Area looks very modern and stylish, and at the same time classic and antique, which is a huge plus. They enjoy green areas and an increasing number of places to relax. The area is constantly developing, which also results in more shops, restaurants and swimming pools in the future. Well-developed city transport is a great convenience, but the big disadvantage is the constant delay of the Elizabeth Line, which will greatly improve the commuting to work for many residents. I consider the management of the area and buildings to be good: clean and pleasant. More should be invested in security in the area and the replacement of old intercoms, which do not allow you to see who wants to enter our building, and with more residents it is difficult to communicate, because in fact only one telephone number can answer the intercom. I rate the rest very well. I will definitely stay longer in this charming area.

The area is very friendly and quite safe and clean. I miss more variety of restaurants and better places to chill out.

Please share one thing (or more) which you wish you had known before you moved in:

Depending on who will look after you, but be prepared for the fact that most things have to be done by yourself. You have to ask and remind yourself, and the agency does not care. The area is great and recommendable, but you have to be ready that no one will be interested in you when renting.

What is the best feature of your home:

The apartment needs refreshing and some repairs. Reported to the agency but to no avail. No customer interest.

An amazing place to live

In terms of property and building management I think I would like to see more security staff patrolling the area. As regards the facilities, the spa and the gym look amazing even though I did not manage to enjoy them due to Covid restrictions this year.

This is a very well structured development. The are many local shops, super markets and has an excellent transport connection to City of London.

Please share one thing (or more) which you wish you had known before you moved in:

The only thing I wish I knew is more about Woolwich, which I think is not the safest place to live. However Royal arsenal Riverside is a very safe area with wonderful parks and facilities so totally worth it.

If there is one thing you would change about your flat or property what would it be:

I don’t think I would change anything about my flat.

The building is well designed and the facilities are great.
My only recommendation is regarding the management and the charging, I think should be more open and the owners could understand more where their money is going to. There are lots of maintenance happening, and I think for a new building that should be paid by the developer.

I absolutely love the local markets around the community. There are plenty of shops and transport links to the city centre..

There is lots of maintenance, especially regarding the fire system.

If there is one thing you would change about your flat or property what would it be:

No carpets, the kitchen have plastic joints and its easy to break.

Properties are well maintained. Good sense of community and nice green spaces. Building designs are great and concierges are very helpful. I would really recommend this area to anyone looking for a new home. Perfect distance away from city centre and enough to do to keep me busy.

Only thing I wish the flat had was a built in microwave

Responses are usually very quick. Quality of amenities is of a high standard.

I live on building 50, I am very pleased with security and maintenance,the hallways are cleaned and hoovered every day. Litter and debris are always kept on top of, good security presence. My only complaint would be the barrier on malborough rd where instead of just pressing for building 50 and then the apartment number the guest has to scroll through all the other building numbers and then scroll through all other apartment numbers to call to get you to let them in. This is time consuming and confusing for the guest and many times I have had to walk down to the barrier to let them in

Love the Riverside location and the services for security and property . Maintenance are always picking up litter and gardening etc and security check my front door every day.

Great development. Nice views, landscapes and great community. Good location in terms of transport. R&R and BH could focus on their customer services better. They can be quite unresponsive and a lot of errors. It’s a shame, as the service charges we pay are considerable. Saying that the consierge staff are great!!!

My development on Royal Arsenal is lovely design because it is only 6 floors. I do think the one bedroom apartments are very small and should definitely be bigger so people would be likely to want to live here long term.
The community is amazing, the postman are great and the cleaners and gardeners do a wonderful job in keeping the external areas well kept.
The concierge I find the worst part of me living here as they can be very rude to my guests / visitors who need a parking permit space for their couple of hours stay. Concierge staff have been very rude, and makes my guests feel unwelcome which is not nice considering they are my guests.
There are constant intercom issues also.
There should definitely be more free parking space available as I refuse to pay £70 plus per month for parking on top of all my other fees. As an owner of a property, parking should be automatically provided to me for free.

