Where is Haringey?

The London Borough of Haringey is located in North London, just north of Islington and Hackney. It borders Hertfordshire to the north and Enfield to the east. The borough has a population of around 245,000 people with an average age of 32 years old (compared to 37 years old for Greater London).

In terms of area size, Haringey is the largest borough in London. It covers an impressive 11 square miles (28km²).

Haringey is divided into 22 wards, each with its own unique character. Some of the most popular wards for homebuyers include Hornsey, Crouch End, Muswell Hill, and Tottenham Hale.

Areas in Haringey

There is a huge amount of diversity in terms of areas and housing in Haringey. The borough can be split into the following areas:

Western Haringey: This includes the neighbourhoods around Alexandra Palace, Bounds Green and Bowes Park that are popular with families.

The location is incredible (Victoria line gets you to central London super quick). It’s also right on the doorstep of the wetlands so you get the added benefit of nature-based walks 5 minutes away. When we first moved in it was a bit scary walking home in the dark but with more developments popping up this is no longer an issue (thankfully).

Please review your development:

Absolutely love living here (been a tenant for 2 years now)! The staff is so friendly and helpful – they go above and beyond the call of duty. The apartments are beautifully designed and furnished and added bonus to have a gym on-site. Also, really reassuring to have a 24 hour manned reception.

To be honest this has turned out to be way above and beyond my expectations. love living here!

How has the building management responded to any problems or issues you have raised:

The building management has tried their best with the pest issue but it remains unresolved and frankly I’m too scared to go to the bin area now (after several run ins with mice, rats and squirrels).

There’s big supermarkets which are very convenient but there’s no really nice local restaurants or markets.

Please review your development:

The garbage storage needs definitely some improvements. I can smell from the communal area and have seen rats quite often. The elevators are often under maintenance and inconvenient. They used to have 24h security or at least someone was there but not anymore, but rent has been raised.

Please share one thing (or more) which you wish you had known before you moved in:

That bathroom door is not doing its job, every time I take a shower the floor gets flooded.

How has the building management responded to any problems or issues you have raised:

No, raised issues about the garbage storage issue hasn’t been solved.

Loads of shops nearby. Retail park about 10 minutes walk away is very handy. Few bars and things to do in the area. View from the flat is great; one side is the wetlands, the other is the canal lock. Flat stays real warm in winter

Please review your development:

Flat is lovely and having white goods already here is a plus. Small gym downstairs is alright but feels full if there’s more than 2 people in there. There’s no food waste facilities. Overall its good living here. Feels like we need air conditioning for the summer but winter is warm in the flat

Please share one thing (or more) which you wish you had known before you moved in:

Security is a bit awkward letting in visitors. Easy to get trapped in the reception . Make sure.you do t forget your keys when you leave your floor.

How has the building management responded to any problems or issues you have raised:

Pretty quickly respond to all queries. Staff are very friendly and always approachable.

The location is good, new coffee shop chains are opening and groceries are near, but other than that you have to take the tube, which is really close, just 3 minutes away.
Security is still lacking in the area, it is not uncommon to hear that someone broke into one of the buildings. This in fact happened recently in this same building, so it is best to avoid staying out late at night.

Please review your development:

The development itself is very nice and in very good condition, as it was build just over two years ago. Terrace, gym, and other common areas are of a higher quality of what you will usually find somewhere else.
The building is always perfectly clean, it has a locker where you can easily received parcels, and concierges are always available.

Management must improve on communication though, specially about utilities and rent price increases.

Please share one thing (or more) which you wish you had known before you moved in:

We had to pay a quite big backdated gas bill due to an increase in the price nobody knew about after 6 months had passed.
Rent rate increase won’t be communicated with enough margin to negotiate or find a new place unless you ask.
Only one key per tenant is allowed.

How has the building management responded to any problems or issues you have raised:

Usually you get an answer within the day and the problem fixed within the next couple of days if it is something small. Otherwise they will give you a date and do their best to have it fixed as soon as possible.

We’re glad you’re enjoying your time here and making the most of the amenity spaces on offer, alongside the local area and transport links, including new local businesses appearing nearby.

We do appreciate that there will be noise from Watermead Way, however we hope that the noise cancellation when windows are closed is suitable for yourselves.

I personally will take on board your comments regarding communication and timeframe regarding rent renewal, however I’m glad we were able to work towards a solution in this area.

Following the issue you’re referring to, we’ve communicated with our billing provider to ensure greater transparency and means of notification going forward. We do not, however, anticipate such an issue arising again
