Living in Woolwich

An eclectic mix of listed buildings and contemporary new-build flats, Woolwich offers bucketloads of culture, housing to suit every price point, and a first-rate gastronomic offering – so its growing popularity is no real mystery.

Where is Woolwich?

Woolwich is a riverside district in London’s south-east, set in the Royal Borough of Greenwich. It’s three miles east of the borough’s namesake city centre and, although lesser known than its historical neighbour, it brags just as much in the way of architecture and heritage. The Woolwich area postcode is SE18.

The History

The history books chart Woolwich as a settlement area since way back in the Medieval times. Military and naval connections, however, began in 1512. Henry VIII ordered the Royal Dockyard to be built. In the years that followed notable new establishments included The Royal Arsenal, The Royal Military Academy, The Royal Horse Artillery and The Woolwich Dockyard.

Buying and renting in Woolwich

Many of Woolwich’s historical buildings have converted into modern new homes. Royal Arsenal Riverside is the area’s most talked-about transformation – a Berkeley project covering some 88 acres. It neighbours the Thames, Woolwich’s duo of stations (and upcoming Crossrail stop) and has a buzzing retail and leisure hub at its centre. With over 5,000 homes here, made up of one, two and three-bedroom apartments and a selection of luxury suites and penthouses. Also, rated one of the best places to live in Woolwich.

Really good. Quiet happy place with great amenities. Great community spirit. The area has lots of great extra benefits including an onsite gym and local sports groups. The area is very safe with lots of parking and gated areas.” – Heena, verified resident at Royal Arsenal Riverside

Riverside development with great transport links and easy access. Developing area with cultural sites cropping up and new attractions coming to the local area. Varied properties to suit all likes and needs and prices.” – Gbrangers 24, verified resident at Royal Arsenal Riverside

Even more developments…

The Royal Herbert Pavilions was previously the Royal Herbert Hospital. Built in 1865 to treat the wounded military, Florence Nightingale helped with its creation. The hospital closed in the Seventies and reopened as luxury flats in 1995.

The converted apartments have retained much of the site’s traditional character, and flaunt high ceilings and sash windows. Floorplans cover one, two and three bedrooms. The décor will vary in these long-established homes, but all residents enjoy views of the immaculately tended grounds surrounding the property – there are acres of gardens and parkland here, ripe for jogging and gentle strolls.” – HomeViews Property Pro on Royal Herbert Pavilions

Then there’s The Academy – once the Royal Military Academy. This peaceful Durkan property overlooks Woolwich Common and pairs stunning period features with easy access to town. A great place to rent in Woolwich.

Those looking for something more contemporary in SE18 should consider Woolwich Central – an aptly named Spenhill scheme comprising of 259 apartments, with a Tesco Superstore onsite.

Woolwich Docks

Things to do in Woolwich

Nightlife in Woolwich centres on the area’s selection of gastropubs. Which offer typically British menus, quality craft beers and also, cosy interiors.

By day, Beresford Square Market draws the crowds – a myriad of stalls serving up sizzling street food, vintage jewellery pieces as well as, everything in between. And don’t miss the Woolwich Farmers’ Market on the second and last Saturday of every month. Hosted at Artillery Square in the Royal Arsenal Riverside development.

High street favourites like Boots and M&S line up on Woolwich High Street, which is set a little way back from the Thames. There’s also a good line in independents here – take your pick from long-standing butchers, fishmongers and grocers.

Woolwich Creative District

Being invested into a new arts and culture hub, is £31.79 million. The project involves the creation of new theatre and rehearsal space, artists’ studios, an outdoor performance venue and also, new retail outlets, set to open in 2020. Punchdrunk is one of the esteemed theatre companies rumoured to be making the move here.

Transport links

Two stations service the area – Woolwich Arsenal and Woolwich Docklands. Both are on the DLR and Southeastern North Kent lines; and provide links to the likes of Charing Cross, London Bridge, Greenwich and Stratford. Alternatively, residents can catch the ferry across the Thames – it’s free of charge and operates every few minutes.

The biggest news in Woolwich transport, though, is the all-new Elizabeth line. Which will transport commuters via a Woolwich station stop to the likes of Canary Wharf in eight minutes, Tottenham Court Road in 14 and Bond Street in 22.

A good development where to live

Generally it is an area that is developing however the baptist church next to the development is often poorly kept and littering is an issue

Please review your development:

Flats and building are well designed, flats are in average more spacious than most other developments. The management of issues related to communal area seems to be quite responsive, less so for issue related to private property. Generally it is a good development, I hope that we will get soon some refresh of paints in the main hall and lift in Knowles Court though as I believe it is time for some care of these areas

Please share one thing (or more) which you wish you had known before you moved in:

Although at the end ou building has received ews1 certification, I would have appreciated knowing that this was still not granted on the time of exchanging contracts

What is the best feature of your home:

I like the fact that it is spacious and bright with a nice squared cut of the floornplan

Living in Woolwich offers a diverse and vibrant environment that appeals to young families and professionals alike. With its great location, ample amenities, and easy access to transportation, it presents several advantages. However, there are a few areas that could benefit from improvement.