I like that Royal Arsenal Riverside looks affluent in terms of design.

I wish it was less open because now you have troublesome people trying to hang around this Royal Arsenal neighbourhood. I liked that our Wellington park was also not busy prior to lockdown. I preferred when there was a gate on the main road in front of Dial Arch so Royal Arsenal was more closed.

Nonetheless I also like the diversity of shops in main high street Woolwich.
I do think royal arsenal riverside could have more diversity in terms of shops as well as an upmarket hotel.

Please share one thing (or more) which you wish you had known before you moved in:

That I wouldn’t be able to view the internal water feature of the building as I’m in the exterior part.
That there is restricted parking and no free parking for residents.

If there is one thing you would change about your flat or property what would it be:

I would like my flat to be larger and come with parking.

Royal Aresenal Riverside is a wonderful place to live

The Royal Arsenal is a great place to live, rich in history with beautiful architecture. It has a broad range of amenities, including gym, spa, concierge, Tesco, M&S, Sainsbury’s, restaurants and pubs, doctors, dentists, pharmacy, onsite Thames Clippers boat, Zipcar, forthcoming Crossrail with DLR, Southeastern trains and buses across the road. There are lots of green spaces and an amazing waterfront along the River Thames. The property is well designed, impeccably groomed and maintained. There is a great online community and opportunity to make friends locally. The addition of Woolwich Works creative district in 2021 will add great arts and culture options and tranform the remaining miltary buildings. The biweekly farmers market is great as are the festivities at Christmas, GDIF and the Tall Ships. The Royal Arsenal is a wonderful place to live.

Woolwich is a regeneration area with lots of diversity and potential with new developments in planning. The transport links are excellent with Southeastern trains, DLR, Thames Clippers, buses and forthcoming Crossrail with London City Airport across the River Thames. The high street has some easential shops like the post office, banks and retail outlets like Lidl, Boots, TKMaxx, Clark’s shoes and local stores. The Tesco Extra has everything you need for a big grocery shop and there are a number restaurant and fast food options like Nandos, pubs and unique international cuisine restaurants. The Thames Cycle path is great for biking to Greenwich or Plumstead. Queen Elizabeth Hospital is very close if needed. There are festivals to bring Woolwich to life, like GDIF and Christmas events.

The online community is very active and supportive to help you with advice and recommendations, buy and sell personal items and meet new friends.

Very good design of development. Generous spacing built in for liveable feel. Facilities and building management are quality. Swimming pool, sauna, steam room and gym are better than most other amenities I have seen. Some issues with water supply disruption, which may have been caused by design or construction issues.

Good transport links. Great future link with crossrail. GrwtNeeds more upscale and more Asian restaurants and grocers.

Woolwich Arsenal – exemplar regeneration!

The design is superb, tall buildings support density which in turn support on-site facilities. The old buildings have been used successfully, mature trees retained and new landscaping added. Parking is restricted which makes the area more pedestrian friendly and nice to live in. High quality new buildings that build on local character means the development will age very well.

Shops, restaurants, pubs, quality of the development (materials, landscaping), maintenance all great. Security and management also very impressive. Aftercare following purchase was poor.

Please share one thing (or more) which you wish you had known before you moved in:

I understood dogs and pets would effectively be banned but they aren’t. Snags will be difficult to resolve.

How has the building management responded to any problems or issues you have raised:

Service accounts can be late. Very minor snag with balcony door identified at purchase (by HA) took over 12 months to resolve.

Attractive area, good access to shops and pub.

Property management not great – my ceiling has been leaking rainwater for 2 months and it’s nothing’s happening due to some kind of bureaucracy.

Area design really cool. Nice to have access to walks on the Thames

Like the old arsenal buildings, but the new builds are a bit ugly.

Generally yes, London Stone are really great property managers, best I’ve experienced in London. 2 month long ongoing issues with rainwater ceiling leak, but this seems to be the fault of the property management though.
