Burton upon Trent – The town of Burton-upon-Trent is located near to Stoke on Trent in Staffordshire, England. This small but bustling market town was home to one of the world’s biggest breweries until 2005 when it was taken over by SABMiller. The town has a population of just over 70,000 and is known for its independent shops as well as its brewing heritage.

Stoke-on-Trent – Stoke-on-Trent is the largest city in Staffordshire, with a population of over 250,000. The city is known for its pottery industry and has been dubbed the ‘City of Ceramics’.

Keele University – Located in Newcastle-under-Lyme, Keele University is a public research university with around 15,000 students. Keele specialises in medical and scientific research and was ranked joint 33rd in the UK in medicine.

Staffordshire University – Located just outside Stoke-on-Trent, Staffordshire University is a public university with around 20,000 students. The Royal School – The Royal School is one of the top schools in Staffordshire. It teaches children from reception to year 13 and has a good record for high grades at GCSE level, with its pupils getting an average score of around six A*s per pupil.

Newcastle Under Lyme School – Newcastle Under Lyme School is another top school in Staffordshire. It educates children from reception to year 11 and has a reputation for being one of the best schools in the county for sport.

St Dominic’s High School – The third most highly rated secondary school in Staffordshire is St Dominic’s High School. Located in the town of Stone, this school is one of three Catholic high schools to be found in Staffordshire and educates children from reception through to year 13.

Population of Staffordshire

The population density is fairly low compared to other parts of the country – just 69 people per square kilometre. This means that the county is sparsely populated with just over one million inhabitants living in an area of around 777 km², giving Staffordshire a population density of 69 ppl/km².

The vast majority of residents live in urban areas; only five parishes are classed as rural. The largest urban area is Stoke-on-Trent, with a population of around 240,000 and about one million living in the surrounding conurbation that includes Newcastle under Lyme and Kidsgrove.

We love living at Dunstall Park – easy access to local shops and good schools. There will soon be a park on the estate, the castle grounds is 20-30 mins walk away. Lots of green walking spaces around, including the canal behind us.
I feel like there could be a nice bar somewhere closer and a few more pubs.
we live on a corner on the estate and the speed of the cars is frightening. There have been accidents but no speed bumps have been put in. There are blind spots in both directions yet drivers still carry on cutting the corner and continue to speed.
The access onto the estate is frustrating as lorries and cars park on the road which again causes drives not being able to see. These cars park on the path too so a wheelchair user or a pram find it difficult when trying to walk on the path aswell as cross the road to the other side.
Bin collections are great. No anti-social behaviour but a lot of rubbish is left which is frustrating.

I love the design of our house because it is a corner plot – however we didn’t take into consideration how fast the cars would come around the corner.
We love the look of our house with the render but would love to paint it white again in a few years as it has turned yellow slightly.

We wish we would have known about the access onto the estate – the amount of lorries/cars that park on the roads.

What is the best feature of your home:

We love the shape/layout of the house. We have a big garden and it is quite private.

Excellent transport links. But poor traffic management of the local area regular queues at rush hour. no local shop

A modern large development of a wide range of lovely looking houses. Located nexto excellent transport links and a retail park. Great access to large outdoor spaces like a canal, river, fields and close proximity to a wood. Great for dog walkers but Access to local amenities such as a local shop are lacking.

Please share one thing (or more) which you wish you had known before you moved in:

That my gardn would flood due to insufficent drainage and the builder would drag their heels to rectify

What is the best feature of your home:

We like the layout of the home it really maximises the use of space and makes it feel larger than a 2 bedroom home.

Good location to local small shops, not far from main shops, bars and restaurants etc! Parking availability is nil, no spaces for guests at all, shared driveways are not ideal for families, bin collections are good, anti social behaviour is nil and traffic noise has been managed very well with the anti noise elements taken into consideration by the site

Please review your development:

Overall fantastic house, location and site however small changes could make it fantastic for example I have a Paris and the downstairs for the amount of bedrooms is rather small (dining area is none existent really), shared driveway with kids isn’t ideal. Park is constantly bogged and hard for the kids to go and play on due to this

Get as many viewings as you can, take tape measures etc and work out fittings

How has the building management responded to any problems or issues you have raised:

All snags were adhered too however the constant changing of customer service manager and ways to report snags – verbally, via text and via email always changing has resulted in the street losing out on street lighting up our private drive – it gets far too dark on this private driveway

Local area has lots of facilities both town and countryside options available. Good transport links to train stations, airports etc. parking on the estate is poor with lots of extra cars parked roadside particularly on the main roads- needs more traffic calming as- as always you get the idiots that like to show off their leased hire powered cars with no care for kids riding bikes or walking etc.

Please review your development:

The overall estate is nice, nice layout could do better with more closes and cauld de sacs rather than big long main roads, the play area for children is very poor and disappointing- but the location gives to countryside views, would I buy on a brand new estate again- probably not due to drainage issues and snagging however it my home now and I have made some good friends from the estate.

Not to fill in the forms to send back to the developer until you have been in a while – they tend to get 5 starts as they fall over you until that goes in then it’s all down hill from there.

How has the building management responded to any problems or issues you have raised:

Slowly and had to be pushed at every turn to complete works- I had to get NHBC involved due to glossing over poor workmanship in the first instance.
