What’s there to do at the Royal Docks?

One of London’s biggest regeneration areas, the Royal Docks is a hive of activity. Victorian pubs and independent eateries sit alongside contemporary offerings such as Gallions Reach shopping centre; home to high street names like Topshop and River Island, chain restaurants and a Tesco supermarket.

Culture buffs living here will be in their element, thanks to a packed schedule of exhibitions and pop-up displays. This is the home of the legendary ExCel Centre, after all, which hosts world-famous events like Comic-Con and Oceanology International. Close by, you’ve got theatrical classes and performances at the Royal Wharf Community Dock centre. And a myriad of sports facilities on offer at SportsDock.

It’s not all about indoor activities here, either. Big-hitters are the Thames Barrier Park and the Wakeup Docklands centre – the latter is a one-stop-shop for wakeboarding, paddle boarding and paddle board yoga. Alternatively, try open-water swimming in the river for an exhilarating burst of energy you’d never find in the gym.

Commuting from the Royal Docks

When the Elizabeth Line is complete, Royal Docks residents will be able to reach Liverpool Street in just 11 minutes from Custom House. Until then, there are no less than 11 DLR stations serving the area, along with the Emirates Air Line. There’s a great network of walking and cycling routes available to get you from A to B, as well. And London City Airport makes jetting off for business or pleasure a doddle.

Perfect place to live, everything is close by in terms of dlr next door, there is a local pub, restaurant and other outlets.

A very secure development with large bike sheds and parking in the basement. The properties themselves have large balconies and smeg appliances. Amazing looking court yard, from where your flat is located. Spacious property with large windows that looks in to the courtyard and amazing views

Please share one thing (or more) which you wish you had known before you moved in:

Amazing neighbours that have turned into a great community, very friendly and welcoming once moving in to your property.

How has the building management responded to any problems or issues you have raised:

Quick responses from management when having issues with property, so far from living here for 2 years, haven’t had any issues. But the team are great and happy to help straight away.

Nice area. Low crime, very rarely hear sirens. Feels safe compared to other places in London I’ve lived.

Please review your development:

Gallions point is a great development. I think the building has been designed and built well. The location means I can leave the building door and be on the station platform within about 30 seconds, which is crazy. The DLR connects Gallions Reach very well, especially with the Elizabeth line less than 10 minutes away at Custom House.
The views are also expansive due to fewer high rises in the area, and the Thames becoming wider in the east.

The building is managed well, and Julia in the concierge does an incredible job of keeping the building running.
Aside from her there does appear to be a high staff turnover, which does cause issues when only one member of staff is knowledgable on the systems (I.e deliveries, parking, access, key fobs), but I believe this will be sorted in time as staff become more accustomed to their role.
Facilities are good. There is underground car parking which is very convenient and secure, a meeting/lounge room, and a co-op in the development. I have not rated facilities 5* due to the absence of an on site Gym, and due to the lounge room not seeming to quite fit the bill of either a lounge or a co- working space, and therefore being used infrequently.

Overall I am really impressed by the modern building, the amazing views and the area.

Please share one thing (or more) which you wish you had known before you moved in:

Airplanes and DLR can be noisy.
You hardly notice the sound after a week or so and the windows are good at keeping out noise.

How has the building management responded to any problems or issues you have raised:

Yes they have fixed a superficial issue we had with the bathroom.
It would have been handy to have an introduction to some of the systems in the flat we were unfamiliar with.!

Overall amazing

The area is brand new and very nice/modern

Many local shops

The only downside I see is the lack of transportation after the DLR stops. There’s a night bus but it’s far. Nothing really near the estate although many people live here

I think TFL should make this a zone 2 area

Please review your development:

Pros:

– beautifully designed & well-maintained
– feels like a private community, and very safe
– 7am-11pm Sainsbury, 7 days a week
– security on site
– concierge/mail room
– the estate is very clean
– amenities
– security/concierge are VERY efficient

Cons:

– I wish there were more buses and convenient night buses. Considering 3,000 homes were built there, it’s hard to understand why transportation is so poor after the DLR stops working

– while the estate is very clean, some residents trash communal areas in the building I live in and it’s reoccuring. Lifts, entrance … I understand it’s hard to monitor but it’s a bit annoying that I clean after fellow residents (found a sheet on the floor in the entrance yesterday, a few days ago it was a suitcase, litter often left inside the lifts, many mailboxes are full and letters end up on the floor …).

– some residents smoking weed which travels through vents and other residents’ flats

– I wish they were more proactive with fixing the gym/pool locker system that’s been broken for a while. It’s annoying to leave your stuff there and hope no one will steal them

– jacuzzi is too cold. Feels like a cold bubble bath

– I wish the gym/pool/jacuzzi hours were extended to 6am-2am everyday

Please share one thing (or more) which you wish you had known before you moved in:

I’m pretty impressed with the estate overall.

It’s beautiful and a pleasure to get home to.

How has the building management responded to any problems or issues you have raised:

Very quickly and efficiently

I’m always very impressed with their response time.

Home sweet home

Not enough local shops like Tesco express, sainsbury etc. in the area. More amenities would be desirable eg., cafes, restaurants, gyms, bakeries etc.

However, the location is great. Right on the DLR station makes it very convenient as well as having coop in the bundling. It turns a bit inconvenient when DLR is in maintenance as it leaves the use of buses only.

We have seen some coop thefts and a bike burglary outside of the gallions point building so no the best experience.

There have been car races ongoing for months at Tesco area during the night time which have been very disturbing and annoying. This problem seems to be resolved.

Overal is good.

Please review your development:

Very nice looking building, beautiful and elegant interior. Property management is very good and on point. Wish there was more parking spaces and a gym in the building as well as private storages in the building as there is not enough room in the flat to store items like suitcases, kitchen appliances and boxes etc. Concierge is not always at the desk even tough it is supposed to be 24/7 so sometimes a parcel collection is on available.

Please share one thing (or more) which you wish you had known before you moved in:

Car races happening at night time as well as better insight into the amenities within the area.

How has the building management responded to any problems or issues you have raised:

Very quick response within 24/48h from the moment of a raised issue.