One of the standout features of this neighborhood is its excellent location. Situated in a prime area, residents can enjoy the convenience of being within walking distance of both rail and bus services. This accessibility makes commuting and traveling a breeze, providing a hassle-free experience for daily routines or weekend getaways.

The local area also boasts a range of amenities that cater to different needs and preferences. From an array of shops, restaurants, and bars to open spaces, there is something for everyone. The diversity of options ensures that residents can find what they’re looking for, whether it’s a family-friendly eatery, a trendy coffee shop, or a serene park to unwind in.

For young families, the neighborhood provides a welcoming atmosphere. The presence of other families and professionals creates a sense of community, making it an ideal environment to raise children. The great landscape adds to the appeal, offering opportunities for outdoor activities and creating a pleasant aesthetic backdrop.

Parking availability, though not abundant, is present in the area, which is a plus. However, it’s worth noting that residents may occasionally face challenges finding parking spaces during peak times. Additionally, frequent cleaning services help maintain the cleanliness of the neighborhood, contributing to an overall pleasant living environment.

Despite these positives, there are a few areas that require attention. The occurrence of breakdowns in lifts and doors can be inconvenient and frustrating. Addressing these maintenance issues more promptly would greatly enhance the overall experience of residents.

Bin collections take place weekly, ensuring proper waste management in the area. This regular service contributes to a clean and hygienic environment.

In summary, living in this neighborhood offers many advantages, including its great location, diverse range of amenities, and proximity to transportation options. The area is well-suited for young families and professionals seeking a vibrant and convenient lifestyle. While there are some minor issues with maintenance, the positive aspects of this neighborhood outweigh the negatives, making it an appealing place to call home.

Please review your development:

Having been a resident in this development for over five years, I can confidently say that it is a good place to live. While there have been some issues, overall, it has provided a positive experience.

The design of the development is aesthetically pleasing and functional. The layout of the units and common areas is well thought out, creating a comfortable living environment. However, it’s worth noting that there have been some minor cracks that have appeared over time. While these cracks are not major concerns, they do indicate a need for ongoing maintenance and repair.

In terms of facilities, the development offers a satisfactory range of amenities. Residents have access to essential features such as parking spaces and communal areas. However, one area that has required attention is the shower heads, which have needed frequent replacement. This could be improved by installing more durable and long-lasting fixtures.

Building management has generally been satisfactory, ensuring that the common areas are well-maintained and clean. However, it is worth mentioning that prompt attention to repairs and maintenance issues, such as the aforementioned cracks and shower head replacements, could enhance the overall experience for residents.

Property management has been efficient in handling administrative matters and maintaining the overall functioning of the development. The management team is responsive to queries and concerns, providing a sense of professionalism and reliability.

Overall, despite some minor issues, this development has proven to be a good place to call home for over five years. Its appealing design, adequate facilities, and satisfactory building and property management contribute to a positive living experience. With a focus on addressing maintenance concerns and ensuring long-lasting fixtures, this development has the potential to further improve and provide an even better living environment for its residents.

great for a first time buy – but comes with caveat

Local area is fantastic. close to the Elizabeth line, DLR and southeastern, it is quite easy to get out and about London.
You have Woolwich works in the area, great, for a social night out be it comedy or music.
parking availability is extremely low.

Please review your development:

The design of Trinity Walk is great, it feels quite homey, and community-like.
The facilities are OK, with every new build, there are a few bits of the house that may wear within the first year or so.
the customer service is not the best. Once you have bought the house, it’s extremely difficult to get any results when you have issues. especially after the 2 year period.
we sometimes have no hot water randomly (Thames), and can’t change heat provider.
it is a tight community though and the residents help each other a lot with advise and so much more.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had fully understood what it meant to stick with SSE as the heat provider. The avg I pay for daily charge fee (even when not in use) is ridiculous and we can’t move to a different provider.
Additionally, having access to parking around the development is extremely difficult.

What is the best feature of your home:

best feature would be being on the top floor, as well as the storage space for a 1 bedroom.

The design is nice but the downside is that it gets VERY HOT

Verified Resident

There is a range of supermarkets close by, there isn’t a lot of takeaways nearby but I’m happy with that as I don’t get takeaways often. The DLR, train station and the Elizabeth line are close by. The bin collection doesn’t sometimes come often and the rubbish piles until they do come and collect. No traffic noise and there are parks nearby.

Please review your development:

The design is nice but the downside is that it gets VERY HOT especially during the summer as there is a lack of ventilation. During the summer I try not to stay in my flat too long and I try to stay over at someone’s flat when possible. Also, another downside is that the door to the balcony doesn’t fully open, it’s just one side of the window which makes it difficult to get fresh air in.

Can be daunting leaving curtains open because people can see in, would’ve been great to have reflective windows. The bathroom doesn’t have cupboards to put bathroom products in, however, that can be resolved but buying little baskets. You can hear noise from neighbours if they have a baby or plays an instrument. But other than that it is a lovely flat, has great transportation links, supermarkets within walking distance, and the design is modern.

Please share one thing (or more) which you wish you had known before you moved in:

Wish I knew how hot this flat gets. It’s nice during the winter because you don’t need to put the heating on at all. But if you have money defiantly invest in air conditioning.

What is the best feature of your home:

The kitchen is nice and that transportation links is great
