Developed by Berkeley Homes, Caspian Wharf is a new-build development in Bow, East London. The development is made up of two sites divided by Violet Road in the centre. The properties are next to the Limehouse Cut and apartment sizes vary from studios to penthouses. Landgon Park and Devons Road DLR stations are just over a five-minute walk away from Caspian Wharf, and Bromley-by-Bow Underground station is a 15-minute walk away.

Great place but can be noisy

Local market has diverse food available. Strange mix of cultures. Protests about gentrification in local area. Noisy trains going past back of flats there are warehouses. Heating is quite strong corridors get warm. Heating on only 3 months a year underfloor heating. No air conditioning. Mainly concrete brick fasia. Cladding on property since grenfell. Unsure if cladding is fire proof. No fire drills for tenants. Lifts nearly always one broken. Two lifts. Design very modern and tacky. Plumbing issue. Takes long to respond. Had issue wheh first moved in. Every single plumbing unit had tobe changed. Constantly new things being done takes away element of privacy. They have taken extra safeguardimg precautions since grenfell. Linked secrurity to local authorities. Information communicated well.

Feels safe shopping is brilliant market near by which is good

Factory noise. wish knew about that before moving in. All night. Cement factory all night too.

Too hot in the summer, mainly in the corridors… problems with the pay as you go insight energy for water, poor customer service from this third party supplier.
Great transport links. Maintenance issues are few and far between, but if there are any, its related to the water supply…
Could really do with a facebook page to encourage a greater community feel within the neighbours. People should know their neighbours better… but everyone seems very nice and friendly overall.
Lovely communal green spaces, with a lovely playground at the back.
Good lifts in the blocks too!

Access to transport is great. Canal is great for running and cycling. Lots of nice green spaces. Relatively safe, room for improvement. Good general service, but could be greater diversity of bars and restaurants. Love the old market, 10 min walk in crisp street. Close to the larger london parks like victoria and stratford (walkable on a nice day)

Lack of parking, few spaces available but they are very expensive. Not a space for each flat, Very little local onstreet parking too…
Great bike storage, its free and secure.

Not very happy with the concierge and the management , reason why ?! Investing in CCTV still can’t tackle the problem with a rubbish on the site very bad .

Hi just a quick one about the concierge Caspian Wharf , 27/08/21 just came back from holiday at midnight called them 10 min before we arrived , very politely asked about unload the car with my kids and wife lived here for 10 years , always nice to people around but somehow the concierge seemed to be a little bit having a discriminatory behavior towards me . Any way coming back to the point , the gentlemen from concierge i am not gonna mention the name refused to let me in at night time without any reason , left my family outside the gate making us to carry all staff all the way from the gate up to Levanter House . Being very rude to me saying ( I am here tonight and i am not gonna let you in or if i want to i can let you stay outside the gate unload lol ) I mean he was very merciful , can you imagine how thoughtful was this at night time with kids , very tired after a long trip , knowing each other for 10 years never make any trouble , that is how the Concierge at Caspian Wharf is worry about the residents . Well if i could i will give them zero star . Very unprofessional , very rude . I hope someone is going to do something about this . Personally for me, left the family outside the gate at night time not very smart , treating your own residents like this ?! Therefore for me you have 1 star and good luck with that . Start respecting people and be more positive about them , be more friendly , smile a lot , never judge the book by the cover . Have great day . Your resident .

Area is still developing , transport around very good , DLR 3 min away then another 3 min Stratford – Central Line , Jubilee Line , Bow road – District Line . Violet road sometimes very noisy because the drivers can’t manage them self lol except this is ok . Parking around is a nightmare not enough parking spaces around the area . Tesco express and one corner shop which is very nice . People in general ok ish . Bin collection is ok but some residents don’t know how to put the rubbish into the bin ! Big thanks to the team whose cleaning around the Caspian wharf , really they doing a great job . Well done . Concierge i wish could be more professional .

Excellent location

Very modern, stylish and fit for purpose. More than sufficient room which is airy and bright.
Facility managers are friendly and helpful. Commmunal areas are well looked after and post deliveries are dealt with well. Overall I am very satisfied with everything

Excellent area within close reach to shops and supermarkets. Close walk to tube station and good transport links

I guess every area if you are not familiar with needs getting used to

We have concierge 24 hours which is great and nice green areas .
There are shops very close to the development and a gym. The design is very nice and we are communicated important information on a regular basis by the development management. Loads of young professionals living here.

I like the area and the security of the development. There could be more bars and restaurants around the area but there are plenty of shops and it is located near the canal which is great to walk or go for a run

How the hot water and heating works as it is managed by the building

My flat has a balcony looking
Towards the DLR tracks. It is very quiet at night.

Pretty good, modern, feels safe,concierge great service. Enough space big rooms qite noisy sometmes for front of flat.services in area limited. No resturants. One pub in area. Nice pub good transport …

Love that tesco is close and dlr is close building is quiet and cant hear noise. Well designed, nice finish nice sprc. Could do with more space more storage. Warm enough really warm at night. Have to close window at night so gets super hot. Can hear traffic noise.

Dont like noise in complex, speeding cars. Smell of drugs.

Like everything really. Very nice place to live!
Not a lot of space in the flst, but thats central london for you… its good compared to other places nearby.
Not too noisy.
No issues needed to be fixed.

Great for safety, gated development.
Difficult to always dry clothes on the balcony, not allowed to… and not always space inside. Get an email straight away if you try to.
Great conceige, they are like family. Always good to talk to, and so helpful!

Very close and convenient to canary wharf and strstford.
No good restaursnts or bars nearby… need things much closer. Particularly difficult with young children.

Love the space, communal roof space. Quiet well insulated. However window open can hear cars. Community feel. Pleasant neighbours. Good transport links and dlr. Happy with concierge and desk service. .

Likesthe covinience of tesco downstairs not many resturants. Can get to hackney in 30 mins.
