Caspian Wharf is a lovely place to live. The development is kept clean and safe by the staff, who are on the whole very professional and friendly. The grounds are beautifully landscaped and maintained. There is a gym, tesco express, play park and other facilities within the development. Very safe and well maintained development

It is full of gates and CCTVs so it feels safe living here. There is an air conditioning and heating as well. In the flat there are wooden flats , so it is incredibly easy to clean. The price range is good as well, it costs from £400 a week for tenants. I like the greenery in the garden as well. A downside is that the flats that look over the river are noisy because of the street noise and despite of the good insolation.

The train station is here and my favourite burger shop too. The nearest pubs and restaurants to go out are at Sloane square.

The design of the houses is done to a very high standard compared to our builders.

The park built by Berkeley is excellent and gives a great addition to the development to allow residents of the whole village to benefit.

Property management in terms of costs could be a lot better. Alot of residents are currently forming a group to discuss the charges from Berkeley/Courtney Green regarding the unsold properties.

Lots of green space with the cricket field and football pitches. But soon the fields to the farm and right of are to be developed.

Please tell us what you like and dislike about this area:

We have 2 fantastic schools within walking distance of our house. Southwater Infant and Junior.
Petrol station with a small COOP directly between both schools which has a great selection and friendly staff.
Lintot Square which is about a 5 minute walk has a range of independent shops, takeaways and a bigger Coop. There is also a lovely little cafe which is very popular.
Parking is ample down our road but can be tight at school pick up times. However we have private parking and a couple of visitor spaces.
Bin collection is OK, and all very neat and left tidy.
Couple of pubs. Both very nice, especially the Bax castle which on a summers day is lovely to walk the downs link to get too.
Southwater has had some issues with anti social behaviour recently but thankfully this doesn’t seem to have affected our development. They have However caused damage to the local football clubs property.
Local bus route into town on the development.

The plans to develop the fields adjacent. Would not have changed our mind but would be good to know.

How has the building management responded to any problems or issues you have raised:

Thankfully no issues with this purchase. On previous occasions they’ve been quick and efficient.

Nice development spoilt by single, difficult entry/exit.

The development, in general, is well laid out and offers a variety of attractive and well designed properties. However, properties in certain areas of the development are quite dense with little rear garden seclusion, while others experience road noise from the A24. The development is not yet completed, but an on-site shop is under construction, there is a small playground (not particularly well kept and very muddy in winter), a BMX track with no parking facility for those bringing their bikes by car, a river walk (narrow pathed and muddy in places during winter months) and plans for a community centre. The current public transport link is an hourly bus service (no Sunday service) which stops outside the development, but a bus route through the development is also planned. The grounds are regularly attended to and well-kept. We hear little from the property management company and feel residents might benefit from a regular newsletter regarding the on-going development. A concern that has been voiced by many residents here is the dangerous and badly planned, singular access for vehicles in and out of the development onto a very busy, bridged, double roundabout leading onto the A24 dual carriage way. It can take vehicles many minutes to leave the development due to the busy, fast moving traffic approaching the roundabout. The slip road off of the A24 up to the development also badly laid out and potentially dangerous. Pedestrians attempting to cross this slip road where there is no pedestrian crossing have been highlighted in the local press. Once the development is completed there will be over 900 homes here using this vehicle access, not to mention those driving here to visit, use the community centre facility or the BMX track. Two other entrances have been constructed off Hills Farm Lane, but can only be used by forthcoming bus service, cyclists and pedestrians. I know of no other development of this scale with such a dangerous exit and entry.

There is a large supermarket close by and a small on-site shop is under construction. A well regarded secondary school is also situated adjacent to the development (although some parents are now using the development as a drop off/pick up point). There are a number of open spaces within a short drive and a good variety of shops, restaurants and bars can be found in and around the town centre situated approximately 1.5 miles from the development. There is a well regarded secondary school adjacent to the development. There is adequate provision for resident and visitor parking and bin collections are regular, Properties on the development that are situation close to the A24 do experience varying levels of traffic noise. We have not experienced any anti-social behaviour.

Please share one thing (or more) which you wish you had known before you moved in:

We understood that the final area of the development known as Highwood Village, once completed, would include an alternative entrance/exit to the Highwood development. However, it has been constructed to only allow buses, cyclists and pedestrians. We wish we had known this restriction was to be put in place before we moved in, as it would have allowed us to give further consideration to the isolation this single vehicle entry and exit has created.

What is the best feature of your home:

The superior quality. Our home is well designed and offers quality fixtures and fittings. This includes superior external and internal doors, kitchen layout and quality units, high end finish flooring, window casements, radiators. Excellent combination boiler offering constant hot water and very effect radiator heating.

Never want to move again!

Blackheath quarter is a great side to live, away from most of the building work. We love the communal garden and significant work goes into keeping these gardens in good condition. The Conceirge team are helpful, kind and a pleasure to deal with. We normally find communal areas very clean with the cleaners diligently doing their jobs to a high standard. We appreciate the fountain and swale have had issues this year and the communications updating us about the progress in fixing it – it’s a shame that took a long time. Window cleaning has been mixed with some results not great. The pool is lovely, sometimes a little cool but once swimming, it’s fine! Music in the pool would be a lovely additional touch.

Wildlife is amazing , especially the yearly signets!

The air conditioning in the gym seems a bit hit and miss which isn’t helpful when you’re doing cardio. But otherwise facilities good , always clean.

More parking for visitors would be helpful- it’s very minimal. Car park for residents is great but many of the disabled spaces are taken up by non disabled residents, they also never seem to get ticketed, nor do people who park in visitor spaces without permits- a little frustrating for those of us who stick to the rules.

Kidbrooke village is a superb place to live. It is close to both Blackheath and Kidbrooke stations, both with great access to central London for commuting. Lovely walk to Greenwich not so far away. Sainsbury’s local is open at great times, easily accessible. My only niggle is that the GP surgery needs significant improvement and it is tricky as it is the only one that’ll take Kidbrooke residents. Blackheath quarter is great, with gym, pool and cinema room.

The parking really is difficult for visitors- be aware.

What is the best feature of your home:

We love the views from our home, the quiet of it and the layout. It’s spacious. The floor to ceiling windows are a highlight!
