Best little village in a big city.

Really nice. We had a look at a lot of the apartments and they were all done to a really good standard. It felt like a boutique hotel. We own our property so maintenance is our responsibility but they’re very new so the requirement is limited. The CrossRail development has caused some cracks in the plaster but other than that it’s fine. The estate is really well thought out and “Teletubby Land” adds a lovely feel to the place.
The water features are a great addition too, a nice space to walk through.

It’s a hub. You can get a anywhere with so many forms of transport. I can get the boat or the train to work in the mornings.

Unfortunately there is a more prevalent presence of drug use these days. It’s such an idyllic setting and has a village feel to it but it gets ruined by this.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I had known about the prison. We’ve never had an issue but the proximity was initially a concern for me. The main road also has a lot of noise pollution from police sirens.

The properties are well kept, quiet and beautiful spots to enjoy London while being a little further away from the hustle and bustle of central. The apartment buildings are well designed and modern and close to useful amenities. There is also a gym and spa that is usable for many residents in the riverside area, adding to the overall well-being of the community.

The area has two lovely local pubs, a bakery, beautiful apartment buildings and lovely walks along the Thames. There is a DLR station a 5 minute walk from the riverside so you can get to central London extremely easily. There is also a high street extremely close, Tesco express, Tesco extra and local food takeaways.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I’d known that a new yoga studio was being built – I’d have been even more excited!!

How has the building management responded to any problems or issues you have raised:

Very well. We have had a few issues with the water system and it has always been dealt with efficiently.

nice development, but beware the local area and wait for the crossrail before moving

moved in, in anticipation of crossrail, however that seems to be permanently delayed and there’s very little to do in the local area. quite run down outside of the Berkeley bubble (which is very nice) and have been harassed a few times by local disillusioned youths.

Would definitely wait until the cross rail arrives to see if the place gets better. The price of the flats are completely inappropriate for a zone 4 location in a downtrodden area. You only need to see the amount of supply available on rightmove to know this area is going to be hit hard if there’s any type of property downturn – far too many new builds and no one willing to buy them – the typical overseas buyers go for central london

nice new build developments which are nice to look at and live in. the immediate bubble around the development is nice.

HOWEVER, when crossing the road into the town centre, you enter a completely different part of London. Extremely impoverished, so it seems the developer’s monies have not managed to refurbish this area much. The sparkling Berkeley development couldn’t be more of a contrast to the general impoverished/rundown feeling in the rest of Woolwich. The council really needs to redirect funds to this area and make it a lot nicer!

Arsenal side is well designed and good neighbourhood. There is supermarket,restaurants, pubs etc. Without going outside of the arsenal side, people can spend valuable time.
The design of the streets and stores are really good proportioned. It seems like a new buildings even though most of the buildings are older than 100 years.

Royal arsenal is a well designed neighbourhood which also has social places such as restaurants and pubs. The only negative side is the around of the woolwich arsenal station as it might be shady sometimes.

Outside neighbourhood of royal arsenal

If there is one thing you would change about your flat or property what would it be:

Design of the loft as there was no window in the bedrooms.

Overall Royal Arsenal is just a great place to live. Besides some minor disadvantages it is a modern, stylish and a very comfortable place. It has its historical vibe and the modern appeal at the same time. Once the Crossrail is here it would be just perfect.

Please tell us what you like and dislike about this area:

I like the design of the development (all public spaces, facilities, buildings are just beautiful), the access to all needed shops, cafes and facilities, and also the fact that we have a Thames Clipper station here. I especially like, that we are expecting the creative district around here.

I don’t like the fact that we still have a long commute to the city centre, since the Crossrail is still not here. I am also a bit concerned about security, given the reports of accidents happening around (not exactly within the development, but close to it).

Please share one thing (or more) which you wish you had known before you moved in:

It is a bit frustrating not having a window to the street in a bedroom as it occurs.

What is the best feature of your home:

The greatest thing is those beautiful big windows, which make impression of being present at the park outside.

We’ve been here for about 6 years in 3 different flats. We started renting with Royal arsenal residential who were awful, we wouldn’t receive responses when we asked for help with things including when our heating wasn’t working in winter. We also had a lot of trouble getting our deposit back because of made up issues. We’ve since moved into a new flat with London stone and they have been nothing but helpful quickly solving any issues with the flat and in a very friendly manor.
The buildings I have lived in are all kept lovely and clean, the newer ones have a very hotel esque feel to them while the older ones have lovely vintage features as they’re from WW2.

Please tell us what you like and dislike about this area:

The community is fantastic, it’s like living in a small town where people help their neighbors out. Woolwich isn’t without its problems though and it isn’t the safest place especially for woman as there’s been a number of woman followed home and some muggings. I was almost mugged myself last year while walking home.

Please share one thing (or more) which you wish you had known before you moved in:

Most of the buildings are locked into a contract with SSE for their supply. SSE have openly admitted that they charge us a higher standing charge (ludicrously high) because we cannot leave so they don’t have to be in line with competitors.

If there is one thing you would change about your flat or property what would it be:

Unfortunately because we have the original massive single glazed windows it is very hard to keep the flat warm which means our heating bill is much higher than it has ever been.

The building and area design is good. None of the buildings are offensive to look at.

Facilities available are also good. This includes the RA gym. I also understand the other leisure facilities attached to other buildings in the area are also good.

Building management and property management have both been good. No concerns.

– nice atmosphere
– decent transport links close by
– shopping facilities within a short walk

Please share one thing (or more) which you wish you had known before you moved in:

– the hollow walls between rooms. This means noise in one room can quite easily be heard in another.

What is the best feature of your home:

Space for the rooms. All rooms have adequate space.

The Royal Arsenal development is nicely designed complex, I really like the aspect that it maintained the history of the place, The ferry that can take you to Central London is on your doorstep, which is a great start for your day out. It is great to have the riverside walk so close as well.
A couple of nice restaurants are inside the development – Dial Arch, Con Gusto, Taproom,

I enjoy living in the Royal Arsenal, facilities and the immediate surroundings are really nice. However, the area just outside of the complex is quite rough.

Please share one thing (or more) which you wish you had known before you moved in:

I would recommend to walk outside of the complex (i.e. DLR station area) before moving in to the Royal Arsenal.

If there is one thing you would change about your flat or property what would it be:

The flat is everything we expected it to be. I am really enjoying it!

Unique architecture, range of flats and houses (within London prices) to accommodate different demands.
The security provided by the concierge service and the property management by Rendall and Rittner are commendable. Especially in the current situation, to feel that we are looked after (by cleaners, gardeners, waste collectors etc) means a lot!!!

Please tell us what you like and dislike about this area:

I’m feeling privileged to be able to leave in a development like Royal Arsenal. It’s safe, friendly community, well connected to the city centre and with a variety of amenities and shops/restaurants to provide a good quality of life.
I’m just looking forward for Crossrail and RARE to be finished and open to public.

Please share one thing (or more) which you wish you had known before you moved in:

That the Elizabeth line would take so long to be materialised.

How has the building management responded to any problems or issues you have raised:

Prompt response and satisfactory intervention when issues were brought to their attention (building door lock, lights etc.).

Design of the buildings are average, they need to be modernised inside with improvements for upcoming technologies. Area is nice and local amenities are very good. The Dial Arch pub is a great evening out and the food and drink are great. Overall a nice area to live.

Very well kept and very quiet I love that my flat is on the ground floor, however there’s a lot of works going on preventing me from sleeping in the day as I work mostly nights, the environment is very well kept and I live to sit in the court yard on summer days
