Disappointed

The design of the development is quite picturesque. However, walls and floors are built according to the minimum requirement for such. They are so thin that you can hear every noise from the neighbours on all sides, even smells from cooking and perfume.
Acoustics are the worst feature of the design. Outside spaces, however pretty, are like echo chambers. Sitting areas, lake fountains and the nursery generate huge amounts of noise all day.
The estate management deals well with general tasks. However, lacks interest, accountability and knowledge to find solutions for complex issues. So altogether, the service is generic.
Some residents suffer such issues for years and have been promised solutions again and again.
Also, currently, an investigation is in motion on overspending service charge funds.

The large supermarkets around are at least 20 mins walk away. Tube and park are near but altogether not very well connected, especially without a car

Please share one thing (or more) which you wish you had known before you moved in:

I wish I was aware of all the noise in the estate – residents, their kids, and visitors often have no common sense and respect to their neighbours. Lake fountains create unbearable noise all day. Management is lacking solution based approach

Management should be engaged and able to find solutions for genuine complaints

Great place to live and is only going to get better

The great thing about Green Park Village is that it is 10 minutes from the centre of Reading but it feels a lot further away because of the setting in Green Park and the lack of residential development around. It is very much in development and once the station is done and a coffee shop / cafe is on site it will be worth 5 stars. As it is, the buses are great and the commute to Reading Station dead easy. This will only get better as and when the station is open. There are plenty of retail parks and supermarkets within easy distance. It is quiet (despite the proximity to the M4) & feels a lot further away from Reading than it actually is. There is plenty of wildlife and the lake is a very special feature. Having lived in Reading all my life, I am very happy here and glad to share it with a great community.

Please share one thing (or more) which you wish you had known before you moved in:

Very much worth joining the WhatsApp or Facebook groups as there is a very supportive community there.

How has the building management responded to any problems or issues you have raised:

Aftercare was good but I wasn’t told that they would only fix settling issues once which was frustrating.

Stanmore place

I love the design of the outdoor space around the buildings, it’s perfect with all of the greenery and lavender that smells amazing in the summer! There are fountains at the center near the nursery and because of how quite the area is it is very tranquil to sit on a bench there.
Inside the flats are nicely designed and the maintenance is pretty good, it’s slightly expensive but is still good.
I like the fact that there is a nursery as well because it’s good to have a place on site where you can send the kids while you work.
There are shops nearby and a high street near the station but no shops as such on the actual development sight. There are however a few cafes onsite which is nice.
There are so many green areas and water features that are well kept other development don’t keep it as clean!
It was so nice that I moved out and came back again to live there.

Please tell us what you like and dislike about this area:

I do wish I’d known that there isn’t a shop on the development, there’s a tesco nearby but I still wish it could be onsite.
I really like the fact that there’s parking on the development, I don’t feel like there is enough but there is still some which is more than a lot of developments offer around London.
Sometimes the concierge doesn’t email you when a parcel gets delivered which is an annoyance because then I don’t get my mail on time or I have to go down and check for it.

Please share one thing (or more) which you wish you had known before you moved in:

The concierge not always emailing you when a parcel has been dropped off is a bit of a hassle I won’t lie.
There is a service charge as a owner, but you pay for what you get. I used to be an owner here but now I am a tenant as I moved away and then moved back again.

The outside gardens and green areas are very nice and it is lovely to just go outside to a fountain area and relax!

I like the design here in the flats, it’s a bit basic and the shapes are a little odd for the furnishings but it is still a very nice looking place.

It’s very close to loads of local shops, there are shops on both sides of the development with a high street just one road away.
Canons park station is so close by for the jubilee line and also you can catch the bus to get on the northern line at a station close by also.

The location is very convenient as it is super close to the tube station for the jubilee line.
It is also really safe here for kids and family, the area is very quite for them to play in the gardens and there is also a very good nursery on the development grounds.
I wouldnt say I actually dislike anything about the area, there is parking and the gardens here are tranquil for relaxing.

I was able to have a thorough look around the development before I moved in so fortunately I did manage to see everything I was getting into before hand.
