The site gardeners are shockingly poor. The rent increases are becoming unaffordable. The maintenance of the site on the development and tenants is shocking. We’ve made ours a home, but most seem to be squatting. Sold a dream that didn’t exist. It looks like you are no better thought of being a long term no trouble tenant. Some items which came with the property and are now failing after 4 years of living here, are having to be replaced by us because it’s general wear and tear?! Another expense on top of the expensive rent cost. Which really worries us when it comes to carpets or flooring needing replacing due to wear and tear?!

Please review your development:

Houses are small but nice if looked after by tenants. Not worth the rent prices though. More trees should of been planted on the site, very open and bare. Most of the trees that were planted have died and not been replaced. Lots of plants and shrubs have died also and not been replaced leaving bare dirts for cats and dogs to poo on.

Please share one thing (or more) which you wish you had known before you moved in:

I wish we hadn’t been lied to and told the full facts.

How has the building management responded to any problems or issues you have raised:

Problems have been sorted quite swiftly, but sometimes we have had to repair or replace things ourselves, again extra costs on an already expensive rent price.

Manager Response

Hi Lou,

Thank you for your feedback. We’re sorry to hear that you are not happy with your rent. The rents are all carefully considered with the view of wanting to retain our loyal customers but also needing to be in line with that of the local rental market rates.

We will feed your comments regarding planting and garden care to our maintenance team. All plants and trees should be replaced, however in some case they may be re-planted in Spring time.

We try to be as clear as possible in our welcome brochures and all the information provided in our resident app, to best manage resident expectations around what is deemed as resident responsibility and what is deemed as landlord responsibility. If any repairs are required to items that are not as a result of tenant damage, then Simple Life cover the costs to fix these items. As we are unable to identify you via the information provided in your review, we would invite you to get in touch with the team so we can investigate some of the issues you have had, to ensure that the outcome has been fairly managed by the team.

Property is fine, location is fine, people not so much

Property is within a short car journey to the town centre, however very few local amenities within walking distance barring takeaways and a few corner shops. Bus services appear limited so a car would be a necessity to make the most of the area. There are a few green areas, however there seems to be continual development which detracts from any positives of this.

Please review your development:

Residents within the development are a mixed bag, with some appearing to have care for their property, however this is outnumbered by those who have little to no respect for the property or neighbours. Car parking is an issue as although each house has 2 spaces, a large proportion appear to prefer to park on the path. The house itself is fine with good natural light in the kitchen area due to skylights, however there are a number of minor issues that do detract from a final polished look it could achieve, and leads to the tenant having to replace parts at their own cost.

Please share one thing (or more) which you wish you had known before you moved in:

We were told that the tenancy would be a certain way, however upon moving we have realised it is not.

How has the building management responded to any problems or issues you have raised:

The majority of problems have been responded too, however has been hit and miss throughout our tenancy.

Theres no nearby local shops, restaurants or bars but theres really good open spaces to walk and kids playgrounds everywere. Living in our street is quite chill, the neighbours are kind and approachable, theres just a bit of noise and dust from the constructions nearby but not too disturbing. Parking spaces are really good with charging stations for electric cars. Bin collection every mondays by council which is average.

Please review your development:

The houses look really good and the architetcts did a good job the way they planned/designed the inside and outside of the houses. Building management and property management is average. They reply quite fast to issues but sometimes takes too long to solve certain basic things.

Please share one thing (or more) which you wish you had known before you moved in:

We didnt knew that we would get so many problems with the internet connection provided by the landlord (by fibre), it was down at least two times since we moved here and the first time it happened we manage to solve the problem by our selfes by speaking with a fibre technician that luckly was working nearby in a pit down in the street, otherwise not even the network provider knew what was happening, that there was an fibre technicians working in the area, and it would take days for another technician to come to our house to solve the connection problem. That’s unacceptable as we both work remotely and having a stable and reliable connection to the internet its crucial to do our work.

How has the building management responded to any problems or issues you have raised:

It took too long to repair/replace the main entrance electronic lock, something that its critical for our day to day living. We had to use the back door facing the garden for a few weeks to come in and out of the house. Luckily the first time that it happened we had the keys for the back door with us otherwise we would get stuck outside in the could with our kid waiting for hours for someone to come.

Please share one thing (or more) which you wish you had known before you moved in:

I wish I’d known how the bin system works, more information would have been helpful. Also an explanation and demonstaration of the heating system would be helpful

How has the building management responded to any problems or issues you have raised:

Excellent, quick to reply and easy reporting system
