrated. We are near 3 incredible transports links, which gives options to get to London through different means – great when strikes. The parks, Common and Barracks field are amazing for dogs and walks, haven in SE London. Shops are great, parking OK.

Please review your development:

The development is clean, orderly and nice. I feel happy and secure walking around. There is a brilliant community, especially between those with dogs.

The flats are great sizes for £ psqm and are built to a high quality. The balconies can be bigger than many others, which is lovely post Pandemic. The concierge offers good services and all within a reasonable management fee.

Please share one thing (or more) which you wish you had known before you moved in:

The parking situation was somewhat confusing and could be handled better.

What is the best feature of your home:

The extra storage space that over flats / developers do not offer
