Stunning house and location

The house is fantastic spacious and it is fantastic for our family. Our only issue is we would wish the small bedroom was a little bigger. Parking is more than enough for what we need. The front gardens are well maintained.

Please review your development:

The house layout is great and we love how open the main entrance is and the stairs design is excellent. Both bathrooms are good sizes and the option for bath or shower is great. The bedroom are good sizes except the small room which we feel is a touch too small. We have had some repairs needed upon moving on and we have constant feed back in this regard.

Please share one thing (or more) which you wish you had known before you moved in:

How warm the house got before we moved in. Much better than our last home

How has the building management responded to any problems or issues you have raised:

Yes. When we first moved in we had a few things that needed fixing and we have had constant communication until the problem was fixed

Hi Kyle,

Thank you so much for sharing your experience so far with us!

Great sense of community but needs improvement on the playing field for the children.

I find the local area very good. With great links to transport, bars and restaurants. That includes excellent facilities to nursery’s, primary schools, secondary schools and play areas for the children. We also have a great sense of community with the leisure centre and social club right on our doorstep.

Please review your development:

The only one flaw I have with the development is the playing field that was included in the site. It is poorly kept with access to the field on the wrong side. The gate is on the outside of the field, making it more accessible to another estate rather than tenants of Sutherland Grange.
Whenever I have had to report any issues with the property there has never been an issue, however the property management is constantly changing. It would be nice for someone to have the title for more then six months.

Please share one thing (or more) which you wish you had known before you moved in:

Great sense of community. Property Management will change often but it doesn’t effect the professionalism of the company.

How has the building management responded to any problems or issues you have raised:

In a timely and professional manner. Not issues at all.

Hi Sarah,

Thank you for your valuable feedback for Sutherland Grange and for your recommendation. We’re delighted to hear that you’re happy with your home!

We’re sorry to hear about the playing fields, unfortunately these are not within Simple Life’s demise and are occupied by the local council. We also acknowledge that there has been quite a lot of changes to the team for your development, but in more recent years we have a designated team featuring specialists in various areas, meaning there should be more consistency than having just the one contact and by having direct contact to people controlling various remits, we hope that things like maintenance solutions timeframes are improved.

Simple, safe and convenient living experience.

The house is pristine on a lovely neighborhood. The location is very safe and tidy with walking distance to a nearest grocery shop, a play area and a good nursery for children. The access to schools (Wrockwardine wood), leisure center and NHS practice is also easy with 10 to 15 minutes of walking distance between each and home. The parking facility is drive-in type, which is good and the safety of the vehicle is good as the location is residential type with absolutely no noise,, and good neighborhood with no anti social behavior noticed from any one.. The bin collection is weekly; however, it is not inconvenient as the large bin provided with the house helps to accumulate the dirt/waste for more than a week.

Please review your development:

The design of the house and facilities provided are great. It has the most modern appliances inbuilt which made it very convenient for me. Only downside I have experienced is the repair of anything at house might take a little long, which is however repaired priority-based on the type of complaint reported. The good thing is the cost of the services is covered by the landlord. Overall I’m happy that I rented from Simple life.

Please share one thing (or more) which you wish you had known before you moved in:

It would have been better if I had known the cooking hub is induction type and not the gas type. I had brought many and bought couple of new vessels which are suitable only for the gas which made them redundant.

How has the building management responded to any problems or issues you have raised:

Yes. Most of the problems are solved except the garden, which was assured to me that it’ll be fixed in the Summer.

Feeling the financial strain

The site gardeners are shockingly poor. The rent increases are becoming unaffordable. The maintenance of the site on the development and tenants is shocking. We’ve made ours a home, but most seem to be squatting. Sold a dream that didn’t exist. It looks like you are no better thought of being a long term no trouble tenant. Some items which came with the property and are now failing after 4 years of living here, are having to be replaced by us because it’s general wear and tear?! Another expense on top of the expensive rent cost. Which really worries us when it comes to carpets or flooring needing replacing due to wear and tear?!

Please review your development:

Houses are small but nice if looked after by tenants. Not worth the rent prices though. More trees should of been planted on the site, very open and bare. Most of the trees that were planted have died and not been replaced. Lots of plants and shrubs have died also and not been replaced leaving bare dirts for cats and dogs to poo on.

Please share one thing (or more) which you wish you had known before you moved in:

I wish we hadn’t been lied to and told the full facts.

How has the building management responded to any problems or issues you have raised:

Problems have been sorted quite swiftly, but sometimes we have had to repair or replace things ourselves, again extra costs on an already expensive rent price.

Hi Lou,

Thank you for your feedback. We’re sorry to hear that you are not happy with your rent. The rents are all carefully considered with the view of wanting to retain our loyal customers but also needing to be in line with that of the local rental market rates.

We will feed your comments regarding planting and garden care to our maintenance team. All plants and trees should be replaced, however in some case they may be re-planted in Spring time.

We try to be as clear as possible in our welcome brochures and all the information provided in our resident app, to best manage resident expectations around what is deemed as resident responsibility and what is deemed as landlord responsibility. If any repairs are required to items that are not as a result of tenant damage, then Simple Life cover the costs to fix these items. As we are unable to identify you via the information provided in your review, we would invite you to get in touch with the team so we can investigate some of the issues you have had, to ensure that the outcome has been fairly managed by the team.
