There’s also a nine-screen Cineworld here, and restaurant chain favourites such as Zizzi, Pizza Express and Wagamama. Retail therapy also comes in the form of smaller vendors at the Wembley Park Market. Their ethical and sustainably-sourced produce covers food, fashion, arts and crafts and much more.

Close by, BOXPARK Wembley follows hot on the heels of its Shoreditch and Croydon counterparts; a one-stop-shop for music, events and comedy nights. It’s also a street food Mecca. Vendors will serve up everything from spicy curries and pie ‘n’ mash miniatures to supersize pizza slices. Many of these vendors are local experts who know the area like the back of their hand, so don’t be afraid to ask for tips. Not far from the BOXPARK you’ve also got Swedish interiors sensation IKEA for all the meatballs and MDF you can take.

Transport in Wembley

Wembley Park, Wembley Central and Wembley Stadium are all Zone 4 stations. Wembley Park is on the Metropolitan and Jubilee lines, Wembley Central offers Overground and Bakerloo line services, and Wembley Stadium has National Rail services to Marylebone. Further out, there’s Wembley North and Preston Road, and the area has a reliable and frequent bus timetable for those who prefer to travel this way. In terms of road links, Wembley residents have easy access to the North Circular, the A41 and the M1.

Avoid this Shady, Badly Maintained Building

There is a nearby high street with a few okay restaurants. The blocks nearby are usually dirty with lots of litter compared to other areas nearby.

Please review your development:

The building management is terrible and incredibly shady. We lived there for one year, never received any follow-up on anything we tried to get resolved by the property management (although the in-building maintenance team was friendly and often helped when they could).

The flat had significant damage to the floor when we moved in, which we were assured would not be held against us on move-out, so they tried to claim the flat was in perfect condition during our move-in. We fortunately saw through this and took extensive photos and videos during move-in to show the damage.

We had a miserable time there, with the “cafe” downstairs having some of the worst food I’ve had in London, and the supposed hair salon going for months without anyone actually working there. The gym was hot in the summer and cold in the winter, elevators were constantly not working, and it took months to get any issues in our flat resolved.

We are currently fighting to get our deposit back despite the fact that no new damage was made to our flat during our tenancy. Thanks to the fact that we could tell these people were shady from the start, we have a lot of evidence to prove they’re just trying to steal from us. However, they’ve been dragging out the process as long as they legally can, so we’ve gone months without getting the disputed part of our deposit back. If you have any other options, avoid this building 🙁

Please share one thing (or more) which you wish you had known before you moved in:

Verify appliances work on move-in–we went nearly two months without a working oven because we didn’t notice it didn’t work during move-in. And be aware the services like the cafe are designed to look good when giving tours, not to actually be any good. The food is disgusting.

How has the building management responded to any problems or issues you have raised:

The building management never responded to emails or followed up on anything. They were consistently dishonest about how events played out during both our move-in and our move-out.

Great residence team, bad system

I have been living in Madison for 2 years. Is very nice to be next to the stadium and listen to concerts in the rooftop. The area feels very safe and modern, the only thing is that the walk to the station feels extra long in winter.

The building is very new and the social spaces are great. There are not many events during the year but there are WhatsApp groups with residents organising socials regularly.

Gym is good, but punching bag screen has been broken for months without fixing it. Also antidote clases are £5 but regularly cancelled.

The system used in management is very bad, you will be logged out of the app multiple times, get unresolved emails, etc… BUT Shane, Maria, Amma and Anthony are incredible helpful and lovely people that has help me sort all issues in these two years.

The utilities are charged in a weird way, we are charged £70 when the flat is completely empty. But it is still nice that everything is automatic and you don’t have to worry about setting up.

Please review your development:

Quintain is nice but not as nice as they sell themselves.

I love the design of the buildings, the social spaces, the amenities… but the increases in rent are high and when your contract expires they won’t give you any discount because is only for new residents. I really hope they change that.

Is very far from the city but the metropolitan line gets you there in 20 mins.

If you like sun as much as me, check your flat direction. Flats pointing north with a building in front will get 0 sunlight during the year.

Also, ask early about the platform you have to register to monitor your utilities usage… sometimes they charge more by mistake.

How has the building management responded to any problems or issues you have raised:

We had to wait 2 months to get our front door lock changed. Also we had some problem with the washing machine but it was solved in less than a week. So it depends on the issue.

The building deserves an award for its construction and design in my opinion. The materials and construction are obviously well chosen to reduce the noise from Wembley stadium on events days and to keep it warm without too much heating use in the winter. The colours and the furniture are stylish and well combined. The space of the shared social areas and the flats are very well arranged. The members of the residents and maintenance teams
are friendly and helpful. Thank you to Greg, Maria and Shane for looking after us so well. We couldn’t have asked for a better management team.

I personally got exactly what i was looking for. The only thing is the guest parking – no availability for hourly bookings.
