Where is Putney?

Putney lies to the west of Wandsworth, the east of Richmond, and the south of the River Thames; just across the water from affluent Fulham. Its riverside setting and wraparound greenery have cemented its status as one of the capital’s most postcard-worthy suburbs. As such, the capital’s well-heeled flock here from far and wide.

Eating and drinking

Putney majors in sophisticated gastropubs as well as cafés – the best of which have a front-row seat on the riverbank. Away from the water, most of the action can be found on fashionable Putney High Street and Upper Richmond Road. While some chains are present and correct, this is largely independent territory; think delis offering Spanish meats, quality wine stores and upmarket clothes boutiques.

Come nightfall, the area comes into its own. Its proximity to Roehampton University means there’s a sizeable student population that frequents the watering holes after-dark, and the pubs cater to the crowds with regular live music and quiz nights.

Green space is in good supply in these parts. Residents can take their pick from Putney Heath and Wandsworth Common. Serious hikers should lace up their walking boots and trek the nine-mile-long Beverley Brook trail, which weaves around Richmond Park and the River Thames.

Overall, I’m incredibly satisfied with my purchase. I always grew up in SW London, and it was such a great opportunity to buy a new build just down the road in Putney as a first time buyer. The transport links are fantastic – just a 10-15min walk to the mainline station and district line. With the new works scheduled on Putney High Street by the council it’ll make going into Putney that much more attractive. A great young professional / family destination. The area is six miles from Central London, connected by Putney Bridge and East Putney stations via the District line. Also by the rail station which offers South Western Railway services to Waterloo in less than 20 minutes; stopping off at well-connected Clapham Junction en route. Great location opposite the tube as long as you don’t have an apartment facing the railway.

The apartments look great but huge problems for a newish building. Boiler breaks down on a monthly basis, fixtures age quickly and the building management is hopeless. I received a bill for 12 months hot water 6 months after I moved out.

Never deal with Hamptons Putney.

How has the building management responded to any problems or issues you have raised:

They weren’t responsive at all but the concierge try hard.

The area is great with plenty of parks, shops, restaurants. It’s well connected with central london with 2 stations.

Please review your development:

Stamford square (Ireton house): It’s been now 5 years since completion. We had an issue with the quality of the wall painting and wooden floors that were stained with white drops of paint. A crew was sent to fix this but they scratched and stained the walls. All works in the building were done at a very mediocre quality since then there were several complaints from neighbours with leakages and serious wall infiltration to the point that some walls got as soft as a marshmallow. They kept knocking on our door to check if the infiltration was originated in our apartment. this happened 3 times so far. It was very annoying but we’re relieved these leakages hadnt affected our flat. Another problem is the building identification. We’ve had several problems with lost/delayed correspondence and parcels because delivery services couldnt find the property. There are no clear signs identifying the development and the 2 residence buildings that are part of it: Ireton house (3 Stamford square) and Rainsborough house (5 Stamford square).

How noisy the trains can be (our flat is literally next to East Putney station)
How much the service charge costs would oscillate. We started at a little more than £500 and are now paying almost £900.

If there is one thing you would change about your flat or property what would it be:

I would add a bedroom and remove the balcony – such a waste of space in a country with rain and cold weather most of the year.

Roehampton is fantastically located for green spaces, including Putney Heath, Richmond Park and Wimbledon Common. The local amenities are centred in a quadrant and are quite basic – a coop, a pharmacist, a Greggs. There is a nice Youngs pub which is often busy. Transport links are bus-dependent and have gotten worse with the closure of the Hammersmith Bridge to traffic last year.

Please review your development:

The development is now well-established and community spirit is growing, especially under the current circumstances of coronavirus. The design remains fresh and modern, the facilities include gardened areas, parking and a gym for residents. The building management is good, with handymen on site and plumbing or other issues often fixed rapidly. I would like to see property management become less directive and more inclusive, providing ways for residents to support each other instead of focusing on what can be placed on a balcony (or not)!

That they were planning to stop the daily residents bus service to Putney!

Modern facilities and self-heating make it a wonderful, easy and safe place to come home to.

Great location no complaints. Great travel and retail facilities.

Great design but has been poorly finished. Garden ares are for form not function. Modern building and is great for location.The interior is not homely.
The concierge is great and helpful.
