Brixton station

Lambeth’s north

In its northern pocket, you can take a stroll along the waterside. Here you will discover big-hitters like the National Theatre, the Tate Modern, and the Shakespeare’s Globe Theatre. All of which are neighboured by a good mix of pubs and bars with a front-row view of the river. Lambeth Palace is another local star, a spectacular Medieval structure and the home of the Archbishop of Canterbury.  The Imperial War Museum also provides a lovely, moving day out; a fitting tribute to those affected by the past world’s conflicts.

Vauxhall new flats

Cultural melting pot

There’s a hypnotising, cosmopolitan feel to these parts. Places like Stockwell and Kennington have a Latin flavour, their high streets packed with cutesy tapas joints and Portuguese establishments serving fresh seafood. Over in vivacious Brixton, the area’s Afro-Caribbean roots shine, with reggae bars playing exotic beats until late, and an amazing foodie scene that incorporates street stalls sizzling with specialities like jerk chicken and ackee and saltfish. Hootananny is a much-loved hostel-come-nightclub that works to showcase the area’s diversity, with events dedicated to everything from hip-hop to salsa. And we can’t talk about the area without mentioning 02 Academy Brixton, an award-winning venue for music, theatre and comedy.

Property & transport

Lambeth’s residential options are vast, ranging from swish riverfront apartments to elegant period townhouses. Whatever you’re after, expect easy access to London’s centre. Three tube stations – Lambeth North, Waterloo and Southwark – get residents from A to B via the Northern line.

HomeViews reviewer says…
“The location is central and very well connected within easy reach of much of Central London both on foot and via the tube. Traffic can be quite congested and slow, there is also a fair amount of noise from the streets.”

Nice place and area

Very convenient transportation link. Easy shopping with Sainsbury. Not enough cafe and restaurants at the premises

Please review your development:

Too windy walking from podium to the reception, suggested shelter if possible. Both property management and building management is very helpful except staffs changed frequently, always new faces. If parcels can delivered direct to the building will be good.

Please share one thing (or more) which you wish you had known before you moved in:

Security and safety. Management and facilities to the tenant.

How has the building management responded to any problems or issues you have raised:

Quick response and very efficient . Can always solve my problems

Good location, nice flats, often issues with lifts

Tube obviously huge benefit and the sainsburys. Not much going on in the area but super accessible and close to Battersea

Please review your development:

Lift often breaking down etc. foxes in underground car park and have to drive through roller skater parties all the time underneath the sainsburys car park

The area has good accessibility and close to large sainsburys. Often get homeless people around the tube and sainsburys, and people playing pan flutes keeping you up at night. With windows closed it’s quite quiet which is good. Bit over the top with not letting you smoke on balconies or anything.

Please share one thing (or more) which you wish you had known before you moved in:

Lifts always breaking so I wish I knew this
Balcony bouncy but apparently it’s meant to be like this

How has the building management responded to any problems or issues you have raised:

Sometimes they respond to my emails. Often slow to fix lifts, we had a cracked window for about 5 months at one point before it got repaired.

Convenient location but lacking excellence

The apartments are well served by grocery store (sainsburys), dry cleaner and pharmacy all in the vicinity. It is also right beside a Tube Station (Nine Elms). However, the car park which is required to walk through to the Sainsburys (which was a huge draw of renting here) has homeless people camped out in it and anti-social behaviour (people drinking and smoking at weekends). People also smoke in the development itself.

Please review your development:

The facilities are great (gym, cinema room, concierge). While the main building is well managed by Firstport the building run by Mylo (Haydn Tower) is more run down and often dirty in the lobby. There should be more outdoor areas which can be used (ie rooftop or something similar) either in summer or heated areas for use during winter

Please share one thing (or more) which you wish you had known before you moved in:

I was told that regular resident events were organised which was a huge draw when moving to London on my own. However, in the 3 months I’ve been here not a single event has been organised. I also wish I had known how much anti-social behaviour was in the area.

How has the building management responded to any problems or issues you have raised:

Good for acknowledging repairs. However, took a long time to organise an induction of the apartment upon moving in and certain things (like the blocked shower head and sink on arrival) were never fully fixed (only temporarily repaired for a day or two). There is also bad communication between the Mylo team and the First port management team which has led to issues with visitor parking discs I have paid for.

Cozy and beautiful building, but frequent faults in heating/cooling and lifts.

The vauxhall/nine elms area is extremely windy, and this particular apartment complex really creates wind tunnels which makes it very unpleasant to be outside during much of the october-april period.
The rails can get very noisy, making it disturbing to open windows during summer time.

Please review your development:

The building design is modern and very appealing, with many desirable facilities. My main concern is that, although this is a modern build, there is always something that is not working. Lifts are very commonly faulty or out of use, heating regularly encounters issues (especially when it starts getting colder), and the cooling system was broken all summer (which was very unpleasant during the heatwaves).

Please share one thing (or more) which you wish you had known before you moved in:

Wish I had known how windy it gets here. I also didn’t realise that the heating would be so much of an issue

How has the building management responded to any problems or issues you have raised:

Always very friendly and trying to address the issue.
