Colindale from above

Multi-cultural Colindale

Take Colindale, as an example. The up-and-coming NW9 postcode is home to a number of residential developments; which are largely huddled around the area’s namesake tube station. It’s on the Northern line and, from here, commuters are transported to King’s Cross in just over 20 minutes, and into the heart of the West End in half an hour. Road links are worth shouting about, too. The A41 and M1 are right on the doorstep. It’s just a short drive along the former to Brent Cross, best-known for its mammoth shopping centre. It neighbours the North Circular and was actually the country’s first enclosed mall.

Transport props aside, Colindale is a wonderfully diverse part of North West London. With tandoori restaurants sharing space with Chinese medicine shops and an enormous Asian street food market.

Hampstead Heath

Move a short distance south-east and there’s Hampstead. Lively, multi-cultural area with excellent transport links

Edgware is well-connected with Northern line and Jubilee lines, as well as buses. The High Street has been active since stores shut down in COVID – more stores are open now and there’s a wide range of variety: big supermarkets, organic markets, restaurants with different cuisines, charity shops, bubble tea, gym, etc. The Boardwalk mall next to Edgware station also houses shops. The area is a multi-cultural community but still remains safe and residential (outside of the High Street).

Please review your development:

I’ve been in the flat in Middlesex House since 2020 and it at that point it had just been built. It has largely kept its modern design. It has gated private parking at the back (monthly fee). Building & Property management has improved in terms of response to repairs, e.g. lift out-of-service, cleanliness of hallways and stairs). I wished though that there was a concierge.

Because the development is in a cul-de-sac, property management needs to invest in street lighting. Often in the night, it can get quite dark in that street.

Harrow is an expensive council – something to keep in mind when moving here because the yearly council tax can get very high.

How has the building management responded to any problems or issues you have raised:

They have responded to a few issues I have raised. There is still one outstanding issue they haven’t gotten back yet.

Too much construction noise and constant train works at night. No anti social behaviour. The worst intercom system I experienced never works properly.

Please review your development:

Good modern design general good build quality however some internal parts such as plugs and door handles are very cheap and break down constantly. Building management was not that great but been decent for the past few months after the personnel change. Bins are taken on time.

The construction works and the constant rail works at night

A very child friendly area with everything you need nearby such as Asian supermarkets, groceries and pharmacies.

Please review your development:

We are currently on a rental block and I would say the quality of the building is top in terms of comfortability. We’ve got very minor issues but that should not deter anyone from renting in this development as its quite pleasant to live in free from hassles.

Its a massive development with rental, private sales, help to buy and shared ownership.

How has the building management responded to any problems or issues you have raised:

We have never had an issue with our landlord as of yet and they seem professional.

The area below the building was not great, not well kept from neighbouring houses and buildings but always felt safe and the staff were great. It’s a very convenient location right next to shops and Wembley central station. Only drawback was in summer our apartment would get very warm, and opening the windows was really noisy with the high street right there. The sirens from police, fire and ambulances sounded like it was right outside and pretty constant as they are based just around the corner.

Well kept, facilities always clean and staff were happy to assist us any time there was any issues. Never had an issue with neighbours. Everything was new and a nice clean modern design which was great. Development was also pet friendly with a small garden which we could meet up with other residents and their dogs.

Please share one thing (or more) which you wish you had known before you moved in:

That the fire station and police station are just down the road, the constant sirens are noisy.

How has the building management responded to any problems or issues you have raised:

Staff were generally swift with sorting out any issues, had good experiences with them.
